The apartment accommodates a maximum of four guests, including children and infants.

Property Details:
This 45-square-meter apartment is located on the 1st floor with no elevator access. The living area features a sofa bed, Smart TV, dining table, and chairs, making it suitable for relaxing or working remotely. High-speed Wi-Fi (1 Gbps) ensures reliable connectivity for work or video calls.

The kitchen is fully equipped with a sink, electric tea kettle, toaster, refrigerator, stove, and Nespresso coffee machine. Full sets of dishes, cutlery, and cooking utensils are provided, along with pots and pans. A clothes washer and drying rack are included for added convenience. An iron, ironing board, vacuum, mop, and broom are also available.

The bedroom faces the interior courtyard and includes a double bed with a superior-quality mattress. Professionally laundered sheets, comforters, pillows, and pillowcases are provided for your comfort, along with bath towels for each guest.

The bathroom is accessible via the hallway and includes a shower/bathtub combination, sink, and toilet. Complimentary toiletries, including shampoo, shower gel, hand soap, and toilet rolls, are provided to start your stay.

The apartment is professionally cleaned and sanitized before each arrival. It is heated during the winter months, and portable fans are provided for warmer weather.

Important Information and Policies:

- Check-in begins at 3:00 PM. Late check-ins after 7:00 PM may incur additional fees and must be scheduled at least 24 hours in advance. Availability for late check-ins is not guaranteed and may be declined if requirements are unmet.
- Check-out is by 10:00 AM.
- Damage deposit: €800, refundable barring damages or violations.
- Smoking is strictly prohibited.
- Pets are not allowed.
- The apartment is unsuitable for parties, events, or photoshoots, with a strict maximum occupancy of four people, including children and infants.
- The primary booker must be at least 35 years old. Unaccompanied minors are not permitted.

A noise monitoring device is installed at the property entrance for added security and to ensure a peaceful stay. This device does not monitor sleeping areas or bathrooms.

A baby bed can be provided upon request for an additional fee of €50 for your stay. A baby chair can be provided for €50. Both can be provide for €70. Please inquire once your reservation is confirmed.
Management reserves the right to enter the property for necessary purposes, such as inspection, maintenance, or showings to potential renters. Entry will be with reasonable notice, except in cases of emergency. Property viewings are typically scheduled between 8:00 AM and 7:00 PM.
*The property may vary slightly from the photos due to recent renovations, furniture rearrangements or other. This will be indicated in the description or photos when possible.

House Rules and Policies

Please note for reservations valued over €3000, guests may be required to pay via an alternative payment method such as credit link or bank transfer for security and banking purposes.

ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.

Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.

Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800.

Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.

Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.

Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.

Check-In/Check-Out Times:

Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120.
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of €200 for keys and €300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.

Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.

Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.

No Pets Allowed: Please refer to the pet policy for further details.

No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to €10,000.

Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.

Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.
