Located in the Mountain Valley subdivision in Concan, Texas, this custom built 2-story boasts an upstairs balcony and oversized covered patio. With 5 bedrooms and 5 bathrooms holding 1-king, 4-queen, 2-double, 1-twin, and 1-futon, you'll have plenty of room for 17 people.

Enjoy the spacious back yard, featuring an outdoor fireplace, sparkling swimming pool, and cabana, or drive just minutes away to Frio River access points or a few miles more to Garner State Park. You're also only a block from Frio Valley Ranch and two blocks from the House Pasture restaurant and live music venue.

PAPER GOODS: Bring paper towels, toilet paper, napkins, coffee filters. Your kitchen is equipped with dinnerware, silverware, drinking glasses, and basic cookware, but you may want to bring paper plates, plastic cups, and plastic ware.

After July 4

River was full and lazy and the house was great. AC worked well and everything was well maintained. It was strange taking our sheets but it makes sense and you know you’re on clean ones. Used the river more than the pool but enjoyed coffee watching little ones swim in the morning. The automatic texts got a little out of hand and made you think AI was as good as personal as it would get and it was. Not sure what would have happened if we needed to talk to some one. Effecient tho. Will go back.

Morales Summer 2023

Beautiful property. 4 generations under one roof! The property offerred entertainment for all ages. The kids loved the pool, the granparents loved the porch swing and catching the scenery from the porch. The young adults enjoyed the seating around the cook areas perfect for beverages, music and grilling! The property was alos close to shopping, restaurants, and the Frio!

Lack of water

The house was wonderful. We had a problem the night we arrived. With 13 of us, it was going to take a bit to get showers before bed. When we began about 11 pm to take showers, there was no water. I checked the meter, things in the house, but nothing. I called the water supplier and they said Frio River Resorts should have notified us as they were notified of water being shut off during the nights.

Communication "Zero"

The property is beautiful. Being we were in the mist of a National pandemic, they were not willing to work with us on any kind of refund. About a month before our trip I kept calling and emailing, for at least a couple of weeks with Zero responds. Finally after many attempts I received a call back, just to be made aware of the no refund policy. The first night there the water went completely out, we went to bed with no shower or usable restroom. Sometime about 5am the water came back on. Again we attempted to call the manager, more than several times, Nothing. After presisting my calling, I finally received a call back late that evening, stating it was a City Water issue. Things happen, I understand, my fault, your fault, nobody's fault. The fact still remains, DO NOT expect any kind of timely communication (if any) from the property management.
