Abundant sunshine and beautiful canal views await you at this three-bedroom, two-bath home located in the exclusive deed-restricted community of Rotonda West, Florida. With a convenient location on Boundary Blvd, it provides easy access in and out of the Rotonda West community.
Featuring an open layout, vaulted ceilings and classic Florida archways, the almost 2,000 square foot home has coveted rear Southern exposure, meaning the screened-in lanai and heated pool are treated to ample sunshine throughout the day.
Within a 15 minute drive to beaches, restaurants and shops and within five minutes to five golf courses and a bike trail, this bright and airy home has an eat-in kitchen with ample counter space and a large pantry. Enjoy dinner at one of the two dining tables or dine on the lanai at the table overlooking the pool. We’ve got all the kitchenware and utensils you’ll need for your stay. You won’t want to leave!
Additional amenities include:
• Master suite with king-sized bed, dresser, large walk-in closet, television and sliding doors to the lanai
• Master bath with dual vanity, private toilet, spacious walk-in shower, and separate tub
• First guest room with a queen-sized bed, dresser, large closet, television and slider to the lanai
• Second guest room with two twin-sized beds, dresser, television and large closet
• A roomy guest bath with combination shower/tub and private door to the lanai
• Washer, dryer and ironing board
• All linens - bed sheets, blankets and bath towels are included, as well as beach chairs and a gas grill.

Our recent stay at Sunnyside in Rotonda was absolutely fantastic. We’re a family of five and had an amazing time from start to finish. The house was immaculate, spacious, and had everything we needed for a comfortable stay. The pool and outdoor area including tv, music speaker, chars, tables, fire pit and bbq was also fantastic and really made the holiday special for our kids. Everything was spotlessly clean and tidy throughout. Emily, the host, was wonderful and contacted us regularly to check that we were okay, which was really appreciated.The large garage with bikes, fishing rods, deck chairs, and a cool box was an added bonus and made our stay even better. Overall, an amazing stay and we wouldn’t hesitate to return.

Awesome Property!!

This home was above and beyond what we expected.The pool and lanai were amazing. The home was well furnished with every kitchen item you need, beach towels, nice sheets, 5 lounge chairs, outdoor table and comfy furniture set. Emily was wonderful. She responded back to us quickly with detailed messages. We hope to stay there again soon.

Lovely stay, Lovely villa

From initial enquiry to check out the communication with the owner Emily was first class. The villa was spotlessly clean with everything you could possibly need including top quality appliances. Lovely beaches within 10 miles although the pool area was so perfect it was difficult to prise ourselves away. Lots to do in the area & the bikes in the villa were used a few times. Really enjoyed our stay & did not want to come home.

FLORIDA VACATION

House was clean and quiet neighborhood. The owner text ed quite a bit example what time did you get there, take out the garbage let the pool guy in make sure you do the laundry (sheets and towels) make sure dishes are in the dishwasher clean what time will you depart from the property ? Too many texts !

Wonderful Rotonda West Property

We had a wonderful stay at this property. It was clean and very welcoming. I especially loved the extras this property had, luggage racks in all of the closets and plenty of hangers. The lanai was a great place to hang out by the pool or to sit and watch tv in the evenings. The communication with the owner was great! If we weren't building our own house in Rotonda West, I would stay here again!

Comfortable and clean!

The pool was the cleanest we’ve ever had of all our rentals. There was plenty equipment for kitchen use, more than most. It was a comfortable house inside and out.The area was quiet except for some construction which was far enough away that it wasn’t too bothersome. It was just the kind of house we would go back to.

Great host, wonderful property and neighborhood

Our family stayed here over spring break. From the time we booked, through our stay, and after we checked out, Emily, the host, was amazing! She has a genuine care for her guests and her home. The home was very clean. It had everything we needed for a comfortable week stay. The house was well-stocked with everything from plush bath towels to beach chairs. We spent most of our time in the heated pool and hanging out on the lanai. It was a short drive to the beach, restaurants, and shopping. Thanks Emily for everything! We hope to be back!

Perfect location EVERY amenity thought of.

We have vacationed in the central gulf coast area for 20+ years and have stayed in 20+ homes. This house was perfect for our family of 3 and older parents. Location to Mansota Key beaches and Boca Grande within 20 minutes was awesome. House was super clean, host was on top of all of our needs. Never have we had a host so intent on making every minute of our stay enjoyable. Plenty of good shopping, restaurants in the area. Even less than 6 months after Hurricane Ian the area was alive and open. Pool was HUGE and warm. The lanai area had ample seating for eating and/or relaxing by the pool. We will be back again. We felt at home the whole stay. Safe, quiet and clean. Thank you!

Splended stay in lovely West coast Florida

A great house to come to and well equipped, all very much like the description/pictures. The neighbourhood is calm and relaxing, easy shopping fairly close by as well. Travelling from Europe only requires a fast-food delivery and to fill up the fridge for an easy recovery of time diff. The kitchen is well equipped with very good equipment (dishwasher, fridge etc...etc even a potato peeler). The terrace with cannal view is really nice. Plenty of room for 6 people to eat outside and relax in pool or just dive in the TV corner with good seating. Inside with good A/C and washing facilities, dining possibilities if preferred. Combined with the great adventures in the beach/lagoon nature of Boca Grande - it has given the family a great vacation again! Many Thanks Emily & Adam //Familly Lundqvist

Wonderful home

We had an excellent vacation in this home. The home is spacious & in a great location as it's very close to the beach. It was clean & had brand new appliances & a fully stocked kitchen . We used the pool every day & it gets full sun so it was the perfect temperature. We loved the lanai perfect for outdoor living & watching all the wildlife on the canal.

