The Adirondack Sky Deck pine finishing gives you the modern cabin feeling with Superb views of Lake Champlain. Whether you are in the spectacular sun room, outside on the shore or perched on the one of a kind sky deck with a 360 degree view of the surrounding area, you can enjoy the sound of the water lapping on the rocky shore. Peace and tranquility of the country but minutes from downtown shopping/restaurant strip and Plattsburgh City public beach.

The Adirondack Skydeck unit of the LoZa House is a 1 story adirondack design unit with a bedroom, a living room living room, kitchen , bathroom, and the spectacular sunroom overlooking Lake Champlain.

Whether you are sitting on the skydeck, outside on the shore or inside with the windows open you can enjoy the sound of the water lapping on the rocky shore!

Peace and tranquility of the country but only 12 minutes from downtown Plattsburgh, shopping/restaurant strip and very long Plattsburgh City public beach.

The 270 degree rocky waterfront on our property can be reached either by walking the grassy slopes, or using the 2 flights of stairs. There are two rocky beaches/swimming locations on the property - the north side and the east side. The east side has a rocky shoreline, and a dock, with deeper waters ideal for teens and adults or little ones if parents are in the water with them. The east side waterline also has a picnic table and large parasol at your disposal to enjoy a meal with the waterline right next to you. The north side rocky beach/shoreline on our property has much shallower waters ideal for younger children of age 5+ who can typically get in and out of the water easily by themselves if they have the right footwear for the rocky beach consisting mostly of small rocks. Near the east side rocky shoreline there is a Solo Stove firepit for you to roast marshmallows or hotdogs. On the north side there is a picnic table and fire pit. Of note, sturdy water shoes [or something like them] are recommended while swimming so please bring these along with you to optimize your enjoyment while in the waters adjacent to the property. You also have access to a paddle boat. Canoes, kayaks, and boats can be rented nearby [we can help/guide you with this if required].

Besides dipping yourself into the lake waters off either the North or East rocky shorelines at the edge of the property there is also the outdoor [chlorine] hot tub you can dip yourself into. Often in the summer we keep this as a small pool for the kids (minimal heat), or we can adjust to adult temperatures for a relaxing soak in a steaming traditional hot tub. Upon prior notice the temperature can be adjusted as you like. Typically, we turn the heat down in the summer to allow a cool place to relax while enjoying the spectacular views of the lake. In the colder months we can adjust the temperature to accommodate adults or children.

In addition, the Plattsbugh public beach, one of the biggest fresh water beaches in the country, is only a 10 min drive from the house.

The house is located on a dead-end branch of a dead-end street, creating a quiet place to play, ruminate, and relax.

We do live on the premises [upper 2 floors of the main house], as such the grounds are shared with us, and any guests in the other two units at LoZa House. This unit is located behind the garage and you have your own separate exterior entrance. The Coastal unit contains a queen Murphy bed [sleeps 2], 2 queen sleeper sofa [sleeps 2]. The kitchenette has a small stove, bar fridge, dishwasher, microwave, a coffee machine, and blender. There is also a propane gas BBQ for your use. The laundry area has a full size washer and dryer.

The bedroom has a fold up desk so you can work in secluded place away from the activity in the rest of the unit.

You are free to use the large HD TV [with Netflix and Disney+], and electric gas fireplace. Toys for young children (ages 3-7) can be arranged with prior notice.

Your private bathroom contains a shower, toilet, and sink.
There is a large driveway for kids to play on as well as a playground containing a two-story play structure with 3 swings, 3 slides, and a small climbing wall. These areas are shared with our kids and the other two vacation rentals at LoZa House.
The hot tub is also shared with us [mostly our kids], of course, we will give you priority of use of while you are staying with us to optimize your vacation experience while you are here at LoZa House.
We have a young golden doodle who will love you to death [if you let him], and two young children of early grade school age. We live on the upper two floors above the Adirondack floor. Although the play area is also shared with the dog (named Leone - meaning Lion in italian), he is never left outside unattended. If there is a dog loose on the property please let us know and we will bring the dog back to the neighbor's house - some neighbors have pets that find it difficult to remain on their own land [we are working on resolving this and it is getting better].

Guests access the Coastal unit via the play area. Walk the past the wooden stairs leading up to the Adirondack Skydeck unit and take stone steps leading down.

Living on the property we can answer any questions you may have about the home or any activities the surrounding city offers within minutes. Also, we are always very quickly available to address any issues that may arise and address them very quickly - a real benefit of having the hosts on-site.

• We are a gay couple with 2 elementary school children and a very calm, friendly golden doodle dog.

If you like a more modern style with a touch of grandiose luxury surrounded by natural resources and beautiful views of the lake, the Coastal unit of LoZa House is for you.

NOTE: New for summer 2023. Threel units are located LoZa House: the Adirondack Screened-in Porch unit with its east facing views of lake and mountains, and the Adirondack Skydeck with its sunroom and Skydeck with its geodesic dome . Each unit, like yours, can sleep up to 6 people, however, from past experience, 95% of all booking have been 2-3 people only

Guest Access:
Guests access the Adirondack Skydeck unit by climbing the wooden stairs located at the front edge of the garage. One flight of stairs leads you to the entry to the unit. If you then take the spiral staircase you will access your very own skydeck. The LoZa House Skydeck is located on the roof of the unit and affords you a unobstructed 360 degree view of Lake Champlain and the surrounding area.

The Neighborhood:
The house is located at the end of a dead-end branch of dead-end road. As such the traffic is minimal to none. The neighbors are very friendly and likely to wave as you pass.

We are associated with the community of Cliff Haven This community is a 2 min drive from the house, or about 15-20 min walk. These streets are quiet, a great place for children to ride their bikes or again for taking walks.

