☆ Hot-tub is kept at around 101/102 degrees. Pool is not heated and isn’t necessary during summer months since get plenty of sun to warm it up.

☆ We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license as required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.

☆ We conduct additional guest screening outside of the booking platform. Booking your stay gives us as the manager and our 3rd party, SafelyStay, Inc to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding guest screening can be found on their website. You will receive an email to complete your screening. Please check your spam inbox within 3 days of booking your stay if you have not received the email and contact us if you have any questions.

☆ Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay. No exceptions can be made to the cancellation policy or refund policy.

☆ Reservations booked for 28 days or more will require additional screening process, security deposit and supplemental lease agreement to approve reservation.
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.**
1) No parties, large gatherings or unauthorized guests. Maximum occupancy is 10 people.
2) No smoking, drugs or illegal substances anywhere on property.
3) Quiet hours 9pm-8am. Be respectful of neighbors and keep noise levels down at night.
4) Must be 25 years and older to book.
5) No pets allowed.
6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) No glass bottles near pool & hot tub. No sand/dirt/ grass allowed in pool & hot tub . Please rinse off prior to using. Additional cleaning fees will apply if pool requires additional cleaning or draining. There shall be a minimum fine of $500 for this violation.
11) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
12) Hot tub use: No use after 10:30pm. No amplified music by the pool; small speakers allowed until 7pm.Violations enforced by city police; fines and possible eviction.
13) Garbage disposal: No solid food, peels, or bones in disposal; can block pipes.



** Any violations of the house rules are subject to a minimum $500 fine with Host’s rights to cancel reservation and immediate removal from property with no refund**

Guest gives permission to SafelyStay, Inc., to verify identity, and check criminal databases in order to confirm the reservation. For Airbnb reservations, you may ignore this verification process from Safely if you desire since Airbnb already completed this process with you prior to your reservation. Complete terms regarding Safely’s guest screening can be found on Safely's website. You may receive an email from Safely to complete your screening. Please check your spam inbox for this email, and contact Safely if you have any questions. Guests booking stays 28 days or more, will be charged $60 per month for damage insurance. A link to the waiver information can be found on Waivo's website. Reservations booked for 28 days or more will require additional screening process, security deposit and supplemental lease agreement to approve reservation.

THE PARTIES. This Short-Term Occupancy Agreement (“Agreement”) made on {{reservation_date}} between the following:

Host: West Coast Homestays LLC (“Host”).

THE PREMISES. The Guest agrees to occupy the following residence from the Host located at:

LEASE TERM. The Guest shall be allowed to occupy the Premises during the following dates:
