    Managers Quarters Access -

    The Manor is operated as a boutique B&B. By booking the property, your reservation includes all five guest bedrooms located on the second floor.

    Guests may also choose to include the Managers Quarters, a private ground-floor suite with a full en-suite bathroom and side deck. Because this space is normally reserved for the property manager, we simply ask that whoever reserves the Managers Quarters also serve as the manager of the property for the duration of their stay. This is a title in name onlythere are no duties or liabilities. The only request is that, if anything arises during your reservation, you kindly let us know so we can take care of it right away.

    Suitability: Primary renter must be at least 27 years old.

    Pet Policy: One dog of 50 lbs or less is permitted for an additional $500.00 per booking. Dogs over 50 lbs are prohibited unless express approval is provided. All other pets (including multiple dogs) are prohibited unless express approval is provided (please inquire).

    Utility Disclaimer:
    Utility fees are included in the total rental amount. The guest shall be responsible for the costs associated with excessive usage of utilities during the term of the reservation. Excessive usage is defined as utility costs over $140.00 per night of the reservation.

    Cleaning Disclaimer: One light cleaning per every eight (8) nights booked, and one end of stay cleaning is included in the reservation total. Guests may request additional cleanings at their expense.

    Additional Guests: Additional guests are prohibited unless express approval is provided. An additional guests fee of $500.00 per person per night may be required.

    Events Policy: Events are prohibited

    Special Use Policy: Reservations that involve hosting events (small or large), commercial activities, or other non-traditional uses -- including rotating groups of guests during the same stay -- require prior written approval from the host. Additional fees and/or an increased security deposit may be imposed.

    Pool Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

    Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

    Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

    Note: All payments must be made prior to check-in.

    VRBO charges the guest directly for their service fee and applicable taxes, while StayMarquis charges separately for the rental rate. As a result, you will see two separate charges at the time of booking-one from VRBO and one from StayMarquis.

    If there is a second installment, it will be collected directly by StayMarquis shortly after the first installment.

    Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.

    Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $25,000 of damage protection. Coverage details are provided in the booking agreement.

    This property requires a separate booking agreement to be signed by both parties before the reservation is confirmed. Please inquire prior to booking.

    The guest experience for this property is managed by StayMarquis, a local vacation rental management company. By booking this property, you will receive a dedicated "Guest Experience Manager" who can help facilitate any request, from grocery shopping to organizing a private chef. You will also have access to 24/7 support that can assist with any question that might arise during your stay. It is important to note that any maintenance tasks are performed by the owner of this property.

    Showings: To ensure the continued availability and quality of our properties, the owner may need to show the property to prospective renters or buyers. We strive to respect your privacy and provide advance notice and will make every effort to schedule these showings during reasonable daytime hours. We appreciate your understanding and cooperation.

The host company was very responsive and the house was in a good location - close to down town and not far from the beach. The bedrooms and bathrooms were very nice. The kitchen was nice, as well, but a bit small for the property. Everything inside the house was clean and tidy.

Southampton Charmer

My party of 13 family members had a wonderful two-night stay here. The large tv room and dining table had adequate seating for us. The pool area was fabulous. The home is located near the village of Southampton and several guests enjoyed walking there for lunch. We had a housekeeping problem when we first arrived but it was thankfully resolved quickly. Overall its a lovely home, great location and we had a wonderful time.

Amazing Property! Even better location

I was so impressed with my stay at The Manor.... I could go on and on about the amenities (especially the master bathroom steam shower) but what I really valued was just how close it was to downtown. I was able to walk down there in almost no time at all which was nice for me and my family.

We loved our stay here for a girl's trip. It was the perfect house for hanging out as a group - great couch space, nice big dining table, and a beautiful backyard where we had breakfast every morning. Kitchen is big and makes it easy to cook for a larger group. We even took out the bikes for a beautiful ride around Southampton one morning. The location is also excellent and folks were able to walk to and from the train station and dinner. Host was extremely responsive throughout our stay and checking in and out was easy. The house is gorgeous, but it is showing it's age around the edges. Overall, definitely not a deal breaker and we would absolutely come back!

We loved our stay at The Manor. I went for a girls weekend with 9 other friends and we had a wonderful time staying here. The house was perfect for a fall weekend getaway. Amazing location in Southampton, close to all the restaurants and shopping, can definitely walk there and only a short drive. Also super close to the train station for anyone coming in from the city. The house was equipped with everything we needed for the weekend from plates, glassware, kitchen tools, etc. to towels, shower essentials, and more. The dcor and design of this house was breath taking, everyone raved about it and the outside area was stunning. Would definitely recommend and stay here again!

Great location but worn house

The house is in a great location but was definitely showing some wear and tear. Things like the pool having damage around the sides, a lot of dishes/cutlery missing, broken glass from prior guests behind chairs, etc. The house could use a walk through with a handyman to fix the issues popping up with fixtures and finishes and a restock on household basics.
