Experience this lavish, oceanfront house, loaded with high quality amenities and more than enough living space for your whole family, corporate event, wedding or retreat. You will be interacting directly with the owner of the house! Located at 2068 New River Inlet Road.

Southern Grace is an extravagant manor which simply takes your breath away. One of the largest beachfront rentals in the country, this house has a unique design through and through, evident when you first approach. However, once you really take a look around, the magnificence of it becomes clear. Outside, you will enjoy the Tiki Bar, large in-ground pool (32'x14'-heated for a fee), dance floor, 4 showers and ample covering from the weather’s elements-perfect for shade in the summer time or providing the covering for your wedding. Don’t worry about privacy; Southern Grace is built on over an acre of land, making private parties or family fun that much more intimate.

Every bedroom has its own TV, while there are massive TVs installed in the common areas. These are Roku TVs so bring your logins. Need internet? Not a problem. Lightning fast 500 Mbps of Wi-Fi access is indeed available at your fingertips. There is a game table and a foosball table for additional entertainment and fun, And outside, enjoy corn hole, basketball (bring your own ball), ring toss, etc.

Take your appetite to the extra, extra-large, luxurious kitchen area, where 3 refrigerators, 3 state-of-the-art ovens, 3 microwaves, and a 10-burner cooktop make you feel like you’re on the set of a Kitchen Network show. After dinner (there is dinning seating for 47 and more if you use the couches), explore the popular beverage serving area.

This house is about luxury, convenience, and overall quality of life. The inverted floor plan places the main living area on the second floor, giving you the absolute perfect view of the ocean. Throw in cathedral ceilings and you have yourself a palace you won’t want to leave.

Perfect for a family vacation, retreat, reunion, church events, wedding or club getaway, this complex urges you to take a load off, relax and enjoy the sand and surf from one of the double level decks on either side of the house. You deserve to be pampered and made to feel like royalty at Southern Grace-so enjoy a vacation at this 8,500 square foot mansion for less than the price for an oceanfront hotel.

*IMPORTANT check-in/out requirements and pricing*:
*To book, 30% down (plus fees and taxes). Half of the rest 90 days out and final payment 60 days from arrival.

*Sunday to Sunday rental (7-night minimum) during summer season (great so you don't hit the Saturday rental turnover traffic). Other check-in days okay outside of the summer. If paying the dog fee, must be a non shedding dog.

*To see accurate rates, search on Sunday to Sunday. Sunday to Thursday or Thursday to Sunday (or Friday to Monday Mem/Labor Day weekends-Xmas/New Years varies). Those are the only days you can book. I can custom adjust your dates, non summer, from there but those days of the week are the only ones that show the correct pricing. Prices accurate to Dec. 2026 (ask about pricing beyond that).

*Special rates for Church groups November through March.

*Weddings are welcome! $1,000 event fee.

*We highly encourage you to buy trip insurance in case your plans change. Large groups plan far in advance to get on everyone’s schedule. And with so many people, things can change or hurricane’s can come. We have little ability to re-rent for you to get your money back for any last minute changes so best to purchase trip insurance. It costs 7% for standard insurance or 10.8% for Cancel For Any Reason insurance (covers you for everything as you do not need a reason). After you book I can send a link to these options.
>> For summer bookings (June, July and August), we do have a more relaxed cancellation policy. You can cancel up to 60 days before check-in. To participate with this, you need to buy our Trip Insurance mentioned above (not someone else's). Once you do, we will provide a $1,500 credit to help subsidize the cost.

Beach Wedding

Magical venue! Guests from all over the country drove or flew in. Plenty of parking for the drivers and proximity of airport(s) made it a breeze. Beautiful rooms and amenities! Local professionals with whom we worked were familiar with this gorgeous venue making the wedding "production" so much easier. All the guests were thrilled with the accommodations, enjoyed the pool, the beach, and did I mention the Tiki Bar! So fun! Property manager, Greg gave us so many helpful suggestions. Most importantly, our son and daughter-in-law, and the people we love most in this world had a fabulous time. We absolutely recommend the wonderful Southern Grace experience! THANK YOU!! - Beth

Perfect wedding weekend stay

This house was absolutely perfect for our wedding! Firstly, we couldn’t have asked for better views! Plus, the house is set up so perfectly for an event that we knew we would have a great time whether rain or shine. Most importantly, Greg was incredible to work with! He communicated with us from start to finish, provided local recommendations and checked-in periodically to make sure we had any and all information we needed to ensure a great weekend!

