We do have free public parking spaces, but please only park in spaces that are NOT reserved. GUEST SIGN IN REQUIRED After booking your reservation, you are agreeing to fill out the guest sign-in form as required to be filled out as a screening process to prevent unruly guests from violating our house rules, throwing parties, or disturbing the neighbors. As part of this form, you’ll need to upload a government-issued ID to verify your identity and acknowledgement of house rules in order to receive your check-in instructions and feel right at home.
To provide a better experience, a damage protection fee of $20 will be charged after the booking is confirmed.
EARLY CHECK-INS are not guaranteed. Airbnb allows you to choosea preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.
LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

KEYS If a key is not returned and/or damaged, the following fees will occur: $35 for new key.
PARKING Each property is allowed 2 parking passes only. The issued parking passes must be hung from the rearview mirror at all times. Vehicles without a properly displayed pass may be towed at the owner’s expense. If a vehicle is towed due to not displaying the parking pass properly, management/host can`t be held responsible. Lost, damaged, or unreturned parking passes will result in a $150 fee per pass.
POTENTIAL SMELLS Since this is an apartment complex, sometimes the smell of neighbors’ cooking or smoking outdoors can get into the unit through the walls and vents. We will do our best to provide plug in scents but please be understanding if it isn’t an immediate fix.
POOL Pool is currently closed for the season. No refunds will be provided if you didn’t verify if the pool will be open during your stay and it is closed.
PACKAGES We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
LEASING OFFICE DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
NOISE/SMELL/NEIGHBORS We are aware that these are apartment complexes, and though we have had plenty of compliments about how peaceful and beautiful the neighborhood is, we are aware that sometimes neighbors may be noisy or cook/smoke that causes odors in the vents. We do our best between guest visits to alleviate these smells, but sometimes it gets into the ventilation system after we clean. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray or plug in to alleviate the smell.
Texas is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.
*AC* As this is an older apartment complex, the AC takes a bit to kick into gear. Please respect our guidelines and rules for AC to ensure it provides you the best experience. Failure to do so will result in the AC not working properly and no refunds will be provided for AC issues.
***AC Guidelines*** Texas gets HOT in the summer and these are older units, so it will take time to work so these are some guidelines to ensure maximum efficiency Never put AC below 68 as it’ll freeze the unit and cause it to shut off completely Leave it on COOL and on AUTO and give it time to work Do NOT put it on ON as it will just turn the fan on to recirculate hot air Leave ALL doors open (you can shut front door) and fan on for easy circulation Turning down blinds to prevent direct sunlight from coming through helps
MAINTENANCE Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.
PETS We do NOT allow pets, it is a $200 fine for this violation unless they are a service animal.
PARTIES The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.
CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash left inside unit. You are welcomed to throw out your trash instead of leaving it in the unit. Per bag of trash over that is a $25 charge.
SMOKE/NOISE DETECTOR We have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device or there will be a $150 fine.
EXTRA TOWELS/LINENS Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.
LAUNDRY A washer and dryer are available for your use, and you’re welcome to bring a detergent of your choice to make your laundry experience more comfortable.
The linen and towels are always freshly laundered between every guest visit. Normal stains and wear and tear happens. This enables us to give each guest the best possible value and at the same time help the environment.
MID/LONG TERM STAY For stays of 7 days or more, we will provide starting sets for consumables and toiletries, including soap, paper towels, body wash, shampoo, and toilet paper. Beyond that, the guest is responsible for acquiring more than what is initially provided.
