Welcome home to the Hill House. From here, you`ll watch sunsets, sunrises, fireworks on the 4th of July, hot air balloons in August, and all of the other Reno happenings. Enjoy unobstructed views of downtown and the mountains from the Hot tub, fire pit, or the upper deck while BBQing with friends. Immerse yourself in nature with a leisurely walk into the wildland that borders the property. Just 5 min to downtown but you`ll feel removed from it all. Come stay and enjoy Reno`s best city views!

Our home is perched on a hill overlooking the Sierra Nevada mountains and Downtown Reno. The home backs up to miles of open space, providing a feeling of seclusion, with sounds of frogs and crickets in the evenings. You`ll be located about as close as it gets to San Rafael Park, where the city holds countless events and festivals. Our front door is just 50 feet from a wonderful trailhead, where you can access Evans Creek which connect to miles of hiking and mountain biking trails, perfect for morning walks or evening runs. Enjoy Spring flowers or the changing colors of Fall just steps away from the home. There is also a disk golf course just stones throw away from the backyard! With UNR and Downtown Reno only 5 minutes away, and Truckee/Lake Tahoe 30-40 minutes away, this is a prime location to enjoy all that Reno has to offer.

Our backyard is designed for entertaining. You`ll enjoy unobstructed views whether you`re lounging in the Hot Tub, warming up by the propane fire pit, or relaxing in a hammock. Get a game of Corn Hole going while you grill on one of two BBQs (we offer one propane BBQ and one built in Charcoal BBQ).

Completely renovated floor to ceiling, our home is ready to host your next group getaway. Our upstairs living room includes an oversized sectional sofa to lounge and watch TV (Hulu, Netflix, and HBO provided) or enjoy the views. We also offer high speed internet throughout the home at 500 Mbps, perfect for remote work or streaming.

Our dining area opens right into the kitchen, which is fully stocked with oil, spices, cookware, dinnerware, and all of the other little things you`ll need to cook delicious meals. Complimentary Coffee and Tea are provided as well!

Upstairs you`ll find three bedrooms, all immaculately clean and stocked with fresh linens. The Master has outstanding views and offers an ensuite bathroom, King bed, and dedicated work space. The other two bedrooms share the hallway bathroom, one with a King bed, and the other with two Full over Full bunk beds.

Downstairs is our mother in law suite, complete with Kitchenette, second Living Room, Full bathroom, and 4th bedroom. The split level set up is perfect for separate families traveling together or multi-generational living. The hot tub can be accessed directly from the downstairs suite as well.

Enjoy board games or Air hockey downstairs, with a second Roku Smart TV for streaming.

Lastly, our garage includes a Ping Pong table and garage fits two compact cars. Larger trucks and SUVs should use the driveway

During your stay, you`ll have access to the entire house, garage, patio, and backyard.

Our home is yours to use during your stay and you will not be disturbed, but our local team in Reno is just a phone call or message away if you ever need anything or have questions!

This is a quiet and safe neighborhood with friendly and respectful neighbors, and we ask that you also respect our neighbors by keeping the noise levels down at night. This is NOT a party house, and our maximum occupancy is 14 guests.

The area is very Uber/Lyft friendly if you need to call transportation. We`re extremely close to many popular attractions in the area as well:
- 40 min from Lake Tahoe/Truckee
- 3 min from UNR
- 15 min from Reno Tahoe airport
- 5 min from Downtown/Midtown Reno

Our indoor fireplaces are for decorative purposes only, and will not be available for use during your stay.

In the winter time, there may be snow and ice conditions. The streets are plowed frequently, but depending on conditions, tire chains and/or 4 wheel drive may be needed to get to our home. No refunds will be provided due to weather/snow conditions or inadequate preparation for winter driving.

Except for during the winter months, the landscapers will come to the property on every other Monday. We just wanted to share this to avoid any surprises!

Additionally, every Monday, our Hot Tub technician will come by the property during business hours to clean/maintain the Hot Tub.

Our trash pick up days are on Wednesday. Each Tuesday evening, our maintenance manager will come to the property to take the trash to the curb, and will return Wednesday evening to bring the bins back in.
- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Quiet hours are from 10pm – 9am each day.
- NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend throw away. Failure to comply will result in a fine of $1000.
- Please make sure to fully turn off the BBQ and fire pit after use
- The indoor fireplaces are currently not available for use and are not an amenity we offer. Failure to follow this rule is subject to a $1,000 fine.
- Jacuzzi/Hot Tub and the Bunk Beds are both used at your own risk and we won`t be held liable for any accidents
- Please DO NOT turn off the main breaker to the Hot Tub or turn the Hot Tub off in general, as it causes issues and may lead to inoperability.
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Check Out is at 11:00am Pacific Time
