Adventure Awaits is the perfect place for your base in Red Lodge. It is a brand new 2 bedroom, 2 bathroom stand alone townhome in Alpine Basin. Please note that credit card processing fees are non-refundable, regardless of the cancellation time frame or reason for cancellation. TERMS AND CONDITIONS This Agreement is entered into between Alpine Basin Management, LLC, a Montana Limited Liability Company (“Alpine”), and [Guest], which includes the signing party(ies) whose name(s) appears on the credit card(s), check(s), or money order(s) provided to Alpine to pay for rental costs of the property managed by Alpine and identified on the invoice (“Property”). These individuals and all other occupants using the property during the rental period (dates set forth on invoice) are referred to as “Guest” or “Guest Designee.” 1. Guest Authorized Use and Obligations Guest agrees to, and to cause each of the other Guest Designees to abide by the terms and conditions of this Agreement. Guest is responsible for Guest’s, Guest Designee’s, or Guest’s invitee’s failure to comply with the terms of this Agreement. Guests will use the Property only as a personal vacation residence. Guest will use the Property for lawful purposes only and will comply with any and all applicable laws and regulations. Guests will maintain the Property in a good and clean condition and will use the Property in a careful and lawful manner. Guest will leave the Property in a good condition (less ordinary wear and tear) as received by Guest upon Guest’s arrival. Guest is responsible for securing the Property, including windows and doors. Guest will be responsible for any losses incurred due to Guest’s failure to properly secure the Property. 2. The Guest Inspection Guest will, on arrival, examine the Property and will immediately report to Alpine any damage discovered or any equipment not in operating condition. 3. Damage Guest is responsible for any and all damage to the Property during Guest’s stay caused by any Guest, Guest Designee, or any Guest invitee during the specified rental period. Should any damage or alterations be discovered upon inspection after the Guest’s departure, Guest agrees to pay for all costs of repairs. If the cost of repairs exceeds the Safely Insurance Protection coverage (as applicable), Guest authorizes the credit card on file to be charged (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged on a pro rata basis). If the charges for damages exceed any Guest or Guest Designee’s credit limit, the following applies: • If more than one credit card is on file, each Guest or Guest Designee hereby authorizes his or her credit card to be charged the excess on a pro rata basis. • If there is only one credit card on file, or the charges for damages exceed all credit cards on file, Guest or Guest Designee will pay Alpine the excess immediately by cash, check, or money order. (All reservations made require a credit card on file regardless of payment method for the rental fee.) 4. Safety As part of our effort to help you relax and enjoy your stay, we have partnered with Safely Insurance to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damage during your stay. The $80.00 Safely Fee includes up to $5,000 of accidental coverage for property and contents damage and up to $1,000,000 coverage for accidental bodily injury. Complete terms are available upon request. The Safely Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. 5. Check-In and Check-Out Check-in time is after 4 p.m. and check-out time is at 10 a.m., unless otherwise designated on your reservation’s confirmation page provided by the site on which you booked. No early check-ins or late check-outs are available unless previously arranged. We may have someone checking in on the day of your departure. For that reason, we must adhere to these times. Guest agrees that Alpine personnel and its agents have the right, and hereby grant such right, to enter the Property promptly at the check-out time on the scheduled day of departure. Unapproved late check-outs may be charged a portion of an additional day’s rent. You may call a minimum of 24 hours in advance to request an earlier check-in or check-out, but we cannot guarantee your request will be granted. 6. Payment An advance payment equal to one hundred percent (100%) of the rent designated on the invoice (“Down Payment”) is required to secure your reservation. The Down Payment will be applied toward the rental fee for the Property (“Rent”). Please make payments in the form of a check or money order to Alpine Basin Management, LLC. You may also pay by credit card using MasterCard, Visa, or American Express. The balance of the rent, if any, is due at least sixty (60) days prior to the arrival date designated on the invoice. If the booking was made on another site, please adhere to the payment structure detailed on that site at the time of booking. If Alpine does not receive payment of the entire rent by the designated number of days on the reservation, prior to the designated arrival date, Guest and/or Guest Designee grants Alpine the right to charge Guest or Guest Designee’s credit card for the unpaid balance of the rent due on the reservation (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged for such unpaid balance on a pro rata basis) or to cancel the reservation if the balance of the rent is not paid. In the event of cancellation of the reservation, Alpine will retain the Down Payment made to secure the reservation. Alpine will automatically cancel reservations without contacting or notifying Guest if payment deadlines established between Alpine and Guest are not met by Guest. The original Alpine cancellation policy will still apply. Upon receipt of payment in full of the rent due, Alpine will email Guest and/or Guest Designee confirmation of the payment. The guest and/or Guest Designee will receive driving directions and the Property’s access codes three weeks prior to the designated arrival date. There is a $75.00 replacement fee if any entry items provided are lost. 7. Cancellations Unless otherwise stated at the time of booking, Alpine Basin Management’s cancellation policy is as follows: • If a reservation is canceled 31 days or more before the scheduled arrival date, the Guest will receive a 96% refund of the total Rent amount. • If canceled between 15 and 30 days prior to the scheduled arrival, the Guest will receive a 46% refund of the total Rent amount. • If canceled within 14 days of the scheduled arrival date, the Guest will receive no refund. If your reservation was made under a different cancellation policy via AirBnB, that policy will apply. Please provide confirmation of the third-party cancellation terms at the time of dispute or inquiry. 8. Storm Policy / Road Conditions / Property Conditions and Travel Insurance No refunds will be given for storms that alter your travel plans. The guest and/or Guest Designee acknowledges and agrees, on behalf of himself or herself and all other Guests, that mountain roads are curved and steep, and that each Guest will take appropriate measures to travel under the conditions presented. We do not refund due to: • Inclement weather or other events supplied by Mother Nature. • Malfunction of equipment and/or any Property amenities (e.g., TVs, DVDs, telephone, internet, etc.). Alpine will make a reasonable effort to make repairs and keep all equipment in good working order and condition. 9. Other Guest Obligations

Family ski trip. Property was clean and had excellent accommodations. The video game system and toys for the kids to play with were a bonus that was unexpected. Would definitely stay at this property again.

Anniversary Ski Trip
Had a great time celebrating our anniversary with our sons. The house was a perfect location to Red Lodge Mountain and downtown. The house was clean, and the kitchen had everything for making meals together. The hot tub was awesome for après ski. Thank you!

Everything you can ask for
This home is located in a brand new community in Red Lodge. You have easy access to everything in town and the house is fully equipped with everything you could need. The owner was super easy to communicate with and even accommodated a late checkout for us. I HIGHLY recommend this rental to anyone looking in Red Lodge.

Considered the small things
This property owner has thought of all the little intricacies of home and stocked the house with them. It was so refreshing to see baggies, aluminum foil and cooking spray in the kitchen (to only mention a few). Beautiful clean house, would highly recommend!

Perfect stay in Red Lodge
We have visited Red Lodge over the past 5 years from just after Christmas to after New Years. The home is amazing! The previous reviews are 100% accurate. The place is immaculate and has everything you need for a wonderful visit. There is a hot tub (we did not get the chance to use), as well as sleds in the garage. All amenities are provided. I 100% recommend this property if you planning a visit to Red Lodge.
