**Sleeping Accommodations:**
* **Master Bedroom:** 1 King bed with an ensuite bathroom, private desk, and a gas fireplace. Two twin rollaway beds are stored in the walk-in closet.
* **Bedroom 2:** 1 Queen bed.
* **Bedroom 3:** 1 Queen bed.
* **Bedroom 4:** 1 Queen bed and one twin rollaway bed (75" x 31").
* **Bedroom 5:** 1 Queen bed and one twin-over-twin bunk bed.

- EXTRA GUEST FEES
The base price is for 2 persons. For any additional guests over 2 years old and up there is a $14/night per person fee.
When submitting an inquiry, please include all information regarding guests and visitors.

* Per person charge includes normal extra cleaning costs. Prior to your arrival, we provide LINEN SERVICE. It is determined by the number of registered Guests in your party. Your registered guests determine the correct number of beds to be made-up with linens, sheets blankets and pillows. Additional towels are also provided based on the number of registered Guests in your party.

a. NO VAPING, SMOKING or PETS allowed in the house or anywhere on property.
NOTE: there is a $250 fine if you or anyone in your party smokes or brings a pet on this property.

b. You must be at least 25 years of age in order to make a reservation. Otherwise, please contact us prior to making a reservation.

c. Before making a reservation, please state in writing to us If there is a special event or group gathering function planned and if any additional visitors will be invited during your stay (defined as might set foot on this property but not staying the night).

ADDITIONAL PERSONS POLICY: Some Guests have not been honest about the number of people in their party, so I'd like to be very clear about this policy. I will always try to be as accommodating as possible so if you have a special request please ask. That said if you do not honestly state the number of people in your party it will result in a loss of your damage deposit and potential additional cleaning charges.
LINEN SERVICE WILL BE PROVIDED ONLY FOR REGISTERED GUESTS.

POLICY & PAYMENTS
If you check-in with more guests than what is on your reservation and the total number of guests does not exceed 12, you will be charged an extra fee of $100 per person per night over what is on your reservation. If you check-in with more than 12, your reservation will be terminated, and we will keep the total cost of the reservation. Maximum occupancy per reservation is always 12 persons.

a. Once you check-in, you will not be able to add/invite more guests including visitors for the duration of your stay without prior written approval of management. If these terms are violated, we will terminate your reservation and keep your security deposit.

b. We do not provide housekeeping services after check-in. It is guest responsibility to stock up on amenities and groceries during your stay.


1. MAXIMUM aggregate occupancy for this home is 12 people.
(Number of overnight guests + visitors = 12 persons maximum/combined)

2. You're required to sign a short-term rental agreement and provide ID prior to arrival.

3. PARKING area is limited to a MAXIMUM OF FOUR (4) CARS.
Important: NO RV's allowed to parked on the street per neighborhood agreement.

RIVER PARK HOUSE IS FOR YOUR COMFORT. PARTIES OR GATHERINGS OF ANY KIND ARE NOT ALLOWED.

Guest access
Guests will have private access to the entire 3,000 sq. ft. house, including all bedrooms, living areas, the kitchen, and outdoor spaces like the deck and hot tub. You will also have access to the private 2-car garage, which includes a Level-2 EV charger for your electric vehicle. Please note that some designated owner's storage areas and the workshop are locked and not accessible to guests.
Other things to note
* **Guest Registration:** The nightly rate is based on 2 guests. An additional fee of $14/night per person applies to all guests over two years of age. Please ensure your reservation accurately reflects the total number of guests in your party.
* **Visitors:** Any visitors who are not staying overnight must be approved in writing prior to your arrival and are included in the 12-person maximum occupancy limit.
* **Accessibility:** This home has stairs and is not recommended for persons with mobility impairments.
* **Booking Requirements:** You will be required to sign a short-term rental agreement and provide a copy of your government-issued ID prior to arrival.
* **Housekeeping:** The home is professionally cleaned and stocked for your arrival. Mid-stay housekeeping services are not provided.
