**The Space:**
Step into a world of coastal elegance where every corner reflects meticulous attention to detail. Our spacious 3-bedroom, 2.5 bath, retreat boasts a seamless blend of modern amenities and coastal charm.

**Bedrooms:**
- Master Bedroom: King bed, en-suite bathroom with soaking tub and shower, breathtaking water views, working office area, and coffee bar.
- Master Bedroom 2: King bed, en-suite bathroom with tub and walk in shower, coastal-inspired decor, water view
- Bedroom 3: Queen bed, bunks, perfect for children or additional guests

**Waterfront Activities:**
Adventure awaits right at your doorstep! Explore the peaceful waters with complimentary kayaks provided for your enjoyment. For thrill-seekers, feel free to bring your own jet skis or small boats with prior approval (and additional $25 per night fee for small boats), and dock them conveniently at our private dock. NOTE: boats must be pre-approved, not all boats can be accommodated in our Bayou. Boats and jet skis must be launched at a nearby boat launch in order to dock at the house. Use of the boat lift is NOT allowed.

Location Details: The nearest airport is Northwest Florida Beaches (code ECP). It is a 35 minute drive. Quiet residential neighborhood 15 minutes to Tyndall Air Force Base and 30 minutes to beautiful northwest Florida beaches (Mexico Beach or Panama City Beach).

Notes: We can't guarantee internet/cable TV service since that is not within our control. House entrance has a ring camera that records outside audio and video 24 hours a day, 7 days a week. Dogs and children MUST be closely watched, there is no fence in the yard, nor to the water and dock. Coffee and other consumable items are provided for up to 7 days - guests for longer stays will need to re-stock these items. This is a wonderful quiet residential neighborhood with neighbors we know and love, please respect the house and the neighbors! Use of the garage is not included.

***This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between:
Option 1: Damage Waiver ($56) - Have a worry-free stay with coverage for up to $5000 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company.
Option 2: Security Deposit ($5,000) - Refundable temporary hold that releases after your stay.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it's a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. These upgrades are optional and include:
Early Check-in, if available: 1 hour $20, 2 hours $40, 3 hours $60, 4 hours $80. Less than 1 hour there is no charge, if available.
Late Check-out, if available: Noon check-out, $60
