  • They say a picture is worth a thousand words and we hope that the pictures of this Sea View Beach Villa located in Paphos, Cyprus, 50m from the coast really emphasise the amount of work and effort that has gone into making this the ideal getaway for couples and families. Ideally located in one of the highest quality complexes, this Villa offers both tranquillity and luxury. Wake up to the sound of the sea and eat breakfast outside, in the sun on the balcony. Positioned between the popular Coral Bay beach and bustling Paphos Harbour; entertainment can be found right on the doorstep whilst still having the privacy and peacefulness of a seafront location off the main road.

    This 3 storey, 4 bedroom villa comprises :-

    Ground floor
    - One large bedroom with double bed and a/c, wardrobe and chest of draws.
    - Large bedroom with a/c, wardrobe and chest of draws (additional bed available upon request).
    - Family bathroom with wash basin,w/c and shower.

    Middle floor
    Large, open plan living/dining room with 3 piece leather suite and dining table for up to 8 persons. Satellite TV with DVD and music centre with radio/CD player. Wifi/internet is available in the Villa.

    Double patio doors leading to large 1st floor balcony with stunning sea views (double aspect)

    Open plan, fully equipped kitchen including, washing machine, dishwasher, fridge/freezer, oven and hob, microwave, toaster and all usual dining facilities.

    Balcony – with patio table with 4 chairs, 2 sun loungers, outdoor sofa and double BBQ.

    Top floor
    Main bedroom with double bed, chest of draws, wardrobe, safe and en-suite bathroom with washbasin, w/c and bath with shower attachment. Double aspect sea views.

    Bedroom 4 – twin bedded room with wardrobe, chest of draws and with a balcony overlooking the sea.

    Main bathroom - with washbasin w/c and large double shower.

    Note: The villa is fully air conditioned. In addition all rooms also have ceiling fans. Communal swimming pool.

Beautiful vill

The villa is clean, well-equipped, perfect for friends or a family. The communal pool is also great, it was not busy at all during our stay. Taxis are easily accessible, and a must if you are in Paphos or nearby. We really enjoyed our stay, and definitely visit again if we can. Communication with Jonathan was easy and he always responds in time.

All you could ask for in a Villa.

The villa was amazing!! There was 7 of us staying there and it was still so spacious. The patio was great - we ate there every breakfast and lunch time. The pool was just at the bottom of the path from the back door so ideal for popping back and forth. Jonathan was so accommodating and a great communicator. Would definitely come back! Thanks again!!

The location was quiet and peaceful, within easy driving distance to the more vibrant area of Paphos

The villa was located on a mall complex near to the sea. Some villas had their own pools. There was a central shared pool which was clean and relatively quiet whilst we were there. On many occasions, we had the pool area to ourselves. Not a sandy beach so unable to access the sea generally. Only a few tiny access points to allow for a swim in the sea. The villa was large and spacious busts it is built over 3 levels, the spiral stairs could be potentially troublesome for very young children or elderly adults. However, an amazing holiday had by all

Beautiful Villa and area

We have just returned (26/4/23) from this beautiful villa which has recently been renovated. Fabulous views from the top floor bedrooms and balcony. Well equipped. Short 2 minute walk to the shore with a beautiful sunset. No beach, but a lovely paved coastal path in both directions. The host was very responsive to messages. We had a lady within the area we could call upon for any questions, concerns or info. She was fab! We used the taxi service that the host recommended who turned out to be brilliant. On call with reasonable prices. We had a few teething problems with the water but this was sorted very quickly when reported. Main issue we had was the EU law changed before we arrived where communal pools have to have a life guard, so we were really unable to use it, we believe Cyprus has taken it as law not guidance. So I would check on this as rules may change for the better? We arrived with literal red tape around the pool. Very friendly bar (Dimma bar) a short walk around the block but that is all in the vicinity. We used the mini mart in the nearby hotel for milk and water (and wine) but other than that you will need to have a car or taxi to get anywhere for food. There is a regular bus route about a 10/15 min walk from villa. Lidl is 5/10 minute car journey but about a 30/40 minute walk (up hill on the way). If we returned we would hire a car for those journeys, however the taxi service was very efficient.

Perfect location and loads of space

We traveled as a group of 7 and were thoroughly happy with the villa. There was plenty of space for everyone to have their own corner of the vill to themselves, and the views from the balconies were stunning! Jonathan the owner was very helpful when booking the accommodation and even sent an electronic welcome pack with everything we needed. There were a few things that didn’t work upon arrival but management sorted it out very quickly. We hopped on busses or walked instead of renting a car and found it to be ok. As Londoners, we are used to taking public transportation, so this didn’t faze us. There is a safari tour shop about 10 min walking distance from the villa and a corner shop opposite the bus stop where you can get quick snacks if you don’t feel like going to Lidl. We would definitely return again Thanks Jonathan!

We loved it!

The villa is big, nicely decorated, fully equipped and has great views of the sea and sunset. The pool is amazing, quiet and clean. There were some small malfunctions but the owner and the local team are prompt to help very quickly and they are very kind. We hope we will be able to come back soon.

Amazing villa

Our stay at Jonathan's villa was amazing. Much better than we expected, very clean, bright and spacious. We liked the fact we could use the bbq on the balcony and the communal pool was a great way to relax next to the villa. We did rent a car as the walking distance to the beach where you can sunbathe was quite far to walk. Lidl was only a 5min drive away. We had requested an extra bed which we realized it wasn't provided when we arrived, however, the situation was immediately solved by Shelly, the lovely lady who looks over the house and we also asked her to bring us bed linens for the bed, which she did. Overall, we would definitely recommend staying at Jonathan's villa!

This villa is recomended. It has everything you expect from a great vacation. The villa is very nice, 5 minutes from all restaurants, nice pool area, great view from the balcony. I will defenetly come here again and recommend it to my friends.

Lovely relaxing Villa to enjoy winter sun

A lovely spacious villa in a quiet street. Both the master bedroom and the main balcony look out over the sea, where I could enjoy the morning sunshine and watch the sunsets. A short path down to the beach was convenient to take walks, and even to swim in the sea (which is warmer than the pool in January!) Jonny the owner sent great information and answered questions promptly before we travelled which was extremely helpful. Local help was at hand too, as soon as I couldn't get the tv to work.All of which left me to relax and enjoy my break, which I did!

November in the sun

If you can travel in November, do! This spacious villa, situated on the coast allowed us to have a family get together in the sun, by the sea. Flights are sooo much cheaper and the sea is still warm. Jonathan’s communications are speedy and helpful- the booking process was very easy. His description of the villa is accurate - plenty of bathrooms for everyone, well equipped, spacious living area and a gorgeous, sunny balcony with a great view of the Med.. We ate all our meals here; there’s a large gas bbq too. The pool is on the doorstep - immaculate - indeed the whole area is well maintained. Coral Bay is close: a safe, sandy beach perfect for swimming. We explored the area north of Paphos and some of the mountains. There are numerous restaurants offering excellent menus. We recommend Theo’s in Paphos harbour for its fish. The airport is a short drive or taxi journey away; we had excellent service from Alpha taxis, not expensive and very friendly and punctual. Buses are available too. A great holiday venue - we will return.

What more could you ask for

Our stay at this villa was absolutely amazing. The villa itself is stunning and the complex and pool are perfect. Jonathan and Doug were very quick to respond to anything we needed and nothing seemed like too much trouble. The villa has everything you need to enjoy your time away and is a simple bus or taxi ride from the harbour and other days out. Such fantasric value for money. Thank you.

Great villa and area

Beautiful spacious villa set within a complex of Villa's just a short drive from Pafos. Great communication with the owner prior to arrival and sent loads of great information to ensure our stay at the villa was comfortable and stress-free! The villa was very clean and well equipped, with the communal pool just out the front of the villa. The sea was just a 2-minute walk and visible from the pool and balcony. Would certainly return.

Great sized property in a good location

I have just completed an 8 night stay at the property as a party of 8 people and on entering the property we were pleased with how clean it was left for us. In the lead up to the holiday Jonathan was very helpful and responsive to my many questions! The villa is situated in a nice area and everything is within easy reach. If you have children I would recommend hiring a car as although the bus stop is less than 1 mile away, the heat and the fact that it is uphill make it seem further. There is a mini mart attached to the Akti hotel which is a lot closer than the shop we were directed to and within easy reach if you just need a couple of bits. One of the things we loved about the villa is that all plug sockets are English so it stopped all the nonsense with adaptors for the many electrical appliances that children carry around these days. I don't think it was mentioned in the advert for the property but we found it very helpful. The swimming pool is a good size and very clean, there were always sun beds available and the grounds are well kept by gardeners. Although the kitchen is quite small it is very well equipped and we did a lot of cooking in it! There is an Aldi a little way down the road and another supermarket equal distance in the other direction of you are doing a bigger shop. I would recommend paying a visit to the Dimma Bar which is a 5 minute walk away. It is child friendly and every welcoming. Micheal the Landlord is lovely! Also the new water park at the King Evelthon Hotel is brilliant and very affordable. It is newly opened and very clean and safe. It also caters well for the younger children who are often left out. The sunsets here are amazing, some of the best I've seen and the 2 minute walk to the sea front is a great place for a completely uninterrupted view. We would definitely stay here again

