This gorgeously remodeled one bedroom home is conveniently located within historic University Heights. - a quick drive to the major attractions of San Diego and mere steps to plenty of shops and restaurants right outside your front door. Please also check our other listings if you can't find the dates you're looking for.

Our space has been completely updated and remodeled as the perfect getaway for our guests to experience the charm of University Heights.

"Mattress is insanely comfortable" - stated by multiple guests.

This gorgeous one bedroom works well for a group of friends, two couples, or small families. There is one bedroom with a queen size bed, as well as a queen size pullout sofa bed in the living room. Please note that while the bedroom is separate, there is not an actual door to the bedroom. You will have full access to the shared front yard and the back yard is available for your own private use.

Operated by experienced hosts, 31 Beaches, we are always available to help ensure you have a phenomenal experience. Our goal is to make sure every guest has the exact same awesome renting experience. Let us be your concierge, helping you find the best spots around town to make your stay as incredible as possible. 24/7 availability should anything arise during your stay.

For check-in, we'll give you a code to the front door and you can arrive anytime after 4pm and check yourself in.

University Heights is adjacent to both Hillcrest and Normal Heights. Its central location means that Downtown, Balboa Park, Mission Valley, San Diego State University and the San Diego Airport are all within a few minutes drive.

The area is brimming with a variety of restaurants, coffee shops, boutiques, artist’s studios and live entertainment, primarily on Park Boulevard and Adams Avenue.

University Heights is a tight-knit compact central-community that has everything nearby within walking distance and is known for being pedestrian friendly.

Commute time to anywhere in San Diego is about 20 minutes via Uber or Lyft and there are two available parking spaces for guests..

This unit is on the first floor of a two story building. The upstairs unit is also available for booking and is called the PorchLight Home.

We now allow up one well behaved adult dog for a flat $75 per stay. Sorry no cats or puppies!
Quiet time after 9pm.
In consideration of our future guests, please no smoking inside or outside of unit (this includes marijuana even though it’s legal here).
No guests unless approved by owners.
Please be considerate of upstairs guests so they can reciprocate

Such a great little space. Small, but fantastic attention to detail on renovations. Lovely outdoor space that is a really nice size to hang out and let dogs out. That coffee and breakfast close. We would definitely go back!

It was ideal for me and my small dog. The location makes it easy to get to anything and anywhere in San Diego. Mark is amazing in his prompt communication. i would definitely recommend this for one or two people. Great Place!

This was a great place to stay, would highly recommend it. It’s within walking distance of some great restaurants and it’s in a beautiful neighborhood if you enjoy walking around. Will definitely stay there again!!!

Lovely place and great location

The apartment was very easy to find thanks to the painted shark. Place was as described and very clean. The backyard was a plus and the picnic table was nice for eating dinner. Owners responded quickly to questions and helpful with things to do and places to eat. The coffee place at the end of the block had lots of yummy food. Location was perfect for everything I did. Freeway was close and stores were nearby. Overall, I loved this place and definitely would recommend. I will come back in the near future.

Cozy property for 2

Mark was super engaging and helpful. Perfect sized property with all amenities that you will need. Great location with coffee shops, restaurants, and brewery right outside the house! Will definitely stay again.

Excellent Location!

I looked long and hard and finally found the best place for us! It’s perfectly located - everything is a 15 mins drive max! You can walk to the various restaurants in the evening after a long day of sightseeing and there is a nice park about 5 minutes walk from the house where you can walk your doggo friend! We wanted to take our pooch to the ocean and being able to find such a great apartment where we could have him with us without any hustles (has to stay in a kennel all day, has to weigh less than 20lbs etc was just wonderful! The parking is super convenient right next to the apartment! The area is very safe and quiet at night! Communication with the owner was very smooth-he answered all our questions and helped with whatever we needed right away! If we will go back to San Diego we will definitely book this wonderful place again!

Outstanding property in an excellent location. The unit is lovely, clean and very conveniently located in the heart of University Heights. We very much enjoyed the little private patio. The hosts were wonderful and extremely responsive. I will stay here again when I return to San Diego.

Great property in lively location

The property was great for our small party (2 adults + preschooler) and would also be perfect for a couple or maybe one additional small child. Location is within walking distance of lots of restaurants. If not up for eating in after a long day, the backyard is a great place for adults to eat and drink while the kids play. The indoors was efficient and well thought-out, with lots of convenient things like charging stations. Major attractions, like the zoo, are a short drive. We would definitely stay again.

