Roslen - Lovely Bungalow, Near Beach and Village

Puffin Cottage Holidays is pleased to present Roslen, a lovely 3-bedroom property situated in Saundersfoot. This spacious, pet friendly bungalow has parking and an enclosed garden. The central location of Roslyn provides an ideal base for planning trips to the many attractions and fabulous beaches that Pembrokeshire has to offer.


The bustling seaside village of Saundersfoot has a working harbour, cradling the boats in its walls until the tide beckons them out to fish or sail along the gorgeous coastline. Sink your toes in the soft sand on Saundersfoot’s blue flag beach, soaking up the sun and plunge into its refreshingly chilly waters. You may be tempted to try the many water activities organised from the Harbour or Coppet Hall beach. Leisurely stroll around the boutiques and shops in the village, carefully selecting the perfect holiday memento or indulge yourselves in the cafes, bars and restaurants serving locally sourced food and drink. If you plan to bring your pawfect companion on holiday, there are many walks and dog friendly to visit with them!


Roslen is a single storey home with one internal step to two of the bedrooms at the back of the property.


Enter through the front door into the hallway which leads to all the main rooms in the house.


Bathroom


The family bathroom is bright and clean, comprising of a bath, toilet, wash basin and mirror.


Kitchen


The kitchen has all the appliances you may need for your self-catering holiday including a dishwasher, washer/dryer, fridge, freezer, large oven and microwave.


Living Room


A bright naturally lit room with a comfortable curved sofa facing the garden and a wall mounted Smart TV. Open the patio doors to connect the living area to the outside space.


Dining Room


The dining area is adjacent to the living room, a beautiful oak dining table and seating for six people is complimented by a statement wood clad wall, a stylish zone to enjoy mealtimes with loved ones.


Bedroom 1


The first bedroom has a king size bed, large mirror fronted wardrobes and storage for your belongings.


Leading on from the dining area is a passageway with one step up to the remaining bedrooms at the rear of the property.


Bedroom 2


A spacious room with garden views, a king size bed, wardrobes, chest of drawers, Smart TV, en-suite and French doors opening out to the garden. The en-suite is modern and neutral in design and comprises a walk-in shower with rainfall attachment, toilet, wash basin and mirror.


Bedroom 3


A spacious twin bedroom with wardrobe, chest of drawers and Smart TV.


Outside


The enclosed garden has modest decking, artificial lawn and borders of green shrubbery. Enjoy alfresco dining and relaxation in this private haven from sunrise to sunset.


Roslen has a driveway with parking for two cars.

Check in is from 4pm on arrival.


There is a refundable £100 damage and good-housekeeping deposit when staying at this property.

Terms and Conditions of Hire.

Bookings of all holiday accommodation whether made by telephone, e-mail, in person, in writing or over the internet are accepted by Puffin Cottage Holidays acting as the agent on behalf of the Owner. The contract to occupy the property is between you and the owner.

By making any booking with us, you confirm that you accept these terms and conditions and agree to comply with and be bound by them.

These booking terms and conditions include a number of defined terms as follows:

"Booking" means the legally binding reservation for use of the property, with a specified start and end date.
"Contract of Hire" The legally binding contract between the Hirer and the Owner
"Deposit" means a deposit of 20% of the total holiday accommodation cost (which includes any "extras" selected at the time of booking).
"Balance" means the balance of the Total Charges payable by you after payment of the Deposit as set out in paragraph 4.
"Website" means the booking website.
"Lead Hirer" means the person who has booked the accommodation.
"Guest" means you and each person staying in the property with you.
"Owner" means the owner of the Property you book which is the subject of the Contract of Hire. We do not own the properties on our website.
"Agent" means Puffin Cottage Holidays.
"Property" and "Properties" means the holiday property you book or enquire about through us.
"You" means the lead person making a booking through us.
When you make a booking through us you are confirming that you and every Hirer understands, agrees and accepts these terms and conditions. Please read them carefully as any breach may result in the Owner (or their representative) refusing to allow you and your guests to enter and stay at the property or requiring you and your guests to leave the property before the end of the holiday period without any compensation or refund.

1. Contract and Booking
We act as agents for the Owner. When you make a Booking through us the holiday let contract in respect of the Property is always between you and the Owner. As Agents we accept no responsibility for an injury or damage caused as a result of the Contract.

Bookings cannot be accepted from persons under 21 years of age.

The Lead Hirer must be one of the Guests staying at the property and shall not part with possession of the property or share it, except with other Guests named on the booking form.

The Properties are not intended to be reserved for the purposes of parties and group bookings, including for stag, hen dos and birthdays, may not be allowed unless explicitly agreed with the Owner. In these circumstances the Owner may impose special requirements (including the possible requirement for, but not limited to, an extra damage deposit payment)

No Bookings are confirmed until the Deposit (or Balance and Deposit if the holiday is less than 8 weeks away) is received and written confirmation of its receipt has been sent.

Once a booking is confirmed it cannot be changed by you, unless agreed by the Owner, or by us on the Owner's behalf. If we or the Owner agree to make requested changes to your booking (for example, amending the date or Hirer) you will be required to pay £25 amendment fee per change.

2. Booking Fees
A booking fee of £24.00 is payable when making a booking. This is included in the displayed price of the holiday.

3. Deposits and Balance Payments
Bookings made within 8 weeks of your holiday date must be paid for in full at the time of booking. For a booking made more than 8 weeks before your holiday a deposit of 20% of the total due will be paid when booking to secure the booking. The balance will be paid 8 weeks prior to your holiday. If you make a booking within 8 weeks of the start of the holiday you will be required to pay for the holiday in full at the time of booking to secure the booking. In the event that the balance payment is not received by the required date, Puffin Cottage Holidays reserves the right (on behalf of the Owner) to cancel the booking and will be under no obligation to refund any deposits previously paid.

The booking fee and Deposit are non-refundable unless we are unable to accept the booking on behalf of the Owner, or the Property is unavailable at the time of the holiday

4. Damage Deposits
Some properties may require damage deposits for all bookings made. If this is required, it will be recorded in the Property Description. Any damage deposit will be due along with the final balance payment, 8 weeks prior to your holiday, or, where the booking is made within 8 weeks of your holiday, the damage deposit must be paid in full at the time of booking. The damage deposit may be held by Puffin Cottage Holidays on behalf of the Owner. Whilst we will use our reasonable endeavours to liaise between the Owner and the lead Hirer, any disputed claims must be settled between the Owner and the lead Hirer and Puffin Cottage Holidays are not liable for any disputed claims.

5. Availability
The Contract of Hire is made on the understanding that the property and its facilities as published will be available for the dates stated. In the unlikely event that the property is not available through events outside the Owners control the lead Hirer will be notified as soon as possible. The lead Hirer shall be offered alternative dates or, at the Owners discretion, a refund but will have no further claims against the Owner or Puffin Cottage Holidays. Puffin Cottage Holidays will not be responsible to pay any compensation or expenses as a consequence of a Property not being available in these cases. The booking fee will be non-refundable in these circumstances as we will have carried out our services for this to you at the point of booking.

6. Guest Cancellations
In the event of a cancellation from the lead Hirer, the deposit and booking fee will not be refunded. In the event of cancellation after payment of the balance every effort will be made to relet the property. If such reletting is possible the balance or that part thereof that is paid by another client and recouped via replacement booking will be repaid (less the deposit and booking fee).

7. Hirers' Responsibilities
The lead Hirer will ensure that:

All Guests act responsibly and carefully whilst at the Property and the Property is left clean, tidy and in the same state of repair and cleanliness that it was found in, for example crockery and cutlery is washed up and put back in cupboa