Peaceful, organized, and spotless!

This property is by far the best one we’ve stayed at. Emily and Adam have everything you need and more! Plenty of towels, an actual working grill, and I can’t say enough about how organized and clean everything was. The beds were comfortable, the cookware in the kitchen was plentiful, the pool was so nice and at a perfect temperature. The pictures don’t lie. Everything looks exactly like it’s shown! This was one of the best homes I have rent in the area. The house was perfect. Everything you could need was there. The communication with Emily was great. She made sure that I did not need anything the entire stay! The pool was warm and relaxing the highlite of my stay! So much space in and outside! Great location! All around perfect! Extreme R & R!!

We loved Emily and Adam's house. Everything from messages welcoming us to Florida and letting us know how to get into the property to asking us if there was anything we had questions about or needed. We thought we would spend a lot of time going shopping and to the beach-which is a very short drive away and they have plenty of towels and beach chairs at your access if you wanted-but we just couldn't leave the house and the pool. It was so relaxing with the TV and Bluetooth soundbar. We had questions about real estate in the area and Emily hooked us up with a very nice friend who is an agent who gave us info not only on properties and such but also suggestions for a fish market and places to go eat. The only reason I gave the location a 4 is because a couple of nights we could hear cars racing down Rotunda, one street over. Nothing that would keep us awake. I would highly recommend staying here and hope to again. Thank you Emily, for a great week and your wonderful hospitality!

Superb Place

Great place for our little getaway. Beaches and restaurants were close. Spent many hours in the lanai. So relaxing. Our hosts made everything EASY. Super clean. Quiet neighborhood. Would highly recommend.

The home is beautiful. Rotonda West has many lovely homes available for rent, and I would recommend that anyone select a house other than this one. The owner was initially nice and very communicative by text. However, after checking out, the owner threatened to keep portions of the deposit and accused me of many untrue things based on her property manager’s assumptions. She accused me of having more people at the home than indicated in my reservation; she assumed I traveled with a husband (I never told her that); she scolded me for using all 3 bedrooms (but I rented a 3 bedroom home); she accused me of leaving the home a mess (despite me only leaving a few sheets unlaundered and despite her not having any photos of the “mess”); she accused me of scratching a sink (which she said was not discovered by her property manager or cleaning crew, but subsequent guests); and she confronted me about her property manager’s report of the number of cars parked at the house (1 in the garage and 2 in the driveway). After defending myself and offering explanations that I did not have to provide, the property owner backed down and said that since she lives afar, she had to rely on her property manager. There isn’t a lot of diversity in the area. We are a black family. The scrutiny that we endured felt like our visit was not welcomed and we were being watched. I have stayed at other vacation rentals without issue. There are many options in Rotonda West. Stay someplace else.

Covid Getaway Summer Memories

Emily and Adam's home is beautiful! It is spacious, has a beach feel, is very open, and inviting. It looks just like the pictures you see on the website. There was just the right amount of furniture and it didn’t feel crowded. The walk in shower with a 7 foot tall shower head was a definite plus for those who are tall! I loved that the entire south side of the house was either window or sliding door! It made the home feel even bigger. The door that led from the pool to the bathroom was handy with two kids! The highlight of the home is the lanai: perfect pool, comfortable benches in the sun and the shade, a dining area and it was equipped with a large TV and Bluetooth speaker! Emily and Adam had open communication from the moment we saw their house on HomeAway. Emily was always quick to respond and went above and beyond to provide answers. The communication lasted throughout our entire stay! I will refrain from giving an opinion on the beds as I feel every person is different. I found them all comfortable in their own way. I would say the king bed was firm and comfortable. The double/queen bed was definitely softer. The twin beds are meant for kids. The home offers pool/beach supplies. At least 5 beach chairs, a couple boogie boards and pool noodles, some kid-sized mask and snorkel gear, beach toys, and a variety of floaties, beach bags and beach towels! Pretty much everything you need. The kitchen had ample supplies as well. I appreciated the Tupperware, pots & pans, spices, baking goods, tea pot & kettle, coffee maker, a Keurig (we never used) and of course our favorite: the Margaritaville machine! If I had any complaints about the house, they are minor. We are not early risers and the light in the morning pours into every room, as it should, it is Florida after all. I would suggest sleep masks. The only thing I marked down on was location. The road is fairly quiet, but people drive down it way too fast! Sadly, there is no sidewalk either. That was a bit disappointing as we are used to the kids biking on their own. The home itself has a big front yard and the neighborhood is very quiet! Overall, we could not recommend this home more! You won’t regret it! We were so pleased, we wanted to stay an extra week, but it was already rented out. We look forward to returning again, maybe in the fall or winter and invite our international family as well! Thank you Emily and Adam for lending us your home!
