Please do not flick your cigarette butts. - This home does not have a dishwasher. - There is over 1 full set of stairs to get to the front door. See photo. 🗺 Location: Located in a quiet neighborhood just 10 minutes from downtown South Lake Tahoe, you`re close to everything—grocery stores, restaurants, world-class skiing, Heavenly Village, beaches, casinos, and endless outdoor activities like hiking, biking, and kayaking.
🚗 Parking: We can park up to 3 cars total. There is a small double detached garage that can fit 2 compact cars/compact SUVs only. 1 large truck or large SUV can still be parked just outside the garage on the driveway.
🐶 Pets: - Please remember to pick up your pups poop from the yard. Bags are provided. - Do not leave pet unattended unless in a crate (trust us, this is when damage happens). - Do your best to keep pets off furniture/bedding or there may be a pet hair removal charge. - You are responsible for any and all pet related damage including carpet cleans and door scratch repair. - Our yard is not fenced so please bring leashes and tethers with you.
Our guests will have access to the entire property with the exception of a few locked owner closets.
You will check in by going right to the home using the digital keypad located on the front door. Your code will be messaged to you 2 days before you arrive. You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 6pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.
This home is right off Pioneer Trail in the middle of town so easily accessible and close to all of the fun! There are numerous hiking and biking trails nearby. You are less than 10 minutes to Lake Tahoe, the casinos/night life, Heavenly Ski Resort and more!

LOCAL VACATION RENTAL LAWS. → Occupancy - We can’t have more people in the home than what we are permitted for. Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced. → Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm. → Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day. → Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense. → Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee. → Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home. ***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund.
