The Beach House is an exclusive beach hideaway for your holidays in Crete ideal for a beach break, built above the shore of an unspoilt beach destination of Rapanias near Kissamos town, in Western Crete. Guests in The Beach House are a step away from the crystal clear water of the Aegean Sea, and can feel the beach air in every little corner while letting all the cares just melt away.

Inside, The Beach House is characterized by a cool island atmosphere with warm natural elements, neutral colours and stand out features; it is comprised of two levels with an open plan living and dining area and a fully equipped kitchen, while three beautiful appointed en- suite bedrooms can accommodate up to 6 guests. Listening to the waves crashing every morning along with the sunrise from the master bedroom’s balcony makes getting up at 7am worthwhile.

•Lower Ground floor: (elevated basement with windows) with one bedroom(with two single beds) and one bathroom.
•Ground floor: On the ground level there is a spacious lounge, a separate dining room and a fully equipped kitchen.
•First floor: On the first floor there are two large bedrooms each with a private bath room and balcony. The balconies have a breathtaking view of the sea. The one bedroom with one double bed and the second bedroom with one twin bed.

The Beach House is perfectly located directly on Rapaniana Beach, just a short drive from the authentic fishing village Kolymbari, and only 15 min. away from the town of Kissamos, from where you can take a boat trip to the incredible Gramvousa and Balos Lagoon. Guests can explore the area of Western Crete for its stunning beaches like Falassarna and Elafonissi and taste incredible local food. Getting at The Beach House by car or bus is easy, 30 min away from Chania. Within walking distance, you can find nice taverns, cafés, and various shops. Nowadays, one can still find the many centuries old monastery Panagia Odigitria that played a significant role in the history of Crete. For more fun and culture, visitors should visit Chania’s Old Harbour and its Archaeological Museum of Chania to admire a wide collection of Minoan artefacts. Samaria is the biggest gorge in Europe that fascinates the nature-lovers, starting from the White Mountains and ending up to the Libyan sea.

A car is necessary for your transportation. We can also organize a transfer in order to come to the villa and the day after rental cars can be delivered at the property

-Most of the light bulbs are replaced with LED lumps
-The villa only uses water-efficient toilets e.g. low-flow toilets, dual flush toilets
-All windows are double-glazed
-Offer tours and activities organized by local guides and businesses

This is a house and not a hotel, so please treat the property with respect as if it was your own :)
1. You can arrive at your accommodation after 16:00 on the Arrival Date of your holiday and you must leave by 10:30 on the Departure Date. But in any case if you wish to arrive earlier or depart later than the mentioned hours feel free to contact us and we will fulfill your request if the villa is available with no extra cost. If your arrival will be delayed, you must contact us so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the Property. If you fail to arrive by midday on the day after the Arrival Date and you have not contacted us, we may treat the booking as having been cancelled by you.

2. People other than those in the Guest party set forth above may not enter the property or stay overnight in the property. Any kind of Party for more than the people staying in the property must be informed prior booking the villa, which in some cases it might not be accepted and if accepted extra charge might apply. In case you do so, we can refuse to hand over the Property to you, or can require you to leave. We will treat any of these circumstances as a cancelation of the booking by you and we shall be under no obligation to refund you for any fees already paid to us
in those circumstances. Any refund will be at our sole discretion

3. Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that action is taken as soon as possible. It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) for us to resolve difficulties properly unless we are promptly notified. In particular, complaints of a transient nature(example: electric power issues, warm water is out etc.) cannot possibly be investigated unless you will let us know as soon as possible whilst you are in residence.
Also after staying in the property for 48 hours and we have not received any message or email from you about any broken facilities/amenities in the property, we will hold the guest responsible for any damages caused and must be paid or replaced by the guest on spot.

4. Smoking is Not allowed in the properties so we request all of our guests not to smoke in the properties
but to smoke outside on the exterior areas such us by swimming pools, balconies, verandas, patios or terrace

5. Housekeeping: There is no daily housekeeping service. Cleaning and linnen change is done every 3/4 days.
In case you wish for the villa to be cleaned more often, it’s possible for an extra charge.

6. Hot Tub/bathtub: No children under the age of 5 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival therefore it may not be warm until later that evening.

7. Pool: The pool is not covered, built to the standards of the Greek Tourism Organization EOT. Parents have full responsibility for supervision of their minor children No children under the age of 12 permitted the pool at any time without adult supervision. When using the pool, remember there is a certain health risk associated with this facility. Use at your own risk.

8. Tenants agree to respect the property. In case of any damage that will be made, the tenants will have to pay the cost on the spot and before leaving the villa.

9. The owner agrees to provide a clean home, cleaned just before the arrival of tenants.
Cleaning is done by us, changing towels and bed linen is included in the price.
