* Please take care of the furnishings. You have to pay for damages that *exceed the security deposit.

* If the home is left dirtier than normal, you may be charged an extra cleaning fee.
Check-In/Check-Out. Your Check-in and Check-out times are outlined in your Reservation Agreement. You understand and agree that if you stay past the agreed check-out time, the Company has the right under state law to remove you, and you will be assessed $100/hour charge if you are found to be in the home before Check-in time or after Check-out time.
Prohibited Conduct. Guests and their visitors (“Invitees”) must not use the property for any illegal purpose or bring hazardous materials, weapons, or illegal substances. They must not engage in any conduct that: (i) gives rise to civil liability; (ii) is defamatory, obscene, or offensive; (iii) promotes discrimination, racism, or harassment; (iv) is violent, threatening, or promotes harm; or (v) involves illegal or harmful activities. Guests must also avoid creating disturbances or nuisances to neighbors, making any alterations to the property, or assisting others in any of the above actions.
Damaged Property. You must leave the property in the same condition as when you arrived, except for normal wear and tear. You are responsible for any damage, loss, or theft caused by you, your guests (“Invitees”), or pets. (i) We will notify you and provide evidence of any damage or missing items; (ii) repair or replacement costs may be charged to your security deposit or payment method; (iii) lost revenue due to damages may also be charged; and (iv) failure to report any damage within 48 hours or before check-out may result in loss of coverage.
Personal Liability For Charges and Claims; Indemnity. You hereby agree to be held personally liable for all costs and charges relating to the Reservation, including, without limitation, the Payment, Damaged Property Fee and any incidental charges (collectively, “Charges”). In addition, to the fullest extent permitted by law, you are responsible for your use of the Property, and you will defend and indemnify us and the Company Parties from and against every claim brought by a third party, and any related liability, damage, loss, and expense, including reasonable attorneys’ fees and costs, arising out of or connected with:
(a) your, your Invitees’, and/or your or their pets’ use of, or misuse of, the Property;
(b) your or your Invitees’ breach of the Terms, House Rules, or applicable law;
(c) any dispute or issue between you and/or your Invitees and any third party; and/or
(d) any injury, death, or damages sustained by any individual or property caused by your, your Invitees’, or your or their pets’ acts or omissions.
We reserve the right to assume the exclusive defense of any matter otherwise subject to indemnification by you, and in that case you agree to cooperate with our defense of those claims.
Personal Items. Any money, jewelry, valuables, or personal belongings brought to the property are at your sole risk, and we are not responsible for any loss or damage. Such items should never be left unattended anywhere on the property, including guest rooms or in-room safes. Before check-out, (i) all personal items must be removed; (ii) if not, we may, after reasonable notice, remove, store, or dispose of them; (iii) you waive any claims regarding such items; and (iv) you are responsible for any reasonable fees incurred for their removal, storage, or disposal.
Per Zoning Code Section 33.207.050.A.1, Portland’s rental regulations require a long-term tenant to reside on the property for at least 270 days a year. Please respect the noise curfew. Noise must not exceed legal limits between 10 PM and 7 AM to abide by Portland City Title 18 Noise Control. Devices that cause noise disturbances are prohibited, especially during quiet hours. Noise should not be audible in other dwellings. ASTR guests share the main floor kitchen access with the long-term basement resident. Commercial events (parties, meetings, etc.) are not allowed. The property is approved for a maximum of 5 bedrooms (2 guests per bedroom). Ads must not list more than this no wording, images, or descriptions may suggest higher capacity. The ASTR may only be rented to a single group at a time; renting individual rooms to unrelated guests is not allowed.
Smoking Policy. Smoking” means the burning or vaporization of a lighted cigarette, cigar, pipe, marijuana, incense, or other substance. Unless expressly allowed by your Reservation Agreement, smoking is not permitted at the Property. Should any odor of smoke taint the Property, all fabrics, carpets, and furniture may require professional cleaning or replacement, at Guest’s expense, plus a 15% administrative charge.
