The shops and restaurants of Walnut Street are close by, Bakery Square (home to Google`s Pittsburgh offices) is about 5 minutes away, and UPMC Shadyside and West Penn hospitals are nearby. Pitt, Carnegie Mellon, the Carnegie Museums, Phipps Conservatory and Schenley Park are all about a 10-minute drive.

Guest access
The entire apartment is yours, along with shared access to all of the building`s amenities: the fitness center and yoga studio, coworking spaces, clubroom, courtyard, bike storage and pet wash station. Check-in is contactless: once your verification is complete, our guest app gives you everything you need to get in.

Good to know
• Verification: for the safety of everyone in the building, a quick, complimentary background check and a valid government ID are required before check-in. Please complete it soon after booking.
• Same-day check-ins aren`t available, as verification needs to be finished before arrival.
• Check-in is from 4 PM and check-out is at 10 AM.
• Damage protection: after booking, you`ll choose in our guest app between a $150 refundable security deposit (a hold on your credit card, not an actual charge) or a non-refundable $30 damage waiver.
• Pets are welcome (some breed restrictions apply, and pets must be registered before arrival). The fee is $125 per pet.
• We provide a starter supply of toiletries and coffee. On longer stays, guests restock their own once it runs out.
• Our guest app (your `Boarding Pass`) has check-in and check-out instructions, FAQs and house details in one place.
• Dates not available? We have similar apartments in the same building, so just ask.

VERIFICATION
To check in, a background check and a valid government ID are required. If the background check is not approved, the building reserves the right to deny entry. Please complete all required documents promptly, as we cannot issue refunds if entry is denied on check-in day because of a late submission.

SECURITY DEPOSIT OR DAMAGE WAIVER
To protect both you and the property, and keep it in excellent condition for you and future guests, you`ll choose one of two options in our guest app after booking: a $150 refundable security deposit (a hold on your credit card, not an actual charge) or a non-refundable $30 damage waiver.

QUIET HOURS
Quiet hours begin at 9 PM on weekdays and 10 PM on weekends.

NO SMOKING
Smoking indoors is strictly prohibited and will result in a $500 fine, as removing smoke odor and nicotine stains is a time-consuming process.

PETS
All pets must be registered before check-in, as some breeds are not allowed. Failure to register a pet will result in a $250 fine and termination of the stay.

PET ETIQUETTE
Please make sure pets relieve themselves outdoors or in designated areas. Guests who violate these rules may face fines or cancellation of their reservation without a refund.

NO PARTIES
Guests hosting parties will be asked to leave the property immediately without a refund. A $1,000 surcharge will be applied to any group found to be dishonest about the intended use of the unit, so please be transparent and honest with us.

NO UNREGISTERED GUESTS
For liability purposes, all guests must be registered. A fee of $50 per night will be charged for each unapproved or undeclared guest. Cleaning and inventory are planned around the number of registered guests.

SECURITY CAMERA
As required by building management, the security camera on the outer door frame must remain working at all times. It monitors activity outside the unit only. Any attempt to disable or remove it will result in a $500 fine and is considered a violation of the booking.

CHECK-OUT TIME
Check-out is at 10 AM. Later check-out is only possible if it`s arranged and confirmed at least 24 hours in advance and doesn`t affect the next guest`s reservation. A $50 per hour charge applies if you don`t check out by 10 AM, as our cleaners work on tight schedules.

GARBAGE
Please put all garbage in sealed bags and take it to the trash chute on your floor, located beside the unit ending in 12. Garbage should not build up in the unit or be left anywhere else in the building or community amenity spaces. Please break down all boxes and seal all bags. Soiled items, such as pizza boxes, cannot be recycled. The trash cans in the parking garage and amenity spaces are for loose trash only.

SHOES
Please leave outdoor shoes by the front door and don`t wear them inside the unit.

COMMUNITY POLICY AND RULES
We kindly ask guests to respect the building`s community by following its rules and policies. By confirming this reservation, you agree to follow all written apartment and community guidelines, including taking proper care of the property. Verified complaints from building management may result in fines and/or cancellation of your reservation without a refund.

CHECK-OUT PROCEDURE
Please wash and put away all dishes, as dishwashing is not included in the cleaning fee. Leave all used towels and linens on the floor near the bathroom, and take out all trash before you leave. Leaving the home in good condition helps us keep cleaning fees reasonable and maintain a high-quality experience for every guest.

VIRTUAL KEY AND ROOM FOB
A virtual key opens the building`s front entrance, and your room fob is in a lock-box. Please return the fob to the lock-box at check-out and make sure the lock-box is securely closed before you leave. A fob that is not returned to the lock-box will be considered lost, and a $150 replacement fee will apply.

EXTENDING YOUR STAY
You`re welcome to extend your stay, subject to availability. Please give at least 48 hours` notice before check-out to extend without any extra charge. Extension requests made 24 to 48 hours before check-out incur an additional charge of 50% of the cleaning fee to cover rescheduling the cleaning. Requests made less than 24 hours before check-out are subject to an additional full cleaning fee.
