Whether you are sitting in the screened in porch, outside on the shore or inside with the windows open you can enjoy the sound of the water lapping on the rocky shore. Peace and tranquility of the country but minutes from downtown shopping/restaurant strip and Plattsburgh City public beach.

The unique location of LoZA House, on a cliff and on a point, LoZa House offers 270 degree view of beatiful Lake Champlain.
The house is located on a dead-end branch of a dead-end street, creating a quiet place to play, ruminate, and relax.
The large screened in porch allows you to enjoy the outdoors in almost all inclement weather. Eat your meals, play cards, play pool, play darts with velcro balls, play table football/soccer [foosball] or just curl up on the sofa and listen to nature that surrounds you.
There are two rocky beaches for lake accessand swimming.
The East side: - Rocky shoreline with large boulders - Easy access to water with the dock - Deeper waters ideal for teens and adults, or little ones if parents are in the water with them. - Picnic table with parasol - SoloStove firepit for you to roast marshmallows or hotdogs with some wood provided to help get your fire going.
The North side: - Rocky beach / shoreline with small rocks - Easy access to water - Shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves - Fire pit for you to roast marshmallows or hotdogs with a some wood provided to help get your fire going.
NOTE: - Sturdy water shoes [or something like them] are recommended while swimming so please bring these along with you to optimize your enjoyment.
WATERCRAFT (onsite, various sizes of life jackets availble from infant to adult): - One paddle boat. - One canoes - 2 Kayaks (offsite) - boats and jet skis can be rented nearby [we can help/guide you with this if required].
HOT TUB Private hot tub located right outside your private entrance for your relaxation enjoyment
We live on the premises [upper 2 floors of the main house], as such the grounds are shared with us.
ACCOMODATIONS - Bedroom has a queen size bed [sleeps 2] - Main room/living area contains a full Murphy bed [sleeps 2], a queen sleeper sofa [sleeps 2] and a large CordaRoy bean bag chair that can convert to a queen mattress on the floor [sleeps 2]. ** Please note that the base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.
KITCHEN - Gas stove/oven - Dishwasher - Mini-fridge - Toaster oven - Keurig coffee machine (and complimentary coffee) - Blender - Microwave - Dishes, utensils and cutlery is all provided - Towels and cleaning supplies.
The kitchen also has a dedicated work surface with plenty of lighting, electrical outlets as well as UBS charging outlets.
The unit also comes with a BBQ just beside your hot tub which is located just outside the door to the screened in porch.
When it is too cold or windy outside for comfortable stays in the screened in porch there is a expandable table (4 to 6 people) for eating or working inside. You are free to use the large HD TV [with Netflix and Disney+], piano, and gas fireplace. Toys for young children (ages 3-7) can be arranged with prior notice.
BATHROOM - Your private bathroom contains a shower, toilet, and sink.
CHILDREN - There is a large driveway for kids to play on - Playground containing a two-story play structure with 3 swings, 3 slides, and a small climbing wall. [These areas are shared with our kids. Again, toys can be arranged with prior notice.]
NOTE: There are three units located LoZa House: the Adirondack Screened-in Porch unit with its east facing views of lake and mountains, and is located at the opposite end of the house from the other two units. The Adirondack Skydeck with its sunroom (north-west facing) and Skydeck with its geodesic dome (This is only available to the Adirondack Skydeck Unit). Finally the Coastal design unit which also has north-west views of the lake. Each of these units, can sleep up to 6 people.
We have a young golden doodle who will love you to death [if you let him], and two young children of early grade school age. We live on the upper two floors above the Adirondack floor. Like we ask you to do, our dog is always on a leash. If there is a dog loose on the property please let us know and we will bring the dog back to the neighbor's house - some neighbors have pets that find it difficult to remain on their own land [we are working on resolving this and it is getting better].

Guest Access: Guests access the Adirondack Room via the screened in Porch. Access to this area is obtained by walking down the lawn from the driveway and past the hot tub. Alternatively, cross the stone patio in front of the main door for the house and descend the stairs to the hot tub and the door is there. You will have access to all the grounds and the stone patio containing the BBQ.
The Neighborhood: The house is located at the end of a dead-end branch of dead-end road. As such the traffic is minimal to none. The neighbors are very friendly and likely to wave as you pass.
We are associated with the community of Cliff Haven This community is a 2 min drive from the house, or about 15-20 min walk. These streets are quiet, a great place for children to ride their bikes or again for taking walks.
A little farther down the road, by car, you will find a grocery store, restaurants, gas stations, pharmacy and banks. All you need for last minute items. All you need within a 5 min distance.
Getting Around: A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)
Other Things to Note: PLEASE NOTE: - The whole house is NOT for rent, only the Screened-in Porch Unit. - The Skydeck on the roof is reserved for those staying in the Skydeck guests only. - We (2 kids, dog and husband and I) live in the main house Year-round – expect to see/hear us occasionally. - The neighbors do have dogs or can have visitors with dogs. We cannot control the behavior of the neighbors nor their pets.
SWIMMING: - Sturdy water shoes [or something like them] are recommended while swimming so please bring suitable foot wear. - We encourage you to swim off the docks, however, diving is prohibited.
PRICING: The base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.
PETS: -All pets must be in a kennel when left alone. -All pets must be on a leash when outside to respect the safety and security of the other guests. -Please clean up after your pets
PARKING: There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighbor’s. ***The road between the 3 mailboxes and our driveway is not a public road but the neighbor’s property***
OTHER: • Plenty of local restaurants for dine-in and take-out and delivery.
• 1 hour from Montreal [need a passport], 1 hour from Lake Placid, 1 hour from Burlington/Vermont
• Home is minutes from Plattsburgh International Airport
• Please remember that you’re staying in a house, not a hotel so please treat the space with respect. Living on the property we can answer any questions you may have about the home or any activities the surrounding city offers within minutes. Also, we are always very quickly available to address any issues that may arise and address them very quickly - a real benefit of having the hosts on-site.
• We are a gay couple with 2 elementary school children and a very calm, friendly golden doodle dog.
