We`ve taken measures to reduce noise, such as insulating the ceiling and the locked dividing door at the bottom of the stairs, providing white noise machines, and enforcing quiet hours between 10:00 pm-8:00 am. However, there may still be some audible sounds from the neighboring unit.

The thermostat is located in the upstairs apartment and is locked to a specific range of temperatures (68°F-74°F). To regulate the temperature in the basement, you can open or close the vents in the ceiling and utilize the portable space heaters and fireplace, or portable fans.

While the apartment is exclusively yours, please note that the parking and backyard are shared spaces with the main house tenants, the guests staying in the guesthouse, and their pets.

During your stay, the apartment is entirely yours, and you are welcome to use the shared backyard. Please be aware that the upstairs area is rented out separately.

If you reach out between 10:00 PM and 8:00 AM, please note that non-urgent messages may not be answered until morning. For urgent issues during this time, we ask that you call us directly rather than message. If it’s very late, you may need to call more than once to wake us.

You’re welcome to bring along your furry family members! To ensure a smooth and enjoyable experience for everyone, you must include all pets in your reservation and complete the pet fee payment prior to check-in.

Even though we allow pets, you can still expect the same high standards of cleanliness as a non-pet-friendly rental. Our cleaning team is thorough and meticulous, ensuring that every guest arrives to a fresh and spotless home.

Please refrain from smoking during your stay at the Cozy Cabin! Any smoking evidence will incur a fee for odor removal and furniture cleaning.

★ NO PARTIES/EVENTS ★
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

★ YARD CARE, SNOW REMOVAL & EXTERIOR ACCESS NOTICE ★

Our yard care team services the property every other weekend from March through November, which may fall on Friday, Saturday, or Sunday between 9:00 AM and 6:00 PM. Because their route and timing can vary, we’re unable to guarantee exactly when they’ll arrive—so guests should assume a visit will occur during their stay if it overlaps with a scheduled weekend.

If this would be a concern during your reservation, please notify us at least 24 hours in advance so we can attempt to reschedule their visit.

From December through February, our snow removal team may access the exterior of the property as needed, depending on weather conditions. This may occur at any time, including early mornings or late evenings, to ensure safe access to the property.

Please also be aware that the hosts, maintenance workers, yard care crew, or snow removal team may be present on the exterior of the property at any time during your stay. While we always aim to provide notice when possible, there may be occasions when this is not feasible. By booking, guests acknowledge and accept the possibility of exterior access without prior notice.

★ SECURITY CAMERAS ★
For the safety of our guests, the protection of the property, and to ensure compliance with house rules, we have installed four exterior security cameras in the following locations:
• One facing the backyard
• Two facing the parking area
• One facing the front yard

These cameras are exterior only and are used strictly for security purposes. They are not actively monitored unless there is a safety concern, rule violation, or issue that requires review.

We take guest privacy seriously and do not use these cameras for any other reason beyond ensuring a safe and respectful environment.

1. NO PARTIES OR UNREGISTERED GUESTS: Registered and Approved guests only on the property. No parties/events. Maximum occupancy is 6 guests unless you’ve received prior approval, and the extra guest fee has been paid if applicable.

2. QUIET HOURS: 10:00 PM – 7:00 AM. Please be respectful of the upstairs tenants and the neighbors at all times, including daytime noise levels.

3. NO SMOKING/VAPING/DRUG USE: Smoking or drug use indoors is strictly prohibited. If you choose to smoke outside, it must be done on the at the top of the stairs, away from the guesthouse. All cigarette butts must be fully extinguished and disposed of in the outdoor trash bins. A minimum of $500 will be charged if smoke remediation is required.

4. SHARED SPACES: As noted in the listing, the parking and backyard are shared spaces with the main house tenants, the guests staying in the guesthouse, and their pets.

5. PARKING: We provide parking for 2–3 vehicles down the second driveway in the designated back parking area. No street parking allowed.

6. PETS: All pets must be disclosed and included in the reservation, and the pet fee must be paid prior to arrival. Pets are not allowed in bedrooms or on beds/furniture.