Lovely condo with comfortable bed

This condo fit our needs in every way. The bed was comfortable, it was clean and nicely appointed and it was close to restaurants and coffee shops. We worried that it might be noisy but even though we stayed over a weekend, we heard one burst of laughter at 11pm and that was it. The property manager responded quickly when we had a question.

We were thrilled with our stay in university heights! Everything about the property exceeded our expectations. Due to weather, our flight was delayed for several days and Robert extended our stay and was an amazing help. Throughout the years, we have stayed in many university heights rentals and this was by far the best!

Comfortable space

We appreciated the comfort and spacious feeling of this place; plenty of room in the closet for clothing and in the kitchen for breakfast items and left-overs, etc. The couch and t.v. with lots of viewing choices were perfect to unwind after a busy day. We also loved the location; walking distance to food and coffee places. We felt it was a safe and pleasant neighborhood. Thank you for making your place available and affordable!

Really cute place in a great location, close to the things we wanted to do in San Diego. The backyard and front patio were great places to hang out and and enjoy being with family. The owners were also super communicative and responsive to questions we had about the place.

Perfect Location for Visiting All of San Diego!

Originally I had booked a hotel for San Diego, but mid-California vacation I opted to cancel and book this VRBO. Best decision ever. The University Heights neighborhood is delightful, quiet and literally a super easy drive to anywhere you want to visit. We spent time in La Jolla, Ocean Beach, San Diego Zoo, Whale Watching, and a drive down to the border “just because.” The unit is small, but it was just me and my three daughters. The cost was just right for us. The backyard patio offers extra outdoor space to lounge and eat. There is a large walk-in closet in the master bedroom with ample storage space, hanging bars and a dresser. The bed was comfortable and had two bedside tables that were nice space to have. Two of my children slept on the futon bed while we were there. I wouldn’t recommend for four adults, but four including at least two children in your party will work just fine. The kitchen is amazing—everything we needed. There is a coffee shop right down the block, and a bunch of other stores and restaurants within very close walking or driving distance. I have very minor suggestions and thoughts on the property: I asked that the owners consider more shelving in the bathroom for personal items, as it is a pedestal sink. We were a party of FOUR female…lots of make-up and facial care (LOL). Also, the lighting in the bathroom was extremely poor and unable to rectified while we stayed. I’m sure they’ll address this, minor issue. The bathroom shower is amazing…very large. The parking situation can be a little hairy. There are two dedicated spots, but don’t come with a car bigger than a Honda Fit! We were driving a full SUV (rented) and couldn’t fit in the spaces. We were always able to find street parking, but at times we had to circle the block a couple of times and wait for someone to leave. When I was tired and wanted to be comfortable, that was annoying. I highly recommend this property if you want a more “home” feel stay (not a hotel)..options to cook, watch TV and relax in quiet. The neighborhood is incredibly safe. We loved San Diego!

Awesome Spot in Excellent Location

I stayed in Casa Nova for about 5 days and could not have been more pleased. The pictures accurately depict the great spot, which is plenty spacious and right in the heart of the University Heights area. The host was also extremely responsive throughout the stay. Perfect location (with super easy parking) and accommodation for those visiting SD and looking for a newly updated place in a safe neighborhood location, within walking distances to great restaurants/bars/coffee shops.

Cutest UH place to stay!

We had a wonderful experience staying in this cute University Heights duplex. The home was clean, comfortable and in an ideal location to enjoy the town plus the bonus of a dedicated parking stay was the best. We were within walking distance to everything and enjoyed getting up each morning and throwing on some flipflops and comfy clothes to go walk to some amazing coffee joints. On our walks the locals were so friendly with morning greetings and a warm smile. In the evenings we utilized the homes kitchen and enjoyed most meals in but would then walk to a local bar or brewery where we met more friendly locals and had interesting and fun conversations late into the night. The house had most everything you needed with a few basic exceptions for the kitchen that I would recommend adding. :) A can opener, a couple more knives (only found one large butcher knife), strainer, cheese grater, a couple more large serving bowls, measuring spoons, the pod style coffee maker was awesome but some larger coffee cups would be great. I made it work :) but the items listed would be so helpful for those of us that love to cook. All in all though, this place was great and the responses and customer service from the property managers was quick and always helpful. We would stay again for sure! Thank you for sharing this awesome place to stay while we enjoyed beautiful San Diego.
