Our Apartment is part of the Arawata Collection - a private hillside property made up of four fully self-contained residences, each with its own entrance and outdoor
space:

Arawata Bush View (Apartment 2) (This Listing): A brand-new, cosy 2-bedroom, 2-ensuite apartment tucked below the Arawata Retreat on the eastern side, with a private entry, tranquil bush views, and glimpses of the lake and mountains.

Arawata Alpine View (Apartment 1): Also, just built-new and more spacious, this 2-bedroom, 2-ensuite with a private entrance sits just beneath the Arawata Retreat on
the western side, with its own entrance and lake and mountain views.

The Arawata Hideaway: A romantic, standalone studio - a beautifully converted space with a log fire, lake views, and complete privacy.

The Arawata Retreat: A fully renovated 3-bedroom, 3-bathroom home perched above it all - ideal for families or groups, with sweeping lake and mountain vistas.

While each unit is thoughtfully positioned for privacy, you may occasionally see other guests in shared outdoor areas such as the access ways or driveway.

Please note: Access to the Arawata Alpine View Apartment involves walking past the front of this apartment. Both are fully self-contained with separate entrances and no shared interior spaces.

Whether you’re here for a quiet retreat or planning a group stay, the Arawata Collection offers the perfect blend of connection and calm.

Most guests find the apartment very quiet. Light sleepers may occasionally hear footsteps from the house above. We’ve added soundproofing and provide white-noise machines in every bedroom for extra comfort.

Cancellations & damage deposits:
3% of your booking fee is non refundable due to bank charges out of our control. A pre authorized charge of $500 NZD will be placed on your card 2 days before check out - this is a security deposit & will be refunded automatically if no damages occur.

⏰ Check-In & Check-Out
Check-in is from 3:00pm- 10:00pm unless pre-arranged with our team.

Check-out is by 10:00am.
We ask that the property is left in a tidy state. Unscheduled late check-outs or excessive mess may result in additional cleaning fees.

🚭 Smoking
All our properties are strictly non-smoking. If evidence of indoor smoking is found, a minimum $200 NZD fee will apply for deep cleaning.

🛠️ Damage, lost keys & callouts
We ask that you treat our home with care.
If any damage occurs, keys are lost, noise complaints arise or an unnecessary callout is required due to guest actions, we reserve the right to charge $60/hr for management time.
👉 Please note: Callouts required after 5:00pm or on weekends/public holidays will incur a higher fee of $120 p/h for management time.

👥 Guest Numbers & Age Requirement
The lead guest must be 25 years or older (ID may be requested) and present during the stay. We reserve the right to cancel your booking if you do not meet the above requirements. The total number of guests must not exceed the number confirmed in the reservation.

🐾 Pets
Pets are not permitted in our homes.

🔇 Noise
To respect our neighbours, we ask for quiet time between 10:00pm and 7:00am. Noise complaints may incur a minimum $100 NZD fee.

🎉 Parties & Gatherings
Parties, events or large gatherings are not permitted. We appreciate your understanding in helping us maintain a peaceful environment for everyone.

🧹 During Your Stay
We appreciate guests leaving the property as they found it:
- Please do not rearrange furniture or remove items.
- Place rubbish in the appropriate bins.
- Place any dishes in the dishwasher and remove unwanted food.
- Leave keys in the lockbox upon departure.
- All linen is professionally hired, any missing or damaged items will incur a replacement fee.

🚨 Serious Breaches
We reserve the right to cancel your stay without a refund if house rules are not followed. Any illegal activity will be reported to authorities and additional management fees may apply.

🧒 Children & Safety
Please ensure all children are supervised when staying in our homes. We will not be held liable for any incidents.

🔒 Guest Safety & Liability
Please ensure all doors and windows are locked when leaving the property. While we take great care to provide a safe space, we cannot be held responsible for personal loss, damage, or injury during your stay.

🌍 Force Majeure
We’re unable to accept responsibility for cancellations due to unforeseen events beyond our control (e.g., natural disasters, travel disruptions, pandemics). Travel insurance is strongly recommended.

💵 Rates & Fees
All rates are in New Zealand Dollars (NZD) and are subject to 15% GST unless otherwise stated. Additional fees may apply if house rules are not respected.

📅 Cancellations
We recommend all guests to have travel insurance in place. Our cancellation policy will apply to all bookings and we are unable to offer refunds for circumstances outside of our control.
