《 Security Deposit Policy 》
➤ A security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.

《 NO SMOKING 》
Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.

《 PETS 》
Evidence of unregistered pets will result in a $250.00 fine charged to guests in addition to any damage and unexpected cleaning required.

《 NO PARTIES》
There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.

《 NO UNREGISTERED GUESTS》
All guests must be registered for liability purposes.
➤A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**

《 SECURITY CAMERA 》
Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity Outside of the unit only.

《 CHECK-OUT TIMES 》
Check-out times are firm unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
➤$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.

《 GARBAGE 》
Garbage is to be thrown out in a sealed bag in the trash dumpster by the parking lot.

《 LOCK ALL WINDOWS & DOORS 》
Please lock all windows and doors if you are not home and upon check-out.

《 LIGHTS 》
Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.

《 SHOES》
Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.

《 TOILET ETIQUETTE 》
Flushing of wipes in the toilet is prohibited and will result in a $1000 penalty.

《 COMMUNITY POLICIES & RULES 》
We appreciate guests who value maintaining the integrity of the building community and its rules and policies. By confirming this reservation, you comply to respect any written apartment rules and community policies, including instructions for care of our property. Any substantiated complaints from the building may result in fines and/or cancellation of your reservation without refund.

《 CHECK-OUT PROCEDURES 》
➤Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
➤Please place all used towels and linens on the bathroom floor.
➤Please throw all waste away prior to check-out.
➤We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.

《 KEYS 》
Check-in is via Smart lock but back-up keys may be available if required. Each lost key, including mail keys, are subject to a replacement fee of $150. Please return keys to the lock box at the time of check-out. Keys that are not returned into the lock box will be deemed lost and may be subject to replacement fees. Please ensure the lock box has been closed securely.

Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

We do not allow mail or package delivery to our listing address for short-term stays. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.additional fees must be paid first before an extension is confirmed.

The photographer needs a raise, they really made this property shine. Upon opening the door, we were immediately disappointed by the overwhelming smell of cat urine which was nearly unbearable. The walls are painted white which means you can see all the dirt on them. We took our shoes off, and mere steps into the residence our white socks now had black bottoms. The couch was in desperate need of cleaning. We ended up having to eat out every night because the pots and pans in the property were completely unusable as they were scratched and faded badly and I do not want to be eating the coating as it continues to come off. There is no filtered water, so make sure you bring bottled water. It was pretty disappointing that there are no televisions in any of the bedrooms, so we ended up having to use our iPad as we did not want to sit on the couch. The previous reviews hit it spot on about the squeaky ceiling as every step was loudly audible from the bedroom, uncomfortably so. We wish we had booked a hotel as there is at least some level of quality control and oversight to unit cleanliness. The washing machine in this unit is not efficient at cleaning as the linens are washed in-unit and did not appear to be clean, and having washed a load of laundry I can confirm this is the case as our laundry did not come out clean. For us, the biggest problem was the smell of cat urine, and when I say overwhelming, it’s in every breath. I would not stay here again.

My stay was really good at first but the neighbors upstairs were up at 2-3 every night walking heavily, playing loud music, talking loud. I didn’t get. Good night sleep well because of it and was disappointed.

The property was very clean and tidy. Location was great. Their is a big issue with the property. The ceiling is very thin and very squeaky. If the neighbors upstairs make noise then you hear everything. The first night at the property my business partner was awake till 4am due to kids crying, screaming, running, parents screaming at their kids, etc. The ceiling is basically a drum for anyone walking upstairs. So if you rent this property then you are rolling the dice if you have considerate neighbors upstairs. I will give two stars because I did bring this up to the owners and they did speak with the tenants upstairs. The next two nights were much better. I spoke to the owners if they could move us and they could not. I asked if they could offer anything and they said they would "look into it." They didnt get back to me on that.

This location is central to many great Phoenix destinations (Scottsdale shopping, Phoenix restaurants, Interstates). Updated and clean, this property has a great layout. The washer and dryer were very helpful. Good temperature controls for hot days and cool nights. Outdoor parking available under a roof - every space was taken by the late night hours, but we didn't have any problem finding a spot. No dishwasher, but that wasn't an issue for our needs. Really great property and would certainly stay there again.
