House was overall solid - good location near trailheads and amenities, good layout, solid kitchen supplies. Two unfortunate points: hot tub was not usable for most of our stay, and it was not very clean. On arrival, hot tub smelled of horseradish; Googling told us it was not safe to use. I messaged the owner first thing the next morning (we got in late), but got no response. Texted a few hours later; still no response. Followed up the next day and got a response 12 hours later that someone would be out the next day. By this time we only had one more day in Sedona, which was a day trip to the Grand Canyon. So we never got to use the hot tub. The hot tub was our #1 requirement; if I had booked a place without one, we could have paid a lot less for a nicer place. Also found (1) a pair of women's panties in the closet (gross) and (2) a vape in the couch cushions, suggesting cleaning wasn't very thorough.
