VIEWS: Prepare to be captivated by the awe-inspiring views. Perched high on Queenstown Hill, this home offers panoramic vistas of Bayonet Peak, Cecil Peak, Walter Peak, the Queenstown Gardens, and the magnificent Lake Wakatipu. Floor-to-ceiling windows and sliding doors line the front of the main room, providing the perfect frame for the breathtaking landscapes and maximum photo opportunities.
LOCATION: Conveniently located just 1.2 km from central Queenstown, Papillon offers the best of both worlds. Guests can easily enjoy the vibrant energy and attractions of downtown while retreating to a tranquil alpine oasis situated in a quiet neighbourhood. Coronet Peak is the closest ski field just 23 minutes’ drive to the carpark, similarly for the wine enthusiasts there are two popular cellar doors Amisfield and Mora just a short 16–19-minute drive away on route to nearby charming Arrowtown. The Queenstown Airport is conveniently 7 km away, so guests can arrive and quickly be getting into `holiday mode`.
STYLE: Luxurious and incredibly spacious, split over three levels with multiple outdoor areas. Papillon has been beautifully styled with Italian furnishings and commissioned artwork.
BEDROOMS AND BATHROOMS: With four bedrooms each boasting its own ensuite, everyone can enjoy having their own privacy and convenience. The large master bedroom located on the top level, has the ‘wow’ factor with a private balcony, desk, walk-in wardrobe, and stunning panoramic views. Bedroom 2 is spacious with a Smart TV, walk-in wardrobe, ensuite, beautiful lake views, and patio access to the spa pool. Bedroom 3 is spacious with a Smart TV, ensuite, beautiful lake views, and patio access to the spa pool. Bedroom 4 is the smallest of the bedrooms and does not have lake views.
The master bathroom and ensuite 2 have twin sinks and a separate spa bath and shower. Ensuites 3 and 4 have a shower. There is an additional guest toilet on the main level of the villa. All bathrooms are well equipped with luxurious toiletries.

LIVING AREA & MEDIA ROOM: Papillon has been designed to create a seamless flow between indoor and outdoor spaces while maximizing the stunning views. Relax by the gas fire in the cosy open-plan living area, watch your favourite shows on the Smart TV with SKY, there is also Netflix and Sonos surround sound (connect from your personal Smart phone or use the tablet provided), or indulge in a cinematic experience in the truly impressive media room with an 85` Smart TV.
KITCHEN AND DINING: The kitchen is truly a chef’s dream with top quality cabinetry, countertops, appliances, wine fridge, coffee machine and bar stool seating. Whether you choose to dine indoors or outdoors, both dining areas provide ample seating for eight, allowing you to savour your meals while soaking up the iconic views.
THE GREAT OUTDOORS: Step onto the spacious lake-facing balcony, complete with an outdoor dining table, lounge, and BBQ, a perfect space for al fresco entertaining. And for a real treat, pamper yourself with a soak in the top quality Hot Spring spa pool on the lower level patio while admiring the paragliders flying down from Bob`s Peak and taking in the majestic mountain vistas.
OTHER PRACTICALITIES: Other practicalities and comforts include heat pumps/air conditioning in the main living room and master bedroom, additional electric heating, a double garage with internal access, a drying cupboard for wet ski gear, full laundry facilities, and an internal lift.

GETTING AROUND: Hiring a vehicle is not required as you can walk to town but may be recommended for convenience of bringing home groceries, exploring the stunning area, and for ease of getting up and down the hill.
RATES, INCLUSIONS & MINIMUM STAYS: Rates are inclusive of 15% GST, premium linen and for a maximum of eight guests. A departure clean fee of NZ$495 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $200 including GST). Minimum 3-night stay year-round, and 4-7 nights during peak periods.

BOOKING TERMS & CONDITIONS: - Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- Papillon is a residential dwelling and no parties or events are to be held, unless prior arrangements are confirmed with your property manager. (Events fee and terms & conditions apply).
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.
- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.
- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.

High on the Hill
What a brilliant property. We had the most fun, the best views - nothing like waking up to that vista - I'm going to miss that most of all. Great amenities, highly recommend hiring a car - that hill is not for the faint-hearted!

Queenstown Luxury
This property is truly amazing, the photos are exactly what you will find, and the view is just stunning. Located close to town so very handy. You will need to drive to town unless you are very fit and enjoy walking up a steep hill. The house is fully equipped with everything you might need. You won’t want to leave!

We had a wonderful time in Queenstown and this accommodation was a big part of it. We were very comfortable and the views were unmatched. The hottub was also great. A couple houses down is a beautiful path down to town, and while a bit strenuous, was an enjoyable way to walk to everything we wanted to do

Outstanding accomodation
The hosts outstanding friendly, prompt and generous service was aptly backed by the outstanding experience Of holiday if in this excellent home. It was spotless, extremely well appointed, perfectly positioned with grandstand views of Mt Cecil and beyond. We didn’t want to leave but appreciated every aspect of being here including the wine and chocolates on arrival, the beautiful surroundings and the very accessible and helpful hosts. Exceptional Property!
We had the loveliest long weekend, at the Papillon. The property was stunning, the views amazing and only a short Uber to town. The property Managers were outstanding with their service, arranging platters and groceries on arrival, the check in, check out was easy, no stress with anything. So clean and tidy, lovely setting, we will be back!!

Great property for a big group & good for entertaining.
Perfect for a big group or family out friends. 3 stories. 3 double bedrooms with En-suite on 1st floor, living on 2nd & large master on 3rd. Double car garage, but won’t take ski racks on car. Only downside is the steep roads on the top of the hill, icey in winter, but great views.

Absolutely fantastic!
Papillon is an amazing property. We stayed with another family so where 4 adults, 4 teenagers. It is very spacious.
The kitchen was very well equipped, with good quality dinnerware, cooking utensils etc. Bathrooms immaculate.
Movie room was perfect for teenagers, spa pool an added bonus. Living space, and views where wonderful.
The whole property was extremely clean, an very well appointed.
The property managers where great to deal with. Information prior to arrival was forthcoming. They where there to greet on arrival.
We had a problem with the oven and they came first thing the next day. (only a fuse)
We would highly recommend.
