This one-bedroom beachfront condo sits tucked away off South Walton’s Scenic 30A in its own private oasis at Blue Mountain Villas, which sits atop a sandy dune overlooking the jewel toned waters below. Blue Mountain Villas 11 provides a very romantic setting as a special beach getaway spot for two. Views of the glistening gulf waters extend as far as the eye can see from the covered patio that is at ground level beside a lush green lawn that borders the beautiful sugar white sand beach. It is a heavenly view since the expanse of the gorgeous gulf is also highlighted by the panoramic view of the sky above where flocks of pelicans can sometimes be seen riding the wind. A staircase leads you quickly down from the lawn to the water’s edge where you may enjoy the fun as well.

The main living area is an open living space that features a full size sleeper sofa and a nice dining table that can seat four. A large TV is wall mounted and available for evening entertainment or sporting events. The openness of this room and the wide expanse of glass windows with sliding doors leading to the patio provide lovely beachfront views of the gulf throughout. The kitchen has stainless-steel appliances and a bar with a gleaming charcoal colored granite countertop. The cozy bedroom which is decorated in a nostalgic old Florida style has a king-sized bed and another wall mounted TV for night time viewing. It has easy access to the full hall bathroom that doubles as a convenient Powder Room.

** 30A Vacay rental agreement is required to be signed prior to arrival**
** No Pets! No Smoking! No Parties! The primary renter must be at least 25 years old with a ratio of one adult over 25 per 3 under 25 during spring break and summer seasons.**

The location of this condo in Santa Rosa Beach is unbeatable—10/10. The view from the back porch is stunning, and the private beach access with chair rentals and a convenient rinse-off station made our stay super easy.That said, the condo itself needs some care. The floors were dirty when we arrived, and there were no cleaning supplies besides a small bottle of dish soap. I had to improvise just to clean the tile. The rugs, futon mattress, and couch all need a deep clean. The pullout bed isn’t comfortable for adults, though our child slept fine on it.The microwave turned on and tripped the breaker while I was cleaning—definitely a potential safety issue. The shower had sand in it when we arrived, and the bikes were too rusted to safely use. On the positive side, the master bed was comfy, and having a washer and dryer was helpful.We’d definitely return to this amazing location—but would probably book a different unit unless this one gets some much-needed TLC.

Overall, the stay was great. I would come back and stay in this same condo. The location is in Blue Mountain Beach and is very quiet and safe. If you want to get to Seaside, it's only a 10 minute drive without much backup. Walking out to an ocean view was what made this place special. Beach access was private, however some people were using the broken gate on the side. It wasn't an issue during our stay since not many people were down there. There are a few things to address in the condo itself. There are some minor repairs like painting the baseboards and fixing a hole in the ceiling above the toilet. These didn't necessarily bother me, but they do take away from the atmosphere and would be such an easy fix. The TV should be updated or addressed. Normally, I wouldn't care at the beach but the weather was bad for two days and we had nothing else to do. There was only one cable tv channel available, and the fire stick was very glitchy. I don't know if this was a WIFI issue or if the TV is too old to work well with it. The TV in the bedroom worked fine. Also, bring your own toilet paper. We asked for an additional roll after we used it up, however we were referred to read the email that stated we were given a starter set of amenities. I am not so sure we actually started with a fresh roll, so this is why I gave guest services a 3 instead of a 5. We had plenty of dishwasher pods, but only one roll of TP.

Santa Rosa is a great little town with walking distance to restaurants and shops. Beach is just beautiful!Our condo was very pretty and comfortable and well appointed. The floors did need better cleaning but everything else was spotless. It was advertised with two bikes but did not see that. Overall the viewss and location was stellar and we totally enjoyed our weeks vacation. Would highly recommend

Loved our trip, baseboards, air vents, grout etc needs a good cleaning other than that great place to stay, loved the easy access to the beach. Would definitely book again. There was construction going on on surrounding condos but that didn’t affect our trip at all.

The place should have been unoccupied while the construction was underway. It was dangerous and disruptive to our entire stay. I feel I was scammed out of thousands of dollars. I would have never rented the unit had the construction been disclosed to me. It was a disaster and I would love to share pics and videos for the sights and sounds of construction all week. The unit was good, but it was completely wrong to rent it our during this time. It was greedy and put my whole family at risk. The place was littered with construction debris, which my child and I picked up daily and my view marred by fencing, construction materials and workers the entire time.

Just what we were looking for the water & beach is beautiful The condo was comfortable nicely decorated. Shower was great. Great service from property manager. Could use some minor repairs. The handle on the pull out freezer is lose. Some touch paint. Over all would rate our stay wonderful.

BMV11 is located a few paces from the steps to the beach. We were there 4 nights & had thunderstorms each day. Being so close allowed us to take advantage of the brief periods of clear skies each day. The place is updated & was very clean. We will be back for a longer stay next time.

This is a nice property but it needs a deep cleaning. It was "topically" clean but baseboards throughout were very dirty and sink areas in kitchen and bath need to be cleaned well.
