Property Details:
This spacious 55m² apartment is located on the 4th floor, accessible by elevator. It offers a flexible living space, which can be used as a living, dining, or home office area, furnished with a flat-screen TV, dining table, and chairs. Enjoy high-speed Wi-Fi (1 Gbps) for working remotely or video calls.

The fully equipped kitchen features a sink, electric kettle, dishwasher, toaster, fridge, stove, Nespresso coffee machine, microwave-oven, and more. Full sets of dishes, cutlery, and cookware are provided. A washer/dryer combo is available, along with an iron, ironing board, vacuum, mop, and broom for your convenience.

The bedroom faces the interior courtyard and is furnished with a double bed and a high-quality mattress. Professionally laundered sheets, comforters, pillows, and bath towels are provided for all guests. The apartment has one bathroom with a shower and sink, and a separate water closet for the toilet. The bathroom includes a hairdryer and complimentary toiletries such as toilet rolls, shampoo, shower gel, and hand soap.

For your peace of mind, the apartment is professionally cleaned and sanitized before each stay. The apartment is heated during winter, and while there is no air conditioning, portable fans are provided.

Check-in starts from 3:00 PM. Late check-in fees apply after 7:00 PM (subject to availability), and must be scheduled at least 24 hours in advance. Late check-in may be declined if all check-in requirements are not met.

Damage Deposit: A refundable €800 damage deposit is required via payment link before arrival.
Strictly non-smoking property.
Pets are not allowed.
The apartment is not suitable for parties, events, or photoshoots, and the maximum number of guests is 4.
Minimum age: The primary booker must be at least 35 years old. Unaccompanied minors are not allowed.
A noise monitoring device is installed at the property entrance for extra security and to maintain a peaceful environment. It is not located in any sleeping areas or bathrooms.

A baby bed can be provided upon request for an additional fee of €50 for your stay. A baby chair can be provided for €50. Both can be provide for €70. Please inquire once your reservation is confirmed.
Management reserves the right to enter the property for necessary purposes, such as inspection, maintenance, or showings to potential renters. Entry will be with reasonable notice, except in cases of emergency. Property viewings are typically scheduled between 8:00 AM and 7:00 PM.

House Rules and Policies

ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.

Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.

Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800.

Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.

Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.

Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.

Check-In/Check-Out Times:

Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of €200 for keys and €300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.

Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.

Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.

No Pets Allowed: Please refer to the pet policy for further details.

No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to €10,000.

Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.

Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.
