This gorgeous condo is located within walking distance to many services such as banks, drugstores, restaurants, bars, supermarkets, ATM's, bus stops, souvenir shops, etc.
The beach is also very close, just 300 meters away. Fill up your cooler with your favorite beverages and off you go to watch the majestic sunsets every day!
Condo B305 is located on the third floor, therefore moderate physical condition is required to reach it. On the first floor you will find a well-equipped kitchen, vitro ceramic stop oven, refrigerator, oven, rice cooker, slow cooker, coffee maker, toaster and microwave oven. The living room is spacious with a television on the wall, solid wood table for 4 people and a full bathroom also conveniently located in the main floor.
Upstairs you will find the 2 bedrooms, a large closet with a good inventory of linens, towels and a full bathroom. It also has a large private balcony with plastic table and 4 chairs where you can enjoy a steamy coffee mug in the mornings or a delicious cold Costa Rican beer during the day.
There´s very nice restaurants and coffee shops in the neiborhood. For a deliciuos breakfast I will reccomend Guayoyo Café located in Costa Mar Paza, Pancer´s Deli´s and Buzzed Monkey are also at very short distance for the meat lovers. 250 meters away you will find your first ATM and more fun places to discover such as souvenir shops, bakeries, supermarkets, fruits stands, tour operators, Bars and pizza parlors, etc.
To make the common area enjoyable for everyone we request to follow these rules:
SMOKING POLICY
• Smoking is prohibited in all common and exterior areas, including balconies, and within 20 ft of the front gate. Smoking area provided across the road in secondary parking lot.
GENERAL RULES
1. Enforcement: Violations lead to warnings and potential fines. Owners are responsible for their tenants.
2. Maximum Occupancy: Studios and 1-bedroom lofts max at 4 people; 2-bedroom units max at 6.
3. Common Areas: No obstruction or personal items in walkways; no laundry hanging outside except beach towels.
4. Noise: No unreasonable noise after 11 PM. Drugs and illegal activities are strictly forbidden.
5. Garbage: Use sealed bags; no littering. Dispose of garbage in designated bins.
6. Play Areas: Allowed in designated areas but must be safe and non-destructive.
7. Barbecuing: Not allowed in pool areas; 1st-floor units may use propane BBQs on rear patio.
8. Rental Policies: Owners must provide tenants with rules and hold them accountable.
9. For Sale Signs: Not allowed; use designated bulletin board.
10. Vandalism: Defacing common areas is prohibited.
11. Residential Use: Units are for residential purposes only; no illegal activities allowed.
12. Pets: No pets allowed of any kind.
13. Parking: One vehicle per unit; no reserving spots. Unlicensed or faulty vehicles will be towed at owner's expense.
14. Security Bars: Only permitted at the rear of units and must be black.
15. Pool Rules:
o No glass or food in pool area.
o Children under 12 must be supervised.
o Follow all safety and cleanliness guidelines.
o No jumping from pool ledge or balconies.
16. Laundry Rules:
o Only for owners/renters; do not overload machines.
17. Safety/Security:
o No fireworks or fires allowed.
o Respect security team: failure to comply may result in eviction.
By making a reservation, the guest also agrees to have read and understood the house rules. Failure to comply with any of them will result in immediate eviction without refund.

POLÍTICA DE NO FUMADOR FUMADORA
• Se prohíbe fumar en todas las áreas comunes y exteriores, incluyendo balcones, y a menos de 6 metros de la puerta principal. Hay una zona para fumadores al otro lado de la calle, en el estacionamiento secundario.
REGLAS GENERALES
1. Cumplimiento: Las infracciones conllevan advertencias y posibles multas. Los propietarios son responsables de sus inquilinos.
2. Ocupación máxima: Estudios y lofts de 1 dormitorio: máximo 4 personas; unidades de 2 dormitorios: máximo 6.
3. Áreas comunes: No se permiten obstrucciones ni artículos personales en los pasillos; no se permite tender ropa afuera, excepto toallas de playa.
4. Ruido: No se permite hacer ruido excesivo después de las 23:00. Las drogas y las actividades ilegales están estrictamente prohibidas.
5. Basura: Use bolsas selladas; no tire basura. Tire la basura en los contenedores designados.
6. Áreas de juego: Permitidas en las áreas designadas, pero deben ser seguras y no destructivas.
7. Barbacoas: No se permiten en las áreas de la piscina; las unidades del primer piso pueden usar barbacoas de propano en el patio trasero.
8. Políticas de alquiler: Los propietarios deben proporcionar a los inquilinos las reglas y exigirles que las cumplan.
9. Letreros de "Se vende": No se permiten; use el tablón de anuncios designado.
10. Vandalismo: Se prohíbe dañar las áreas comunes.
11. Uso residencial: Las unidades son solo para fines residenciales; no se permiten actividades ilegales.
12. Mascotas: No se permiten mascotas de ningún tipo.
13. Estacionamiento: Un vehículo por unidad; no se pueden reservar lugares. Los vehículos sin licencia o defectuosos serán remolcados a expensas del propietario.
14. Rejas de seguridad: Solo se permiten en la parte trasera de las unidades y deben ser negras.
15. Reglas de la piscina:
o No se permiten vasos ni alimentos en el área de la piscina. o Los niños menores de 12 años deben estar supervisados.
o Siga todas las normas de seguridad e higiene.
o No se permite saltar desde el borde de la piscina ni desde los balcones.
16. Normas de lavandería:
o Solo para propietarios/inquilinos; no sobrecargue las lavadoras.
17. Seguridad:
o No se permiten fuegos artificiales ni fogatas.
o Respete al equipo de seguridad: el incumplimiento puede resultar en el desalojo.
Al hacer la reserva el cliente también acepta haber leído y comprendido las reglas de la casa. No cumplir con cualquiera de ellas será motivo de desalojo inmediato sin derecho a reembolso
