Most cars can easily access the home and nearby attractions. There is no public transportation in the area, so having your own vehicle or renting one is recommended.

➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm. Please keep noise to a minimum.
➤ No pets are allowed.
➤ The Mountain and River Valley views are accessible via a short walk from the home. The lodge at the end of the street offers an overlook with chairs where guests can relax and take in the scenery.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
15. No pets allowed.
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
17. For your security and protection the property is equipped with an exterior camera
18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.
19. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

Needs Work

The house does need some work. The air conditioning on main level did not work. I sent a message and they did not reach out until following evening which was pointless since I was leaving the next morning. There were light switches taped with electrical tape. There were exposed wires from an outlet. Only the bottom outlets worked. The upstairs smoke detector was missing. I did not use the microwave or stove/oven. Check out instructions also say to remove trash and put in trash bin outside and there was not a bin. The house was clean and the view of the bluff was great!

Major Problems in House Need Attention

1) The volume on the TV does not work. I called the property manager and he failed to help me sort it out. I spent 4 days without a functioning TV and was too tired at night from hiking to want to do much besides watch a little TV. 2) When I arrived, there was trash in the garbage can and hairs in the bathroom sink. 3) The house has major wiring issues. The downstairs lights periodically flicker and dim. I don't feel safe in a house with electrical problems 4) The oven doesn't work. I had to throw away an expensive leftover because I couldn't heat it. There's no place to eat out in Pisgah. You have to be able to cook and heat food. 5) The microwave said "PF" and I can't even try to fix it without an owner's manual. It should have been reset before I arrived. I couldn't use it to heat food. 6) The lights over the bed's headboard do not work. I had to try to read by overhead lights and the bathroom light behind me. I would have watched TV instead of reading, but I couldn't. I tried to move a floor lamp next to the bed for reading and it didn't work either (may have been the socket). 7) Many of the light sockets do not work. I tried multiple sockets to charge my phone. When I found one that worked, the plug and my phone heated up quickly and I had to use my car to charge the phone.

Great Spot

Beautiful spot! The kitchen was small but clean. The upstairs bedroom was very nice, the linens were clean and bed had a nice firm mattress. I thought there was a pull out couch downstairs but there was not. Overall we had a great stay!

Beautiful Views

Loved Gotham’s Bluff. Lovely, quiet neighborhood with amazing views. We found a couple of old trails off the main one - that was an adventure in itself! This tiny house was comfortable and clean.
