KiKi's on 30A is conveniently located to it all! Ed Walline Beach access is just across the pedestrian walk on 30A. Gulf Place restaurants and shops are right next door and if you need a pedicure or just craving some homemade ice cream, you don't have to go far. Pecan Jacks homemade ice cream, Garage Growler and Crystals Nails are all located in Abacos. What more could you ask for?

Great Condo and Location

Kiki’s was amazing, well stocked with everything needed for a good beach day and dinner in. Beds are very comfortable and can’t beat the view. Beach access is right across the street. Good restaurants and shops all around Kiki’s. Would stay again for sure!

Great location!

My husband said we should leave a bad review so that fewer people want to stay here and we'd have less competition when booking. Haha! BUT, we decided to be honest instead. The place was beautiful, clean, and within walking distance to the beach, restaurants, and shopping. We loved sitting on the balcony in the evenings listening to the live music from the restaurants below while people watching and enjoying the Gulf views. Our kids loved having a pool to play in when the beach flags were double red for a couple days. The condo had all the amenities that we needed for a comfortable stay: night lights for the kiddos, washer/dryer, beach chairs & umbrella... We all had a wonderful, relaxing week and would definitely recommend staying at Kiki's!

Perfect location and communication

This condo was amazing as it is so hard to get water views in 30a for a decent price. The location is ideal to everything right beside Shunk gulley which is one of our favorites. Communication was clear and concise which we appreciated. All in all, cannot wait to come back and enjoy that patio.

Fantastic experience all the way around. The property had everything needed for the beach and cooking meals at home. Beach access was a 2 minute walk and was the best sand/water we’ve ever seen. Would immediately book again if in the need. Property was clean, quiet, and in the perfect location. L

Great location and beautiful property

We absolutely loved our stay here. The view is amazing and the beach is just steps away. The beds were very comfortable and the place was super cute. The first night we arrived the host went above and beyond to bring us some items we needed. Highly recommend staying here.

Cute, Clean Condo with a Beautiful View!

Had a wonderful stay at Kiki's! The decor in the condo is beautiful - excellent bedding and comfy mattresses. Kitchen had what we needed short of salt and pepper but not a big deal. Loved the makeup removal washcloths in the bathrooms and the full size washer/dryer! And we had access to a small vacuum! On a beach vacation this was SO nice to have - shoes came off at the door but the entryway inevitably becomes sandy. Being able to vacuum that each night was so nice! We were impressed with how quiet it was when patio doors were shut. Pretty sure we got Pecan Jack's every single night - dangerous location being directly above them! ;) Overall an excellent property we would stay at again!

We always return to Kiki’s! Our favorite getaway spot. Just one request: the master bath commode wiggles. There might be a bigger issue soon if not resolved now. Can you check it out? I will be back next month! Already booked!

Perfect location

Extremely clean and well decorated 2 bedroom 2 bath unit. The balcony was a perfect place for morning coffee or afternoon drink. Even though you are right on 30A, inside the condo was quiet. Kim thought of everything including night lights and coffee filters! It is walking distance to great restaurants and right across the street from public beach access. Best 4 day vacation for my husband and I. Will definitely be back.

Already wanting to book next year!

This was hands down the best vacation we’ve ever had! Location could not have been more perfect. Close to places to eat sand very very short walk to the beach! Condo was incredibly clean and decorated up to date and very tastefully. Property manager was easy to work with, extremely responsive and friendly! Can’t wait to come back next year!
