With modern bathrooms, laundry facilities, heating throughout, and secure garage parking, this home has everything needed for a comfortable stay in every season.



The Space

Spread across two levels, this stylish home is designed to make the most of its lake and mountain outlook.

The lower level features an open-plan kitchen, dining, and living area with large windows and balcony access, creating the perfect place to relax after a day exploring Queenstown.

Upstairs, all three bedrooms offer privacy and comfort, making it ideal for families, friends, or work trips. Please note; the upstairs balcony is not for guest use.

Bedrooms: Three bedrooms.

Bathrooms: 2.5 bathrooms. All bedrooms are on the upper level, accessed via an internal staircase (14 steps).

Living areas: Open-plan living with heat pump, smart TV.

Kitchen: Fully equipped with fridge/freezer, built-in oven, cooktop, extractor, dishwasher, microwave.

External: There is a spacious courtyard with a garden, clothesline, and bins. While there is a balcony present upstairs it is NOT to be used.

Let us know your preferred configuration at least 3 days before arrival. Changes requested after this time will incur a fee of NZD $100 per bed plus a NZD $10 call-out fee if requested after check-in, which covers our external cleaners coming to rearrange beds and fit new linen.



Guest Access

Guests have full use of the property — kitchen, lounge, bedrooms, bathrooms, and courtyard.

The garage has a 2.1m height clearance — large vehicles (SUVs, vans) should check clearance before attempting entry. Roadside parking is available as an alternative.

The Neighbourhood

Marina Drive is close to Queenstown's marina and lakefront, with the town centre, shops and Queenstown Airport all a short drive away.

Other Things to Note / Good to Know

Driveway: The driveway is short but steep — please take care on approach, particularly in wet conditions. Low-clearance vehicles may have difficulty.

Stairs: Internal staircase with 14 steps to upper level where all bedrooms and bathrooms are located.

Water: Runs on a hot water cylinder (180L) with a set amount, so larger groups should space out showers. If the hot water runs out, please allow 3–4 hours for the tank to reheat

External Notes: The upstairs balcony is not safe for use and is off-limits during your stay. You are welcome to take in the views from the downstairs courtyard.

Fireplace: The fireplace is decorative only — please do not use it. The property is well heated via heat pumps and bedroom heaters.

Power: Running too many appliances at once may trip the power

Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on

Extra linen and a mid-stay clean are available for a fee.

A BBQ can be arranged for NZD $60, covering the gas bottle, BBQ use, and a professional clean afterward.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.



Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