Amazing

Stunning villa! Came with everything you need, perfectly clean and tidy. Lovely space, great room sizes. Perfect for any ages (we had a group of 18-20 year olds). Need to use taxis to get to places but things aren't too far away so fare is cheap (i.e. €2 each for 6 people to go to Lidl and Coral Bay. €2.50 each for 6 to go the strip or the mall). Jonathan was a great host, replying to messages straight away and making sure our stay was as good as it could be.

Fantastic family or small group accomodation

The villas communal areas were perfect for a large group and all rooms were kept very clean and maintained at a very good level. It was also nice to have a welcome bottle of wine! Jonathan was very helpful throughout the whole process and provided great information and hospitality with details of restaurants, loan of a cot and the option of having food and drinks already in the villa if requested. Would highly recommend this property for families or other groups. Everyone had a very enjoyable stay.

Paradise on earth

An amazing luxury Villa in a great location between Paphos & Coral Bay with everything we needed & extremely clean. It has a fabulous sunny terrace with an unobstructed sea view to watch the incredible sunsets & extremely spacious with room to dine and sunbathe. The pool is literally steps if you wish to swim which is kept very clean and well kept. The sea is a few minutes walk away..A car is needed as there are not many shops or bars close by. There is parking available on site. Driving into both Paphos & Coral Bay is very easy, Taxis are readily available & not expensive. If you like walking there is a sea side path that takes you into Paphos & Coral Bay. Jonathan was very helpful throughout - both before & during our holiday.

Gorgeous villa with stunning views

This is my first trip to Paphos, which incredibly surprised and satisfied me and my family. The greeting fruit bowl and wine give us a feeling of going home instead of coming to a new unknown place. The rooms are spacious and well-furniture design. The soft mattress is one my daughter loves most. The most attractive part is the gorgeous view of the sitting room which faces the wonderful Mediterranean Sea and the great sunk ship! Hope to revisit it in the near future!

Sunny Cyprus

The three tiered property is certainly spacious and airy with a balcony to view the sunsets. Unfortunately there are some minor setbacks with limited cooking utensils considering the property could accommodate up to 8 adults. Its location sits near to the rocky beach with stepped access to the sea for those confident enough to enter. The bus route passes the end of the road 800 metres away and would recommend car hire. The air conditioning worked well but was let down in the main bedroom with a leak that had marked the wall with fungus growing. Another simple check would have also revealed the corroded plug plunger control in the bathroom. Little things like that dont ruin a holiday but would improve it if a quality control was implemented before each occupancy. The shared pool is adequate and clean. With only two or three small families sharing this facility my four grand-children enjoyed this all day. Overall a very enjoyable holiday in well kept gradens and accommodation.

Lovely villa with beautiful sea view.

The villa is lovely & had pretty much everything we needed. It's very spacious & the view from the main balcony is perfect. The pool is a good size & very clean. We had a few little problems but these were very quickly sorted by the local contact. The only thing I would say is that one of the bedrooms downstairs is not very private as its not a actually a separate room but if you're a family then it's no big deal. Would definitely recommend & stay again. I would advise hiring a car, SAMs taxis are great & only about €12 to the harbour but there isn't very much within waking distance to the villa & before you get anywhere you have to tackle quite a hill to the main road.

Beautiful, peaceful villa

We stayed here for a family holiday for one week. Directions supplied were great and took us straight to the door. The villa was really spacious and very well equipped. The balcony in the living area looked out on to the sea and it was lovely to sit out there and watch the sun going down. The villa was spotlessly clean when we arrived. We had an issue with the water heater so called the local contact there and an electrician arrived that night to fix it. When we called the next morning to say that it wasn't working properly again the electrician was back within a couple of hours and the problem was resolved. Excellent service. We arranged a late check out with the owner for a small charge which was great and suited our flight times. The owner was very responsive to emails and was very helpful even after we came back and realised that we had left the parcel shelf of our hire car in the villa! There weren't many sun loungers by the pool and you had to be up early to get one if required but we were out at the waterpark in a nearby hotel most days so it wasn't a a huge issue for us. There are two wooden loungers on the balcony in the living area that could be used if you don't manage to grab a bed at the pool. I would highly recommend this property. Beautiful quiet location, stunning views and great overall service.
