Our cute little townhome is in the Tahoe Keys right on the marina! We have 3 bedrooms, 3 bathrooms and we sleep 6 adults plus 2 kids. You will have access to our small shared dock best for kayaks or boats under 25ft. Guests have the option to purchase HOA passes which gives you access to the beach, pool, hot tub, tennis courts & more! You will be 10 minutes away from skiing at Heavenly cal lodge or the gondola. This is a great affordable option for families who LOVE the Tahoe Keys!

🔥 Living
Our comfortable living room has seating for 4 adults on the couch and chair. We have plans to update the couches very soon! We have a brand new smart TV and a wood burning fireplace for those cold Winter nights. It`s a great spot for marina viewing, snuggling and watching a movie! Dare we say -- Netflix and chill? ;)

🍳 Dine & Ditch
Our kitchen may not be high end but it is fully stocked for cooking up a family feast. We have a large dining room table great for games and enjoying a meal.

🌲 Get Outside
It doesn`t get any better than being on the marina and having views of such! Downstairs we have a small patio with a gas grill and a few chairs for enjoying a cup of coffee or glass of wine. Watch the boats pull in and out of the marina and take in the fresh mountain air. Upstairs off the master we have a balcony with seating for doing the same. In the Summer the HOA maintains a sunny lawn right outside of our patio and in the Winter the outside spaces are covered for year round enjoyment!

📍Location
We are located in the condo marina area of the Tahoe Keys which is an affordable water front option for families. You have a view of the marina from both the living room and the master bedroom. The Tahoe Keys is a great central spot about 10 minutes to Heavenly and the casinos!

⚠️ Important Info
• We would classify our home as `family affordable` so if you are looking for luxury this might not be the best spot for you :).
• Our home is a bit darker than what it looks like in the photos.
• Our home has carpet so please remove your shoes before coming inside. New carpet stains may result in a small charge to cover a professional carpet cleaning. Thank you for helping us keep our carpet clean!
• Like most homes in Tahoe, this home does not have AC. If coming during July or August, it can get into the mid to high 80s but we do provide fans.
• After you book you will be asked to sign a rental agreement.
• The total occupancy does not include small children - extra kids 13 & under are welcome :).
• Our home is non-smoking including inside and outside.
• Our home is NOT pet friendly so please leave your fur babies at home.

You will check in by going right to the home using the digital keypad located on the front door. Your code will be messaged to you 2 days before you arrive. You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 5pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.

The Tahoe Keys is one of the most loved areas in South Lake Tahoe bringing families back year after year. Known for being waterfront on either the marina or canal. It’s a great spot for families, kayakers or boat owners as most homes come with a boat dock.

We recommend having a car. Other transportation options: Uber, Lyft and local taxi. This location is walking distance to the lake and biking distance to some of the best beaches.

We welcome guests who are in compliance with the local Vacation Rental Ordinance. Please see the “Additional House Rules” section for full ordinance regarding parking, occupancy, noise, trash, etc. If our guests do not abide by the ordinance, there may be charges and in very rare cases guests may be asked to leave our home. BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:

LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.

25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.

CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.

NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.

DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.

HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.

UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.

FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.

CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.

SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.

REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.

SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.

The hosts were so welcoming, informative and thoughtful from the pre-arrival, to check in, to follow through during our stay. The unit was perfect for our family of 3, each bedroom was bright, comfortable and so clean. We loved the views, the patio out to the lawn and dock and the living room/kitchen/dining offered plenty of space for end of day comfort. Loved it and can't wait to return!
