Swallow's nest villa is a spacious traditional 3BR villa in a peaceful and quiet complex just 900m away from Ayia Thekla, one of the best idyllic beaches in Cyprus with crystal clear blue waters and fine white sand.

Please note that the villa is strictly available only for families.

As you enter the villa, there is a spacious open plan living area which leads out to the swimming pool. In the living area you will find a large dining table that can sit all the guests staying at the property. Right next to it you will find traditional furniture and comfortable leather sofas a flat screen TV and a work station, in the corner right next to the stairs, where you can put your laptop on and work remotely. The villa can boast about its fully-equipped kitchen that offers everything from a full-size stove and oven, washing machine, cookware, tableware, utensils and even a dish washing machine so that you won’t have to wash anything. Who wants to wash the plates anyway while they are on holidays? Cook like home away from home! There is also a guest bathroom on the ground floor and this is where you will also find the washing machine.

The first floor features the main bathroom, three bedrooms and a large veranda. 2 of the bedrooms overlook the swimming pool while the large veranda has a view of the quiet street the perfect spot to enjoy your morning coffee or tea. In the master bedroom you will find a double bed and a large wardrobe. The same goes for the second bedroom where you will also find one large double bed and a large wardrobe. In bedroom number three, which has street view, you will find two single beds and a large wardrobe. All bedrooms have split type air conditioners (heating / cooling) for extra comfort.

The back yard provides you complete privacy, a quiet place with amenities and beautiful plantation. You will find sunbeds and garden furniture where you can relax and unwind from the stress of everyday life. Sit here and enjoy your cold beer or glass of wine in the afternoon.

If you are looking for some private moments with your family or friends this unique and spacious villa with its private swimming pool is the perfect place for you. If you rent a car then within a short drive you will find a clinic, pharmacy, restaurants, bars, shops, supermarkets, water-sports, organised beaches and much more.

GUEST REGISTRATION & RENTAL AGREEMENT SIGNING: All guests must complete our online registration form, sign the rental agreement, and provide identification. This is a requirement outlined in our management agreement with the property owner. The process takes just 1 minute to complete. Our data handling aligns with the 7 principles of the GDPR and is deleted from our system within 7 days after your checkout.

FAMILIES ONLY VILLA, please note that our property is exclusively reserved for families, and we kindly request that only families make reservations.
To maintain the serene atmosphere and provide a safe space for children and parents alike, we regretfully inform you that reservations from non-family groups will be canceled. If you have any questions or concerns, feel free to reach out before making a reservation.

THIS IS A SELF-CATERING ACCOMMODATION, we are not a Hotel. We provide only starters and guests are responsible to restock any items and purchase everything that they will require during their stay. Edible items (oil, salt, pepper) and cleaning products are not provided. We provide linen and towels based on the number of people that have booked the accommodation.

PROPERTY GUEST AREA Within 24 hours of your booking you will receive the Guest Area link with all the important information about the property. We strongly suggest using the property app before your arrival as well as during your stay as it includes important information such as directions and address, parking, wifi codes, facilities, things to do, etc. Before you contact us with any questions during your stay please check first if you can’t find an answer in our guest area - most likely the answer will be there!

EXTRA SERVICES & REQUESTS
• If your reservation is 10 nights or longer, you can request an extra set of bed sheets and towels per guest at no charge. For reservations shorter than 10 nights, you can still request bed sheets and towels, but there will be an additional fee. Expect delivery within one day. Please note that to receive any items, you must request them from our staff or through the guest area. Guests are responsible for changing the bed sheets themselves as needed.

• EXTRA Housekeeping Services, including daily services, are available on request at an additional cost.

• Baby cots and high chairs can be provided for our little guests. Only upon request and for an extra charge of €30/stay for Baby Cot and €10/stay for High Chair

• Airport transportation is available upon request and at extra cost.



FOR SMART TV WITH NO CHANNELS: Our listing includes a smart TV, but it does not have satellite channels. However, feel free to browse the web, watch YouTube, or log in to your Netflix account.

FOR CARDS: Upon check-in, you will receive an energy-saving card attached to your apartment key. Please remember to remove it from the card holder when you leave the apartment.

FOR KEYS: Upon check-in, you will receive ONLY ONE apartment key. We kindly ask that you store it in the key box whenever you go out to prevent it from being misplaced and to ensure it remains accessible to all members of your group.

ELECTRICITY
IMPORTANT - Energy Efficiency and Sustainability Notice:
We are committed to promoting efficient energy use in our community to support sustainability and provide a comfortable stay. Please note the following electricity usage limits:

* Studio or 1 Bedroom Apartment: 130 KWH per week, with a daily limit of 18.5 KWH.
* 2 Bedroom Apartment or villa without pool: 150 KWH per week, with a daily limit of 21.4 KWH.
* 3 Bedroom Apartment or villa without pool: 170 KWH per week, with a daily limit of 24.2 KWH.
* 2 Bedroom Villa with pool: 220 KWH per week, with a daily limit of 31.4 KWH.
* 3 Bedroom Villa pool: 250 KWH per week, with a daily limit of 35.7 KWH.

Des améliorations possibles

Maison spacieuse, décoration vieillotte mais fonctionnelle. Le plus gros problème, non signalé dans l'annonce, est que la maison est sur fosse septique. On nous demande donc de ne mettre aucun papier toilette dans les toilettes, sans fournir papier spécial, lingettes ou toilettes japonaise (voir photo). Cette situation étant très inhabituelle en France, elle mériterait d'être clairement signalée dans l'annonce. L'équipement peut être amélioré (pas de torchons pour la cuisine, pas d’essuie-tout, 3 tasses pour une maison de 6 personnes). Surtout, 4 transats pour 6 personnes dont 2 totalement inutilisables (voir photo). Signalé au propriétaire qui n'a pas trouvé de solution. Les environs sont un peu bruyants (bruit de l'autoroute toute proche les fêtes le week end). Piscine et salle de jeu très apprécié. La proximité du supermarché facilite les courses et la plage n'est pas loin non plus. Les chats seront de véritables compagnons de séjour pour les enfants ! Mais attention à la présence de cafards certains soirs.
