  • South Seas offers the perfect private setting for your tropical vacation. This unique villa is nestled around four acres of private waterfront property. This space allows each member of your group to find their own solitude if desired or be together in the screened sun room overlooking the ocean. The sofas in the sun room offer a relaxing area to enjoy beautiful sunsets and water views allowing guests to experience a level of peace, serenity and privacy rarely found at any Turks and Caicos vacation rental.

    This villa can be rented as a 2 bedroom villa, a 4 bedroom villa or a 5 bedroom villa.

    Pool Information: The depth of the pool is from 3ft to 7ft. The dimensions of the pool are 36.3ft x 7.5ft. There is no lifeguard on duty.

    Other Things to Note
    -Air conditioning is metered separately and any use is charged at the current market rate + 12% Turks & Caicos Accommodation Tax.
    -Complimentary midweek housekeeping service included for weekly stays.
    -Guests are required to sign a liability waiver prior to check in.

We had a fantastic stay! The multiple outdoor seating areas were a favorite for photo ops, with the screened in central room and pool being our favorite for lounging the day away! The ocean steps and water sport amenities were easily accessible and perfect for our family time in the evenings!

Nice quiet place off the beaten oath

We stayed for a week, 2 couples. House was nice. Porches are screened in, which helps with mosquitos. BedRooms are good nice size and plenty of room to spread out. Kitchen was better than most places we have stayed as far as dishes and pots& pans for cooking. 2 dishwashers and 2 refrigerators makes it nice for small groups to enjoy meals in if they prefer. Pool was nice and good temperature. Not cold but not too warm. Plenty of pool towels for us were supplied. Cove is really nice to explore and snorkel or just swim around. We took advantage of that several days. Only about 3 feet deep once you get out to buoy so would be good for children too if you wanted to teach them to snorkel at your own pace. Would recommend this place for those looking to relax and enjoy nature side of this island. Side note bring bug spray Or get at grocery store. They have had a bunch of rain which is making mosquitoes worse than usual. We didn’t have problem once put spray on though.

Amazing Time!

This was our third trip to the island and we all agreed it was the best so far. South Seas Villa may be a little outdated but the price reflects that in our opinion. It was immaculately clean and that is what was important to us. Sure, some of the screens may have holes in them but we just kept those windows shut and never had any bugs in the house. The ceiling fan in one of the bedrooms was not working but Hope made sure it was replaced with a new fan as soon as possible. The WiFi wasn’t the greatest but it was manageable. We didn’t suffer because of it. What really won us over was the actual property itself. We have stayed on Sunset Point and Chalk Sound in beautiful Villas but enjoyed ourselves the most on this trip. The property is very private with beautiful landscaping and different little trails. The pool was very clean and it was very refreshing to take a dip in after spending the day in the ocean. We spent every night in the gazebo watching the beautiful sunsets and having a few cocktails. Our favorite part was the little cove in front of the Villa accessible from a stone staircase. The water is shallow and warm with little rock formations teeming with sea life. We spent many many hours just wading and snorkeling in that little cove. We had stingray visitors a couple of times and many interesting fish that would stop for a bit as they passed through. We did several other activities during the week (Jet skiing, Clear Kayaking, Golf) but enjoyed our time at the Villa the most.

We’re giving this property three stars, not for the house itself, the amenities, or the view, but because it’s a lot to pay for a property you cannot fully utilize, a pool that’s left unattended, and staff who make you feel like a burden. A bull was roaming the property for most of our stay, and while we understand there wasn't much the property manager could do (the script we were told over and over: there is nothing we can do, it's out of our hands), we also felt they did not take our concerns about a 1500 pound animal with horns seriously and seemed annoyed with us when we expressed concern. We were literally laughed at by one of the employees at one point. The employees are young, and clearly don't have the experience or maturity to be respectful of guests. They put up barriers upon our request, a couple ladders which the bull could clearly jump over, but they seemed annoyed at this request as well. We ended up parking our car across the driveway, which deterred the bull from entering, and using the provided kayaks to block the path to the gazebo. But, for the price paid, not feeling safe to use the whole property was a bummer. A drone with a camera arrived on one of our last days, hovering over us by the pool, not sure if that was the property management or a neighbor. Pool was never cleaned during our 8-day stay, we ended up getting the net out of storage and attempting it ourselves. Positives: location, ocean access, comfortable beds, nice house.

Fabulous!

We just returned from South Seas Villa and are utterly depressed to be back in the cold. The climate down in T&C is perfect and the Villa was super clean! Loved the sunsets down by the Gazebo the most. The layout is perfect since the Master bedroom is removed from the common area and allows for beautiful sleep, Especially cool when you travel with the younger generation. Hope, the property manager, was a pleasure to deal with and gave us awesome recommendations to great Restaurants. Can wholeheartedly recommend this place!
