  • Welcome to Leeward II-5, a great beach-front condo on the south side of Scenic 30A! With a King master, and 2 hall bunks you can sleep up to 4 guests. The joining bathroom is great with an in-unit washer/dryer. Centrally located, you can spend your mornings on the beach and afternoons exploring the great shops and restaurants along beautiful 30A by bike or by car. Leeward II-5 is perfect for a couple or small family looking to get away for a week at the beach or a romantic getaway.

    Minimum Age to Book: 25 years (No Exceptions)
    Check-in & Check-out: Check-in at 4:30 PM CDT and check-out at 9:00 AM CDT
    PARKING: 1 standard size vehicle (No overflow parking available)
    Rental Agreement: Must sign prior to arrival or entry will be denied
    Starter Pack: Includes 1 roll of toilet paper, 1 roll of paper towels, hotel-style soaps for each bathroom, kitchen sponge, dish soap, dish towels, and a laundry pod pack
    KITCHEN: Equipped with standard appliances & Keurig coffee maker.
    Bikes/Golf Carts: Not included, but can be rented for an additional fee.
    Beach Chairs and Umbrellas: Available for rent at the beach area for an additional fee.

    Condo Layout

    The condo is located on the second floor of the building. It is a 1 bedroom - 1 bathroom. The king master bedroom has a flat screen TV and adjoins to the full bathroom. There are a set of two twin bunk beds in the hallway just off the foyer. The bunks are not in a separate room, they are in a nook in the hallway. The kitchen is located at the rear of the condo facing south to the Gulf of Mexico.

    About the Area

    The community of Seagrove Beach offers tons of outdoor activities for guests to enjoy. There are numerous bike and hiking trails, great shops and restaurants, and access to world famous Gulf of Mexico beaches. When you're ready for a day of exploring, be sure to check out some of Seagrove's most popular shops, restaurants and several hiking trails within walking distance of Leeward II. Situated only 1.5 miles from Leeward II is the historic community of Seaside, FL. With numerous restaurants, outdoor entertainment, live concerts, farmers markets, and street art galleries, everyone is sure to be entertained.
    When you're ready to explore more of Scenic 30-A like Grayton Beach, Alys Beach and Rosemary Beach, these unique communities are just a short bicycle or golf cart ride away from Leeward II.

    This is a non-smoking property. No Smoking in the home, on the balconies, around the pool areas or at any common areas throughout the neighborhood. This includes vaping or the use of any drugs, medicinal or not.

    Guests must sign the rental agreement. Failure to do so could result in cancellation of the booking with no refund.
    No RV's, trailers, watercraft or large vans are permitted. Overflow parking is not available so please plan accordingly.

    Good Neighbor Policy

    This is a family oriented neighborhood, not a party home. Any vulgar language, excessively loud music, large parties, and unauthorized events are strictly prohibited. If we receive any complaints of excessive noise, disturbances, parties, any violation of the HOA rules, or learn of law enforcement being called to the residence, you will be evicted from the home and will forfeit all deposits associated with your reservation.

This as the first trip with just my husband and I in 7 years. We arrived and were pleasantly surprised with the condo & how clean it was. The private beach was AMAZING, no crowd, no issues or lack of space. Just peace & quiet that we are definitely not used to. This was exactly what I was hoping for and we were not disappointed at all! We are going back as soon as possible!

Beautiful Beach Condo

The location of the condo was great, the beach is amazing, and everyone was very friendly. The manager was very attentive to anything that we needed. The only recommendation I would make is to get at least 2 beach chairs and a few beach towels for renters to use. It was also a plus having a washer and dryer in our unit!

Summer stay

This was the perfect condo for me, my husband, and 10 year old daughter. The view from the balcony is absolutely gorgeous! We had a few hiccups with the internet connection while trying to watch TV at night, but it sorted itself out, The team I kept in contact with were so nice and helpful. I would totally stay here again.

Lovely Leeward II (#5)

We had THE best time in Seagrove!!! The rental was perfect as far as accommodations and proximity to the beach. Loved the private beach access and the available chair/umbrella service!! This stretch of 30A is more manageable for driving if you need to make a quick run to Publix. The overall process was super easy from start to finish. Also loved the keypad door entry which meant we didn’t have to carry a key to the beach!

