Our brand-new residence at 105º Sail View is located in Old Town Puerto Vallarta & at the heart of Romantica Zone, less than a 5 minute walk away from Los Muertos beach, Pier, Malecon, cafés, restaurants and bars.
This 1-bedroom unit is on the 11th floor and boasts great ocean sunset views of Banderas Bay and old town.

POOL The works are scheduled to officially begin on Monday, June 9, 2025, and are expected to be completed by August 9 or earlier, if possible.

Along with the incredible number of amenities available within one defined area of the city. Here you will find the highest concentration of restaurants & bars in all of Puerto Vallarta. In saying that, you are far away from the big mega all-inclusive hotel properties/chains.PEO is only 3 short blocks away from famous Los Muertos beach, Pier and Malecon & 2 short blocks from Basilio Badillo & Olas Altas streets where you’ll find variety of restaurants, cafes, shops, galleries, ATM’sto name a few.

*Mr. Flamingo/ La Noche is about 3mins walk
*Senora de Guadalupe is about 15mins walk
*Isla Cuale market is about 8mins walk

You don't need a car staying here as we are centrally located in old town with beaches, restaurants, bars, cafes, stores, groceries so close.
Want to explore further? There are nearby bus stops & it’s easy to use, only $10 pesos per ride.Taxis and Uber (Uber is our first choice) are also a great way to get around. Very close to the Playa Los Muertos pier where you can catch water taxis to nearby beaches and towns.
The building has 3 exits, one towards beach on the West, one towards the east towards shops and restaurants. one from the parking garage with easy access to the main road.
Things of note:
*ELECTRICITY IS VERY EXPENSIVE in Puerto Vallarta and they love to charge non locals big $$$ for it, so please to keep the cost down and for the environment turn the lights off when you don’t need them and please only use the air condition when you need it. The A/C is an advanced system, it cools the apartment very quickly. Use “DRY” or “FAN” mode to conserve energy. Fans are also installed on the balcony, bedroom and living room.
*Incline - There’s a bit of an incline to the building from the beach or pier. To avoid the incline, use the back (Level 1) entry (security guard will show you).
*Direct sunlight - Having ocean views, means the unit gets the direct sunlight in the afternoon when the sun is going down. Blackout blinds in the bedroom & privacy blinds in the living room.
*Two elevators - To get into the unit you have to take 2 elevators, from the lobby take the elevator to 4, 6, 7, 8 or 9th floor to cross over and then take the second elevator that will take you to 11th floor. No direct elevator from lobby to 11th floor where our condo is.
*Heights - If you are afraid of heights, the glass railing may be a concern. Please NO leaning on the railings.
*Building rules - Abide to building rules when using common space such as the rooftop, infinity pools, jacuzzi & gym. Be considerate of the people around you in regards with noise, music, smoking, etc. No glass wares are allowed by the pool/jacuzzi, PLASTIC glasses, plates & utensils are provided.
*PEO is a privately owned unit we expect our guests to respect our home and follow the house rules as well as be respectful to other owners and guests in the building.

The owner and property manager were in frequent contact to ensure everything worked out. The building is close to everything with beautiful views of the ocean.

My husband and I stayed in this condo for a week in the middle of January.  This property is AMAZING.  The amenities alone are wonderful, but the unit itself is unreal.  The balcony is where we spent many mornings having coffee (FYI we were unable to find Nespresso pods at any nearby store – this must be something to purchase at a larger supermarket).  The proximity to the beach and restaurants is perfect, we found plenty of extremely tasty food, drinks, corner stores and smiling faces.  We spent our evenings watching amazing sunsets and the whales play (thanks to the set of binoculars!!!).  The rooftop pool was also a major highlight!  We thoroughly enjoyed sunbathing there in the afternoons, not to mention the refreshing drinks that Arturo made us (very reasonably priced as well).  All in all, a 10 out of 10 experience.  One thing to note:  There IS construction directly behind the 105 Sail View condo building.  We were not disturbed by it on the balcony/inside the main area of this unit but it could be heard very well in the bathroom and obviously on the walkway behind.  It was not very noticeable at the rooftop pool.  Closing the door between the bedroom and bathroom shut out the noise and with the AC running every now and then it allowed for an uninterrupted sleep (which, the bed is ALSO super comfy lol).  Thank you Peter and Leo for sharing your lovely space – we had the most memorable time in Mexico.

This was our second stay here, and it was even better the second time. The unit is comfortable, quiet, ideally located, immaculate, very well equipped, and filled with thoughtful touches. Communication with the owners and managers was consistently excellent. And the building itself is amazing, with a great rooftop pool and lounging area and very gracious staff. Can't recommend this place enough!

This apartment and the building it’s in are both A+. We’ve stayed in a number of condo buildings in PV, and this is our favorite. The apartment itself is spacious, well-designed and comfortable, with strong wifi and beautiful outdoor spaces looking over the sea. The hosts are simply fabulous - easy communication and very friendly. Same with the property manager. We also very much appreciated the staff here - unlike some other buildings in this category in PV, renters are treated respectfully and with genuine care, and all seemed to go out of their way to ensure our stay was excellent. This apartment is a fantastic choice. We’ll be back for sure. And if you stay here, you will be too!!