Great Stay

Our group normally rotates from the mountains to the beach for our annual retreats. We are now thinking of staying at this house only for our annual retreat. The house was well-maintained, and clean, and everybody had their own bathroom!

Gorgeous house, great owner

We had a family vacation here and it was lovely. Despit the terrible weather from Debbie, we felt so comfortable in the house and made the best, ultimately had a great time. The only complaint we really have is wishing there was a hot tub. It would have been really nice to have one, especially with raining weather.

Big family vacation

Great house for a large family gathering. Very accommodating. Very large spacious kitchen and more than enough beds in each room. Strictly a beach vacation since there is very little of entertainment and restaurants for teens but we loved being on the beach.

Amazing home

We rented this property for a small intimate wedding weekend of 40 people. It could not have been a more perfect venue and lodging option! The rooms were comfortable and spacious. The dining/great room and balcony was so perfect for seated meals and gathering! The pool area accommodated our entire group and was a highlight with heated pool! Thank you Greg!

Wonderful Family Vacation

Our large group enjoyed this well-appointed home for our family vacation! The house was clean, equipped with everything we needed to cook meals and the common areas were large enough to accommodate our group of about 30 which ranged from toddlers to grandparents. The accessibility of the home was also wonderful. The beach access and views from the house were appreciated by all. It was easy to step out onto the second or third level porch and see the pool and the beach which we loved. The dance floor area made for a fun party atmosphere! Additionally, the owners of the home were very responsive to our inquires. We will definitely recommend this home to our family and friends traveling to the area and can’t wait to return for our next vacation!

Family Reunion

Great place to stay. Plenty of space for cooking, eating and playing games together in the house. Nice beach access with easy cleanup before hitting the pool. Rocking chairs on the balconies got a lot of use. Lovely week with the family.

Amazing Beach House for large party - Book it now!!!!

We held our family reunion at this wonderful home. We had 38 people and every single one of them loved it! The home is exactly as described in the listing. It is well appointed so you feel like your in a welcoming vacation home. Every room had its own well-prepared restroom plus a general restroom near the kitchen and one for easy access from the pool. The beach is an easy walk from the house and they had beach chairs available for our use. The pool is perfect for those “non-sand” fans. The kitchen is well equipped. Everything we needed was there, often in multiples. Family recipes were shared and it was easy to bring them to life. The owner is an excellent communicator and very responsive. This is such an amazing house. You won’t be sorry if you rent it. ENJOY!!!

Enough room to relax

It is amazing how having enough room for everyone at a family reunion can produce a more stress free vacation! This house was a gem. The huge living area gave us room to gather together. Then the extra game room and sitting room let us spread out. The huge kitchen let us cook and snack and clean up without getting in each others' way. The drink bar let groups mix before and after dinner drinks without irritating the chefs. The elevator allowed for ease of getting seniors and belongings and groceries effortlessly up and down. The many decks allowed quiet reading or intimate conversations. Under the house, the young kids rode bikes (rented). The mattresses were all very comfortable. The kids played for hours on the beach, then rinsed off, then jumped in the pool, and then showered in the outdoor shower rooms. We played games, did puzzles, and looked for sharks' teeth on the beach (in one week, our party of 30 found about 300 fossilized black sharks teeth, most pretty small, but one was 1 inch!). The air conditioning was great and comfortable; the lighting was good, reading lamps besides the beds; the kitchen was well stocked. I especially appreciated that the pool cleaning service came at least twice while we were there and cleaned the pool! The manager was available by text. Plenty of trash cans, recycling bins, 3 refrigerators, 3 microwaves, ice freezer, etc. But most enjoyable was the space - private beds and baths for all!

