My overall review is as follows. The house size and comfort were excellent. It’s a lovely home, had a well equipped kitchen and we had plenty of space to spread out when needed. It was perfect for what we were looking for. And Simple Life, the management company was very responsive. However, just a couple of things to note: The cleaning and pet fees were very high. I have stayed in many VRBO’s over the years and the pet fee amount was not mentioned in the contract and was the highest I have ever paid. It was not until I fully paid that the amount was shared. We also had a broken toilet in one bathroom, and no heat in one section of the house. Although we just layered up, and were fine, we were told someone would be coming by to fix the heat and they never came. It was christmas week, so maybe there was a problem scheduling , but given the amount of money paid for this week stay, it was a little disappointing. But overall, the location was perfect and it’s a lovely home.

This was a wonderful option for our mid week getaway to celebrate my husband’s birthday! Walking distance to the charm and conveniences of Sister Bay. Beds were comfortable and house clean. The fireplace was a much used amenity given the chilling temps and the view out the living room window quite picturesque. There were a few broken toilets upon arrival but plenty of other options to use.

Potential to be a great stay but we encountered too many issues. From the first night when the boiler made insane noises and no one could sleep.. to day 2 when there was no hot water, and the worse part was the lack of wifi only to find out the last night the owner hid and locked away the modem extender and could have been fixed in 30 seconds. Just felt like the owner didnt want us there or at least wasnt prepared for winter.Some good things, kitchen and backyard were nice, close to downtown sister bay, lots of beds, but when u are constantly dealing w service workers and issues it really took away from our celebration..The worse part was that there was no issue w the wifi/tv other than it was locked in a basement closet we didnt have access to. Watching grandpa stare at a blank tv on his 80th bday was really disappointing especially after spending almost 700 a nightHopefully they care more in advance about future guests, if u gonna be a hotel u have to act like oneLike i said this place has great potential to be a great stay, but things like no hot water, no working internet, and no comfortable place to eat meals made us wish we picked another house

Beautiful property and excellent location. The communication with the property management team was horrible. They were slow to respond and didn’t respond at all several times. Their “solution” to our issue seemed automated and they refused to directly answer any questions. For example, there was an excessively overwhelming air freshener smell (similar to Glade Plug In’s) coming through the vents in the kitchen and front room. It was making all of us sick, literally. I reached out to the management company asking if they could tell me how to make it stop. Their response was “yes the owners use plug-ins. Hope you enjoy the rest of your day. Please feel free to reach out if you have any questions”. No solution, just hope you enjoy the rest of your day? We try again to get some help. They ended up asking us to try to figure out where the source was for the smells. I had already told them where it was coming from. Finally we gave up and opted to be outside or away from the property as much as possible. The other issue was, they promised us a 330 early check-in. Upon arrival, the code provided did not work. We had to call several times to get this straightened out. Overall, the property is wonderful. On the other hand, the management company, lacked professionalism, showed no real concern for our issue and we’re difficult to reach and even more difficult to work with. Beware if you have to deal with the management company if you stay at this property.

Beautiful property

Very large house with room for everyone. Plenty of bathrooms for all to use. Firepit was a nice touch to end the evenings. Would stay here again. Only issue was the front door access. Seems to stick making it difficult to get in.

Perfect Location

We had a wonderful week in Sister Bay! Our favorite parts of the house were the location and the backyard! This made it a super easy place to have kids. They could walk to town and play in the backyard whenever they wanted. The kids loved the third floor room and used it as their hideout. Thanks again for a great week!

Location, Location, Location

a few houses away from town and the marina, the beach and restaurants made this walkable vacation so fun. Our family of 13 enjoyed not having to get into cars and find parking in town. House was large enough for our family to do multiple activities and enjoy each others company while not being crowded.

This property has a good location for walking to restaurants, beach and shops. Home was large enough with enough bedrooms. Not all bedrooms had a bathroom. We had a few concerns when arrived which went unanswered Trash had not been picked up from previous group Dart game darts were all broken and unable to use One sheet not clean Mold in main bath shower (grout)

Great Vacation House

This house was great for our family vacation. It had plenty of room for all our kids. The basement was a fantastic space for playing pool and darts. We would recommend this property to others!

Sister Bay Kings Landing

We have always enjoyed our time at Kings Landing. Excellent location and great yard for our dog. Lots of restaurants and shops are walking distance. The marina is also a good place for bird and boat watching. Will try to come back soon.

The house was in a great spot and fit my needs perfectly for my 30th Birthday party. The location is in walking distance to downtown and restaurants. There were just the right amount of beds for my guests and the downstairs bar was perfect for my wine tasting event!! A couple of things for future guests to note: the bedroom over the garage is not close to a bathroom with a shower, the spiral staircase is not suitable for the elderly or larger individuals, only one garage door works, and the dishes should definitely be washed before you use them.

Great location, multiple points need addressing at this price point.

This home is in a great location in Sister Bay and we love the area. We have rented in Sister Bay for over 20 years. This home has a LOT of space which is great, but has multiple issues that must be addressed especially at the price point it is at. I let the management company know of a few issues while we were staying there, but nothing could be done to address the issues. I also gave the property management company the feedback below before we checked out and was told I would get a follow up response, but have yet to receive one 2.5 weeks later. Issues that must be addressed if you want to charge what it is on the rental market for are: 1. The queen room had no sheets on the bed, only a comforter (which doesn’t get washed). 2. Attic bathroom has no shower head, floor heat doesn’t work, toilet paper holder is off wall, no trash can. 3. The kitchen table is sticky. It needs attention. 4. The stove light does not work. 5. As previously communicated, the dart board does not work. 6. The fireplace flame in the pool room does not turn on. The remote for this unit is also inoperable. 7. The puck lights in the basement do not work, which is a huge issue with the different levels of floors. Our 72 year old father tripped down the stairs into the pool table room. 8. The spiral staircase balusters should likely be connected with longer screws. We fixed the one temporarily that was detached when we arrived that we let you know about.

Close to Sister Bay but on a busy noisy road in the morning. Beds were very comfortable. The 4 twin bedroom is only accessible by a VERY steep and narrow spiral staircase that made it impossible to bring up a suitcase. It does have a bathroom but the shower was inoperable during our stay. Not ideal for our group of 8 older women. The king and 2 twin room above the garage does not have a bathroom. The basement TV room and game room smelled dank and could benefit from a dehumidifier. Overall the place needs a little TLC. Some lights were out, switches not woking, back patio door won't lock, second floor sink faucet handle was broken, dusty closets, dirty toilet in 1/2 bath and dirty windows.
