FLOOR-BY-FLOOR DESCRIPTION

Main Level: This spacious single-level home is designed for comfort and ease. The bright living room, featuring a large screen TV, flows into a well-stocked kitchen equipped with everything needed for home-cooked meals and a slow-drip coffee maker. Step outside to the cozy screened-in porch or the expansive patio, which offers extra seating and a gas grill for summer cookouts. Waterfront lovers will appreciate the private dock—perfect for fishing, crabbing, or simply soaking in the peaceful views.

Sleeping Quarters: The primary suite serves as a private retreat, offering a Queen bed, a cozy sitting area, and a private bath with a jacuzzi tub and separate shower. Bedroom 2 features a Queen bed and shares a full hallway bath with Bedroom 3, which is equipped with a Pyramid bunk bed (Full on bottom, Twin on top). For your convenience, a washer and dryer are located just off the kitchen.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice, and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

Idyllic Canal Retreat with Perfect Boating Access!

Our stay at this canal home was absolutely fantastic! Everything exceeded our expectations, especially the incredible boating amenities. One of the highlights of our trip was the easy access to the water. We were delighted to find that the property allowed us to bring our own boat. The convenience of the local boat launch, just minutes from the house, made getting out on the canal a breeze. It was so enjoyable to have quick and easy access to our boat every day! The home itself is a true haven. It’s beautifully maintained and thoughtfully designed, with spacious living areas that are perfect for relaxing after a day of adventures. The canal views from the large windows and the outdoor deck are simply stunning. We loved sitting outside and soaking in the serene environment. The private dock was a fantastic feature, allowing us to easily tie up our boat and enjoy the waterfront right at our doorstep. We spent many peaceful mornings and sunsets on the deck, enjoying the tranquil canal views. The location of the property is also ideal. Conveniently close to local shops, restaurants, and the boat launch, making it easy to pick up any essentials or enjoy a meal out. Our host was incredibly welcoming and provided clear instructions for both the home and the nearby boat launch, ensuring that our stay was smooth and stress-free. In summary, this canal home is a perfect choice for anyone looking to enjoy a peaceful getaway.

Disastrous Stay Due to Unresolved AC Issues

Our recent stay at this property was completely ruined by a malfunctioning air conditioning unit that went unfixed for three days (half our stay). Despite multiple calls to 1st Choice Property, the problem persisted. Initially, we were given dirty portable AC units that compromised the home's security. When the main unit was supposedly fixed, it broke down again. To keep the place somewhat cool, we had to rely on unreliable window units, creating uncomfortable temperature variations throughout the house. One window unit in particular needed to run the entire stay due to the heat that came through the window from the ac unit outside. The filters in the window units were also filled with dust, dirt and lots of hair. Due to heat/humidity, the shower stall door wouldn’t leave stay closed. While the home itself is nicely remodeled and the backyard is great for family gatherings, the AC situation is unacceptable. Clearly, the owners need to invest in a new, efficient unit. The current one is old, rusty, and clearly needs major repairs. As for the property manager, 1st Choice Property, the lack of care for guest satisfaction was shocking. There was no attempt to compensate us for the unbearable heat and inconvenience. It's obvious that 1st Choice Property prioritizes profit over guest experience. We strongly advise future guests to avoid this property and company until the AC issue is permanently resolved and 1st Choice Property improves its customer service.
