Parties or gatherings are not allowed

Noise detectors and exterior cameras are in place

Police may be contacted for violations

$500 fine for parties

Pets are not permitted

ADDITIONAL IMPORTANT INFORMATION

A complimentary starter kit is provided, including toilet paper, paper towels, laundry pods, dish detergent pods, soap, shampoo, and conditioner

Additional cleaning fees may apply if excessive cleaning is required

Lost or unreturned items:

$200 per key fob

$50 per pool wristband

Mail delivery is not available due to security restrictions

Early check-in or late check-out may be accommodated at $20 per hour, subject to cleaning schedule approval

Unauthorized late check-out will result in a $75 per hour fee

By completing a reservation, guests confirm they have reviewed and agreed to all house rules.



CLEANING & GUEST SAFETY

Your health and comfort are a top priority. Each stay is followed by a thorough and professional cleaning process to maintain a clean and welcoming environment for every guest.



BUILDING & AMENITY DISCLOSURE

All community amenities—including pools, gyms, elevators, common spaces, and recreational facilities—are owned, operated, and maintained by the building management. Availability may change without notice due to closures, maintenance, or operational decisions.

We are not responsible for amenity interruptions or closures. Should issues arise, we are happy to report them to management on your behalf; however, timelines and outcomes are outside our control.

By booking, you acknowledge and accept these conditions.



UNIT ACCESS DISCLOSURE

On rare occasions, maintenance personnel may require access to the unit to perform necessary tasks. These schedules are controlled by property management. Refusal of access may result in a $100 rescheduling fee.



FURNISHING NOTICE

Units are furnished to a consistent standard; however, individual apartments may vary slightly in décor, layout, or size compared to listing photos.

Guest Access:

GUEST ACCESS

Guests will have exclusive, uninterrupted access to the entire apartment throughout their stay. Community amenities available for guest use include the pools, courts, gym, BBQ areas, and outdoor lounge spaces, in accordance with building rules.

Other Things to Note:

❗Please note: Required Security Deposit or Damage Waiver (charged separately after booking).

Guests must select one of the following options after booking via our Guest App:

- $500 refundable security deposit, or

- $55 nonrefundable damage waiver

This process is handled off-platform and is required for all reservations.



The $55 Damage Protection Program covers accidental damage up to $1500. This does not cover smoke remediation cleaning, lost fobs, parking tags, or garage openers, which are $200 per lost item.

To comply with legal and property security requirements, you may be asked to provide a valid government-issued photo ID, confirm your contact information, complete our verification portal, and in some cases, pass a criminal background check.



Your information is collected only for screening and verification and is not stored or used for any other purpose.



All guests must sign a rental usage agreement before their stay. By completing your reservation, you agree to our rental terms and conditions, acknowledge that a valid government-issued ID is required before check-in, understand that a background check may be required if mandated by the property manager or owner, and understand that check-in instructions may be withheld until verification is successfully completed.



Verification information must be provided within 24 hours of booking. For same-day bookings, it must be provided within 1 hour. Reservations that do not meet verification requirements may be canceled.