A great place to escape…

This unit was delivered as advertised…right on the beach with a wonderful view of gulf in front of you. Unit 5 is a true gem amongst the other jewels in the area. Equipped with great amenities (and a very good air conditioner), we were as comfortable here as we are in our own homes. We have stayed at nearby condominiums in the past, only to be disappointed to find that many now require a weeklong reservation and exorbitant fees attached, but not this one…the management company appeared eager to please and accommodated our every need as if we had stayed there a hundred times before. We will return next year!

Pleasant Stay

We enjoyed our stay at this condo for fall break. The weather was mostly stormy/chilly, but the condo was a good location between Destin/Panama City to find some things to go do while the weather wasn’t the best. We have stayed nearby before and love the added fun of Eastern Lake nearby. The condo is small and would have been a little too small if our teenager had tagged along too, but worked well for just my husband and I and our 9 year old. The Keurig screen didn’t work so we were not able to make coffee, but Turbo coffee nearby was good. If you like to run or bike, there’s great paths in this are to enjoy those. The balcony view was nice and the beach area here is great. Beautiful water and not crowded in front of our condos. My husband did not like the master bedroom mattress, but everything else was good. The condo was clean and cute. Thanks for a great stay.

We love Seagrove Beach

We have stayed at Leeward I and Leeward II many times over the years. The only negative was the beach experience - it seems that customers can rent beach chairs and umbrellas and come from anywhere to use them - although they keep us (renters of Leeward II) strictly within the bounds of the "private beach" that belongs to Leeward II, other people from elsewhere can rent the umbrellas thus leaving us with no beachfront to use for our own umbrellas and chairs. That doesn't seem fair. They also asked us daily what condo we were staying in to ensure we were within the "private beach zone". It should be one or the other, if it's private the beach rentals should only be allowed to set up for the renters of that condo. They made us move over 8 feet to be sure to be within the "private beach". It's a hassle and unpleasant that Florida has these rules. The condo itself was good and ideally located, could have been a little bit cleaner (shower and shower curtain) and the internet was SLOW and didn't work that well, kept kicking us off and dropping calls. Hard to watch any streaming shows.

Great Location

We love this area and visit usually twice/year. We've stayed in this building before, just in a different unit (top flr, corner 9-excellent!). Unit 5 décor didn't disappoint. The 2nd floor view is fantastic! However, in comparison to other units - it WAS dirty! OMGosh, dust everywhere! Don't open any drawers unless you have to! It definitely needs a through cleaning. Many cabinets were dirty & needed disinfecting. What grossed me out the most were the utensil drawers & where the pots were kept - those areas were full of dirt, crumbs and who knows what else. There was sand on the lower bunk bed I slept on and I even found someone's earing in between the mattress & bed, and this to me suggests the sheets may not have been changed. But no worries, I've thoroughly cleaned many of the areas before and after use so anyone renting this unit after us is all set, at least for a while! Another observation: The kitchen is not very well equipped. So if you plan on cooking/eating inhouse, you'll be disappointed. Not much to choose from; things like wine openers, wine glasses, good (not rusted) knifes, forks, spoons were lacking. Very few bowls, or clean (rust or scratch free pots) available. Ladies, this will probably matter to you: There is NO blow-dryer in the bathroom, so bring your own. But, other than that the area the condo is in can't be beat. So if you can overlook these imperfections, I strongly recommend it. I think we'll go back to our other unit for our next visit.

Great location, needs property attention

Upon arriving to the unit, the cleaning is the first thing we noticed. There were several large drips on the floor, a lot of dust in the bedroom storage, dust in the kitchen cabinets and on top of the fridge, and the ivory couch was stained and dingy. The decor was cute and the condo was in a nice location, just crowded parking. I tried to get in touch with the property manager/maintenance as the first day we were there, we were locked out of the beach gate. The gate/keypad was broken off and if anybody shut it, there was no way to get in other than picking the lock. This resulted in us getting locked out on the beach multiple times for 20-30 minutes at a time. I notified the property manager of this, some light fixtures coming out of the ceiling, and a broken towel bar. Apparently my email went to junk so I didn’t hear back from the email until 2-3 days later. The emergency maintenance line never picked up or returned the call. Definitely hard to get in touch if there is a problem in your unit or at the building. This unit also does not come with beach chairs/umbrellas so you either have to pay $50/day or get up at 6am every day to beat the beach service out there or you won’t have front row access to the ocean. You’ll be behind tons of empty chairs as they aren’t all rented, but all set up. I wish that would have been included in the listing so we would have known there wouldn’t be front row access. This could be a really great unit with some updates and deeper cleaning.
