THE SPACE:

A private mid-century retreat in Palm Springs` Racquet Club West, set up for monthly living. Four king bedrooms, each with its own private patio, a dedicated desk with a monitor, WiFi over 500 Mbps and a full kitchen. Out back: a private pool and spa in a fenced desert garden with San Jacinto mountain views. About 7 minutes to downtown and 10 to the airport. Stays of 30+ nights are exempt from Palm Springs occupancy tax.

This restored mid-century home blends post-and-beam architecture with a fresh, modern update. Soaring ceilings, skylights and walls of glass fill the split-level layout with light, and every room connects to the outdoors. It`s set up for longer stays, with room to work, cook and settle in.

THE BACKYARD
A private, fully fenced desert garden with mature trees, cacti, boulder landscaping and lantern-lit seating nooks. The pool and spa sit at its center with the San Jacinto mountains as your backdrop, surrounded by sun loungers and an outdoor dining table. A grill handles dinner outside. In the evening the garden lights glow, which makes it one of the most peaceful spots in Palm Springs to end the day.

LIVING AND DINING
The main living room centers on a gas fireplace, with a leather sectional and glass doors opening to the pool. Two dining areas give you room for family meals and working lunches, and a home bar with a wine fridge sits just off the living room.

KITCHEN
A spacious kitchen with granite counters, wood cabinetry, a center island, a full-size refrigerator, oven and range, a microwave and a dishwasher, stocked with cookware and everything you need to cook every night of your stay.

BEDROOMS AND BATHS
All four bedrooms have king beds and open onto their own private patio with seating, so everyone gets a quiet outdoor corner to read or have morning coffee. Each room has a bold, designer-curated look and a smart TV. Two full bathrooms include a spa-style shower. A laundry room with a full-size washer and dryer makes long stays easy.

PALM SPRINGS LIFE
Racquet Club West sits at the base of the San Jacinto mountains, a few minutes from the Aerial Tramway, local hiking trails and Albert Frey`s iconic Tramway Gas Station, now the Palm Springs Visitors Center. Downtown`s restaurants, shops and Thursday-night VillageFest are about 7 minutes away. Palm Springs International Airport is about 10 minutes away, and the Empire Polo Club, home of Coachella and Stagecoach, is about 50 minutes away.

Guests will have access to the entire home and the driveway to park. There will be no one else on the property, other than the weekly gardener and pool man, unless otherwise discussed with you in advance.

NEIGHBORHOOD INFO:

Racquet Club West is one of Palm Springs` classic north-end neighborhoods, set right against the San Jacinto mountains. It grew up around the famous Racquet Club, founded in 1934 by actors Charlie Farrell and Ralph Bellamy, which drew Hollywood names like Humphrey Bogart and Errol Flynn. Today the area is quiet and residential, with mid-century homes, mountain views in every direction, and landmarks like William F. Cody`s Racquet Club Garden Villas historic district nearby. You`re minutes from the Aerial Tramway and trailheads, and about 7 minutes from downtown`s restaurants, shops and galleries.

PLEASE NOTE:

Per city regulations, all guests are required to sign the Palm Springs Statement of Rules and Regulations and Good Neighbor Brochure prior to their stay. Compliance with these rules is mandatory throughout your visit. Repeated violations may lead to additional fines and immediate eviction. These rules are strictly enforced by the City of Palm Springs, and by booking this property, you acknowledge and agree to these terms.

This property has a private pool/spa that can be heated during your stay. The nightly rate for this option is $50 to heat to a standard temperature of 82 degrees. It is an additional $30/day to heat to 85 degrees and an additional $75/day to heat to 90 degrees. This is billed separately and must be confirmed and paid before arrival. Please let us know at the time of booking if you choose this option. *Minimum 2-days of heat required

24 Hour Communication: Our team is available 24/7 while you`re staying with us. If anything comes up during your stay, day or night, you`ll always be able to reach a real person via text, app or phone call.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

OPEN AIR HOMES HOUSE RULES:

- By booking with us, you agree to sign our Rental Agreement.

- You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Damages and/or failure to pick up after your pet may result in additional charges at check out.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Additional fees are required for pool/spa heat if applicable, please reach out to Reservations for more details.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.

PALM SPRINGS RULES & REGULATIONS

- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).

- Amplified music is not allowed outside AT ANY TIME (including mobile phones on `speakerphone`). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.

- Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period is one way to get a citation.

- Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember PS neighborhoods are quiet, surrounded by mountains and voices can easily carry.

- Only one vehicle per bedroom is allowed at any given time. Utilize the driveway and/or garage when parking your vehicle before using street parking. And never block any driveway or street access.

- Palm Springs requires that all dogs be on a leash whenever they are outside, except in the City’s Dog Park. Also, we expect everyone to pick up after their pet, failure to do so will incur additional costs at check out.

- Please do not store trash and refuse within public view except in proper containers for collection. Please do not leave trash or recycling at the curb..

A call from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. City code enforcement officers may issue you a $1,000+ citation if you exceed the
