This 3-bedroom, 2-bathroom vacation rental is ideally located within walking distance (10 minutes) of midtown. Hiking trails, two lakes, and skiing are just a short drive away.

To Check IN: To check in, come to our Office located at 546 Sudderth Dr., Ruidoso, NM. The Office is on the North side of Sudderth Drive, directly across from the Ruidoso Fire Station at the Paradise Canyon intersection. We are open from 9 am-5 pm Monday-Thursday and 9 am-6 pm Friday-Saturday. If you arrive after the office has closed, your arrival envelope will be to the left of the front door inside one of the two mailboxes separated by last name. Your envelope will have a map, key, directions, and emergency contact information in case you need to get in touch with us.



CHECK-IN TIME: Standard Check-in time begins at 3:00 PM, Mountain Standard Time. If you must check in early, a pro-rated extra charge will be applied. Sometimes, early check-in is not possible. Holiday Check-in time may be as late as 6:00 PM, Mountain Standard Time. During holidays, early check-in is not available.



DEPOSIT and BALANCE: All reservations are guaranteed by charging 50% of the total cost for your stay at the TIME of your reservation, which is the "DEPOSIT", 100% if it is less than 15 days. You may send a personal check or money order for your 50% Deposit, but it must be received within 10 days from the date of the confirmation letter. A reservation is not considered firm until the deposit is received. IF YOUR DEPOSIT IS NOT RECEIVED WHEN DUE, YOUR RESERVATIONS ARE SUBJECT TO CANCELLATION. The remaining balance for your reservation is due 15 days prior to the date of arrival and will be charged that day. When you check in, the balance will already be paid in full.



CHRISTMAS POLICY: For reservations during the Christmas Holiday, there will be a minimum stay requirement of 4 nights. Reservations cannot check in or check out on December 25th or Jan 1st. New reservations cannot create single-night gaps and may require additional nights to book based on existing reservations. All reservations MUST be paid in full by December 1st or at the time of the reservation if the reservation is booked after December 01. There will be NO cancellations or changes 30 days before the scheduled arrival.



*CANCELLATION/CHANGE FEE: If you must cancel, a $40.00 amount plus 6% of the amount charged will be withheld from your deposit as the cancellation fee. If you wish to change your reservation, as long as the arrival is more than 14 days from today, a $40 change fee will be added to the reservation. Only 1 change is allowed for any reservation, and no changes/cancellations are allowed after a reservation change has been made.



Pet Policy:

Mandatory Pet Fee: $25 per dog, per night .



Pet-Friendly Homes Only: Dogs are allowed only at cabins clearly labeled “Pet Friendly.”

Two Dogs Max: Limit of 2 dogs per reservation.

Advance Approval Required: Please disclose all dogs you wish to bring when booking to avoid issues at check-in.

Service Animals: ADA-recognized service animals are always welcome. Emotional support animals (ESAs) are considered pets under this policy.







🏠 Supervision & Conduct



Dogs must be supervised at all times. If left alone at a property, they must be secured in a portable crate.

Dogs must remain off all furniture (beds, sofas, chairs, etc.).

Guests are responsible for cleaning up all pet waste upon checkout.

Noise: Please ensure pets are quiet and respectful to neighbors—excessive barking may result in noise complaints to authorities and early removal from our property without refund.



💲 Pet Fees & Fines



Mandatory Pet Fee: $25 per dog, per night .

Unattended Dogs: $200 fine if found uncrated and alone in a property, plus any additional cleaning/damage costs.

$100 fine per pet that is discovered at a non–pet-friendly property

Furniture Cleaning: Additional fees apply if dogs are found on beds, sofas, or other furniture. Dog hair removal is a very time consuming task for housekeepers. We ask that you bring your pet's own bed for this reason. Use of our pillows or blankets for dog beds will result in a charge to replace those items.



Pet Waste: We require that you pick up all pet waste from the property before leaving. A minimum $50 fee applies if waste is left behind.



WINTER CONDITIONS WILL REQUIRE 4-WHEEL DRIVE OR TIRE CHAINS! YOU ARE RESPONSIBLE FOR BEING PREPARED FOR WINTER CONDITIONS!

The neighborhood is full of mountain appeal. There are other charming cabin properties, PLUS abundant deer and elk to watch daily!

With less than 14 days’ notice, but greater than 7 days’ notice, we will refund 50% of your deposit less the cancellation fee*. Less than 7 days’ notice, but greater than 48 hours’ notice, we will refund 25% of your deposit less the cancellation fee*. If you give us less than 48 hours’ notice, SORRY, you will be charged for 100% of the total reservation cost. Any reservation 30 days or longer will require a 30-day notice to cancel.



SPECIAL EVENTS CANCELATION POLICY: Specialty Weekends, Family Reunions, and Holidays such as Aspencade, Memorial Day, Spring Break, etc., require a FULL 30-DAY NOTICE to cancel for a full refund less the cancellation fee*. If you give us less than 30 Days' notice, SORRY, you will be charged for 100% of the total reservation cost.



*CANCELLATION/CHANGE FEE: If you must cancel, a $40.00 amount plus 6% of the amount charged will be withheld from your deposit as the cancellation fee. If you wish to change your reservation for a Standard reservation and the arrival is more than 14 days from today, there will be a $40 change fee added to the reservation. Specialty Weekends, Family Reunions,, and Holidays such as Aspencade, Memorial Day, Spring Break, etc.,, require a FULL 30-DAY NOTICE for any changes. Only one change is allowed for any reservation.
