## Space

This charming 2-storey town house is ideally located in Rouen, in the quiet Boulingrin residential area. It comprises a living/dining area with an open-plan fitted and equipped kitchen, two bedrooms with 2 double beds on the first floor, a bathroom and a separate toilet. Access is secured by an automatic sliding door. The private, secure parking space is a real asset in Rouen! In addition to the private parking space in the inner courtyard, the flat is in the immediate vicinity of a free city car park. The property is a 5-minute walk from Rouen's historic quarter. The metro station is 200 metres from the flat.

Le Bruno is a recent property and offers a range of facilities to meet your needs and desires during your stay:

- A warm and inviting living room for spending time with family and friends.
- Kitchen with plenty of equipment and utensils. Bedrooms and bathrooms supplied with linen and care products (hygiene products, towels and sheets).
- You'll have all the essentials for cooking (condiments, oils, etc.) and you'll have everything you need to make coffees/teas.
-Children are also catered for, with the possibility of a cot if required and a staircase secured by a gate.
-Office area with fast Ethernet connection.
-Possibility of a long stay with full equipment: washing machine, dishwasher, multimedia television, plenty of storage space, storeroom.

You'll appreciate the many facilities on offer, including dishwasher, washing machine and WI-FI connection.

Bed linen and towels are provided for your comfort.
Please note that a private parking space is included in the rental price. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. ## Neighborhood

The Boulingrin district in Rouen is an emblematic area located on the heights of the city, close to the historic city centre, which can be reached on foot in 15 minutes. Known for its residential atmosphere and history, this district is a blend of elegance, greenery and cultural activities. You'll find all the local shops (bakeries, grocery shops) to make your daily life easier. The district has a number of green spaces and benefits from its elevated position, offering pleasant walks and a peaceful atmosphere. The surrounding parks are ideal for outdoor activities. Boulingrin is well served by public transport, notably the T1 line of TEOR (Rouen's high service level bus network), providing easy access to the city centre and other districts.

Boulingrin owes its name to an old bowling green built on the hill. It is a district that underwent significant development at the beginning of the XXᵉ century. It is characterised by bourgeois architecture and Art Deco or turn-of-the-century style houses, often surrounded by gardens. The Place du Boulingrin is the heart of the district and a landmark for residents. This is where you'll find the big Saturday market, a not-to-be-missed event for lovers of fresh local produce. The district is close to the Church of Saint-Gervais and its surroundings, which are steeped in history. The Théâtre des Arts and Rouen's other cultural institutions are just a few minutes away by public transport or on foot. Le Boulingrin attracts families and professionals alike, who appreciate its calm yet close proximity to the amenities of the city centre. It is also popular for its views over the city and its quality of life.

## Transit

House located in the Boulingrin district, 50 m from the Boulingrin car park (additional free parking) and just a short walk from the metro (Rouen's historic city centre accessible in 4 minutes, quays of the Seine accessible in 6 minutes) and bus terminus.

The Boulingrin district is well connected to the rest of Rouen thanks to an efficient transport network and a variety of options for getting around:

- TEOR / BUS network
The TEOR (Transport Est-Ouest Rouennais) bus and tram network is an excellent way to get around. Boulingrin’ station is a departure point for the T1 line. If you want to go to Rouen city centre, simply get off at ‘Théâtre des Arts’ or ‘Hôtel de Ville’ station. To get to the Saint-Sever district and its shopping centre, continue on the line to cross the Seine. Several bus routes also pass through or near Boulingrin to reach the outlying districts. Bus frequency is high, with regular services during the day.

- On foot
Rouen city centre can be reached on foot in around 15 to 20 minutes from the Boulingrin. Walk down to the historic districts such as Rouen Cathedral or rue du Gros-Horloge. The descent can be enjoyable thanks to picturesque streets and viewpoints.

- By bike:
Rouen is a city with many cycle paths. From the Boulingrin, you can easily reach the city centre via the lanes.

- By car:
Le Boulingrin has residential parking spaces, but Rouen city centre is often better served by public transport to avoid parking problems. The main roads provide quick access to other districts, notably via the Pont Jeanne-d'Arc to cross the Seine.

- By taxi or VTC:
Services such as Uber and Bolt operate in Rouen. Local taxis can also be booked from taxi ranks or by telephone.

Please note that the house has stairs. As such, access may be difficult for those with reduced mobility.

Arrivals are autonomous for greater flexibility. Arrivals are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more!
