By confirming this reservation, the guest acknowledges and agrees to the following:
1. Residential Building Notice
The apartment is situated within a privately owned residential building. As such, guests are expected to respect the residential character of the property, including all building rules, common areas, and quiet hours established by local regulations and the condominium association. Each apartment in the building is individually owned, and every property owner retains the legal right to carry out activities, repairs, or refurbishments within their own property, provided that such activities comply with all applicable local and state laws. The host has no authority or control over the actions or schedules of other property owners within the building and shall not be held liable for any noise, maintenance work, or other lawful activities taking place in neighboring units.
2. Tourist Registration Requirement
In accordance with Article 116(5) of the Tourism Act of the Republic of Bulgaria, all guests (tourists) are required to provide additional personal information after booking confirmation. This information is collected solely for legal reporting purposes to the competent authorities, as required by Bulgarian tourism regulations.
3. Invoice Policy
The host does not issue tax invoices for this reservation. By confirming the booking, the guest acknowledges and agrees that no invoice or fiscal document can be provided.
4. Centralized Heating Disclaimer
The heating in the apartment is centralized and provided by the municipal (city) heating supplier – Toplofikaciya Sofia EAD. The host does not have control over the start or end of the heating season, which is determined solely by the supplier based on external weather conditions. During summer months, the centralized heating is switched off across the city. The host cannot be held responsible for temperature fluctuations or delays related to the centralized heating system.
5. Parking
The apartment is located in the central area of Sofia, where street parking is regulated, paid, and limited to a maximum of two (2) hours in the designated “Blue Zone” area. The host does not provide or guarantee a free or reserved parking space for guests. Guests who choose to park on public streets do so entirely at their own risk and responsibility, including ensuring that their vehicle is parked in compliance with all local traffic and parking regulations and not occupying spaces reserved for disabled persons or other restricted areas. Any fines, towing fees, or penalties incurred as a result of illegal or improper parking are the sole responsibility of the guest. Upon request, the host may provide general guidance regarding nearby parking options; however, the host shall not be held liable for the availability, cost, or enforcement of public parking and will not cover or reimburse parking fees under any circumstances.
6. Keys Policy
Only one (1) set of keys is provided per reservation. Guests are responsible for coordinating access among all members of their group. Requests for an additional set of keys are subject to availability and will incur an additional fee, which must be paid in advance. Lost, damaged, or unreturned keys may result in further charges, including but not limited to key replacement or lock rekeying, where applicable.