Kegger in the Carolina

We had 31 family members from 2 months to 81 years. Southern Grace was perfect for our family came from Florida , California, St. Louis, Detroit, Boston and Connecticut. Some met for the first time , others were getting caught up. Each small group did what they wanted and we had dinner together. We used Island Brothers for takeout one night and Cheek & Belly to cater our last night together. Both are very good. We are talking about coming back but this trip took 18 months of planning because of everyone’s schedules

Fantastic home for a family reunion

33 of us stayed in this home for a family reunion that included people 80 years to 4 months old. We have been doing large family reunions for 20 years in many houses around the country, and this was the our best house ever. The house is perfectly set up for large families with everyone able to have their own bedroom and bathroom. The kitchen had triple of all appliances and was well stocked with bowls, pans, knives, plates, cutlery etc needed to cook for our large family. The house was clean. Communication with the owner was clear and prompt and helpful. There is a nice wooden boardwalk about 300 feet long that goes right to a beautiful beach. We played beach volleyball and had fun in the ocean (which was easily warm enough to swim during a cool week in early June). The pool was fantastic and the deck chairs were numerous and comfortable. This place is fantastic. We will be back for sure!

Outstanding - Highly recommend

The perfect place for a large family - the kitchen setup is the best we've experienced with multiples of all appliances and plenty of seating for everyone to eat together. The beds were very comfortable! Loved the ocean view and watching the dolphins from the deck. We had a great time at the pool. Greg was great to work with and very responsive. Highly recommended++++

Wedding for 130

Southern Grace is absolutely amazing and perfect for beach wedding. We rented from Thursday to Thursday with wedding on Saturday. We had 40 adults stay in the house and we definitely could have accommodated more if desired. There was so much space which allowed people to do their own thing when they desired, but a lot of common areas for group hang outs/games as well. We had a ton of storage space in the kitchen for all the food and beverages needed for such a large group. We paid for the pool to be heated which was amazing especially for the chilly spring temperatures we had. The night before the wedding we had rainy weather but the area under the house served as a perfect spot for a cookout and corn hole tournament. We had ceremony on the beach and there was plenty of space right off the walkway from the house. The reception area was perfect with plenty of outlets to accommodate all the different electric needs for DJ, lights etc. The tiki bar was massive and able to fit 2-3 bartenders. We had tables and chairs for 130 guests and still had plenty of space for dancing and socializing. Love this house so much, would love to come back for anniversary/reunion in the future.

Great experience - would books again

This probably is a great option for large groups. The owners were very intentional about ensuring that the house was prepared to comfortably accommodate groups. There was plenty of space to spread out! We cooked together as well as ordered out a few times. The kitchen was fully stocked and made cooking a breeze. There were three dish washers, so dishes never piled up. Each bedroom had a bathroom, which is such a great perk. The view is beautiful. I could write more, but overall, we had a great time. I would book her again!

Memorable family vacation

We had a splendid and memorable week at Southern Grace for our four-generation family vacation. Our youngest was 3 months old; our oldest was 93. The house is thoughtfully put together and the ground-level space gave us a lot of options, too. The owner was very accessible and receptive to suggestions as well. We had concerns about beach erosion, but that was not a problem at all. Pool was great, too.

Incredible Family Reunion Spot!

WOW! Where do I even start…. This property is incredible! There is so much space even with 40 people staying for 7 nights, we never once felt crowded. Upon arrival we had a user error getting in to the house and the property owner, Greg, was immediately available when I called for assistance (thank you again!). The beach front view is breathtaking. Private access to the sand keeps daily beach outings more than convenient. The pool at the house is just a bonus! I cannot say enough good things about the entire property and the experience we had while staying in Topsail. We’re already planning our next trip back. 10/10 recommend!

Southern Grace Review

Awesome house for our 9 families! Not a ton to do within walking distance, but food lion and some restaurants are a short drive away. You really don’t need to leave. Tons of space so it never feels like there are 37 people in the house. Greg is one of best property managers I’ve ever worked with. Friendly, quick response to every text or email, and very efficient.

Great beach access! Loved pool! Very spacious!

My team loved this house! Was great being on the beach, with a pool, very private. Lots of room for us all to be comfortable with our families! The porch space & pool patio was so fun for evening karaoke! Had such a great experience!

Family getaway

The property was wonderful! We all were a little bummed out when the pool guy came on Saturday at the end of our trip to clean the pool. We would have like to had a clean pool for our stay also. We had quite a bit of sand in the pool when we checked in and the water was a little green. We missed in the information provided that you do not supply wash rags or scrubbers for the dishes. So we had to go out to purchase them. Thank you for renting such a beautiful house, we had a great time.
