The accommodation comprises
- A 22 m² living room with TV, WiFi, sofa and dining area.
- An open-plan kitchen with appliances including: electric kettle, oven, microwave, toaster, dishwasher, hob, etc.
- Bedroom 1: double bed (140×190).
- Bedroom 2: a double bed (140×190) and a single bed.
- Bathroom with shower and WC (door closed).

Outside:
- A private (unheated) 8×4 m swimming pool, open from 1 May to 30 September (opening dates non-contractual). The pool area is fenced. The pool is covered when not in use.
- A south-west-facing garden of around 90 m². An awning has been added in front of the stairs to protect you from any rain.
- A tiled terrace with furniture to enjoy the fine weather.

The flat is ideally located in Rosières, in a very pleasant setting surrounded by vineyards, with views of the mountains and the village of Balbiac from the garden and swimming pool. You'll be close to all the essential shops, as well as boutiques, restaurants, bars, markets, etc.

Activities :
The sporting activities you can enjoy nearby are: canyonning, canoe kayaking, climbing, horse riding, quad biking, cycling. You can also swim in the rivers.
You can visit the Chauvet cave 20 minutes away. The village of Joyeuse, 10 minutes' drive away, with its chestnut museum and historic castle.
You can also visit the Rosières wine cellar and taste some fine Ardèche wine.