A little farther down the road, by car, you will find a grocery store, restaurants, gas stations, pharmacy and banks. All you need for last minute items. All you need within a 5 min distance.

Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)

Other Things to Note:
NOTE: New for summer 2023. In addition to this new unit there are two other rental units at LoZa house (the original Adirondack Screened-in Porch Unit and the new Coastal Unit. As such, on site parking is now limited to one car per reservation. Additional cars can be parked on the quiet dead end road leading up to LoZa House. In addition, the grounds will now be shared between all rental units.

The all units sleep up to 6 people as does your unit, but from past experience 95% of all reservations are only for 2-3 people.

At the last minute my fiancé and I had to cancel our honeymoon in Italy because of medical reasons. I found Loza House online and I was immediately in love with the views from the house. When we arrived were able to go right to our apartment thanks to the instructions that were emailed to us in advance by the host. They also left us a sweet note & blueberry cake to welcome us. The apartment was clean, modern, and well appointed. As expected the views were simply stunning. Unfortunately while we were there I came down with an awful cold but all I can say is that if you’re going to be stuck “at home” then Loza House isn’t a bad place to be! Eventually my husband and I were able to venture out a couple of days to explore and the surrounding area is very pretty. There were lots of restaurants in the area and the shopping district was close by too. We were there for a week where the aurora borealis was supposed to be visible in much of the USA a couple of nights but unfortunately there was a lot of cloud cover the 2 nights it was most visible so we didn’t get to see it. However, it was still fun and romantic to spend evenings on the sky deck looking for it. Jon, one of the hosts, popped in a couple of times just to say hello and see if we needed anything. The second time he brought his two kids who sweetly had drawn pictures for us and our 2 dogs. We really enjoyed our stay while there and someday would love to return for an anniversary. Thanks Jon & family!

My spouse and I spent a long weekend in the Skydeck unit. On arrival (just after sunset), we were able to easily find the house, know where to park, be able to see (it was after sunset) to get into the unit, and find that it was comfortably cooled and super-clean and neat - all ready for our stay. When we woke up the next morning, we were delighted to find that the view from the dining room is even better than the photos! The owners of this property - who live in part of the house - have clearly put a lot of thought and love into making this a wonderful place for guests to relax and enjoy their time at the lake. They went above and beyond in making our visit one that we will remember for years to come! We highly recommend spending time here!

Everything from the check-in through check-out was not just perfect, but over the top 10/10. The hosts thought of everything in the space to make it highly functioning, but also the perfect little touches to make it personal. The space is beyond gorgeous and there is everything you need for the stay to be comfortable. I really hope to stay here again in the future- and it was wonderful to meet the hosts, their children, and stay in such a gorgeous, calming place.

We stayed at Loza house this past weekend and it was fantastic! Highly recommend the rooftop apartment with its majestic view of Lake Champlain. We visited many of the nearby attractions, restaurants and breweries. If your looking for a quiet family oriented experience try Loza for your stay.

The LoZa House SkyDeck is perfect. The space is bright and perfectly appointed. The views of the lake from the sunroom are beautiful and the rooftop deck provides a 360 degree view. There are kayaks, a canoe and pedal boat and much more. I will be back.

My partner and I went for a 3 night stay for my birthday. We stayed in the sky deck unit. The views are breathtaking. The unit is perfect in every way. Jon, Sergio and kids go above and beyond. The place is immaculate, the decor is new and fresh. Their attention to detail is incredible! The hosts are so thoughtful they gave me a cake for my birthday. The kids drew us pictures. We were sad to leave and will be back in the Fall. Do not miss this place!

It’s such an unique and wonderful experience staying in Loza house. The sky deck unit is just the perfect size for our small family. It has all the convenient amenities for family life, fully equipped kitchen, brand new and high quality product and appliance in the unit, kayak for my husband, hot tub for me and playground for our toddler. Super clean and beautiful view in every corner. Our toddler didn’t want to leave this vacation house at the time of checking out. We have so much fun and will be back for sure!

We came to town with few activities to do. This was the perfect home base. From early mornings and middays, the large windows provided a gorgeous view of the lake and the lake’s birds. We even saw 2 eagles.

What fantastic property for any type of getaway or vacation! The hosts have thought of everything and ready/available if needed. The unit offer incredible views of the lake out of almost every room but offer some great privacy. The unit offered ample space for my family (of 3 for this trip) to all be in the same room or apart when we need (put our daughter to sleep - while we stayed up). Our trip was in late August and sun still strong, we didn’t notice the heat of the day because of the central air (split units not window). The unit is well insulated for any from the others. Supplies were plenty and the cleanliness was top notch. And lastly, the host were just what we needed for our trip - very responsive but committed to making our stay what we needed. We are avid short rental people and our plan is to return, we might check out another unit and without any kids this time.

This was our first time in the area so we really had no idea where "best" locations may be. I went based on the pictures and information provided. I made the mistake of stating out loud - I don't care if it's rains the whole time we are here because look at that view. Well - it mostly rained and we never saw the sun. We had the most perfect time laying low during a long driving trip and just enjoying the space, views and location. Had the weather been better we would have been out on that water. Kayaks and paddle boat provided would have been fun. had we not had heavy clouds that upstairs viewing area on top of the rental would have been perfect for staring at the stars. The hosts are amazing! Immediate response before and during our stay and extremely helpful to anything you may need. The space is reflective of the photos and descriptions provided. I can't imagine you would need anything, but if you did my guess is that Jon would take care of it. I wish all rental properties were this perfect to what is advertised. If we ever get out that way again I would definitely want to stay here.

We absolutely loved this space.We travel alot and this has been my favorite house .The views were amazing and Jon and Sergio were the best hosts and they made us feel very welcomed.Do yourself a favor and go check The LoZa house out!
