Live your best Palm Springs life at our whimsical, spacious & light-filled 2-bedroom condo. Located in the resort-like Palm Canyon Villas, our stylish, top-floor unit features comfy furnishings to help you relax & unwind. Enjoy modern amenities & stylized nods to Palm Springs' colorful history. Have morning coffee or sunset dinner al fresco on your private balcony overlooking the mountains. Take advantage of all the amenities our community offers and call this colorful gem home during your stay!

Our top-floor, corner unit, 2 bed / 2 bath condo is is spacious and offers plenty of natural sunlight coming from the many windows throughout. (Please note it's a 2nd floor unit with stairs, no elevator.)

It is located in the highly desirable Palm Canyon Villas community, a resort-style residential community set amongst palm trees and manicured walking paths with fruit trees. The community offers 4 large heated pools & spas, as well as tennis/pickleball courts. There’s a public golf course across the street and a hiking trail in the hills.

The kitchen, living & dining rooms have an open floor plan - perfect for spending time with your group. There are two balconies, the larger of which has panoramic mountain views and an outdoor sectional sofa.

Modern amenities and stylish decor have been added inside the condo to create the perfect desert getaway. Both bedrooms feature plush mattresses and premium linens. The primary bedroom has a King bed, en suite bathroom, and lots of closet space. The guest bedroom features a comfy Queen bed, with the guest bathroom in the hall. There are 3 SmartTvs.

All guests are provided with a covered parking space, use of washer/dryer in the unit, fully-equipped kitchen, and have access to all of the community's amenities.

There is something very special and welcoming about this warm and picturesque gated community. From the splendid mountain views, to the meticulously maintained grounds, we offer you the luxury and convenience of a resort, with the comfort and conveniences of a condo that makes you feel like you're home.

10 minute walk to Target, CVS, Trader Joes, McDonalds, El Pollo Loco, Castañedas Mexican, Oceans Restaurant (seafood), One Eleven Bar, and Boomers (go karts, mini golf, and batting cage)

You’re renting the entire condo and outdoor area, so everything is yours to enjoy exclusively. Make yourself at home and use the community amenities: 4 heated pools & spas, tennis & pickle ball courts, and walking paths.

Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 8 people.
- Overnight occupancy is 5 people (4 in bedrooms, 1 on couch).
- Maximum of 2 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter's government ID. This will be taken care of during check-in.
- The City requires each guest to pay an 11.5% Transient Occupancy Tax and a 1% Tourism Business Improvement District assessment for stays less than 28 days. If your stay is 28 days or more, taxes do not need to be paid.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Two pets are allowed (under 25 lbs), with a fee of $100/pet. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee. Having more than two pets will be cause for eviction.

NO SMOKING
- There is no smoking in the unit or any of the common areas of the complex. Any signs of smoking in the unit will incur an additional $250 fee.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

ELECTRICITY SURCHARGE (JUNE-SEPT A/C)
-Guests are responsible for electric bill during the summer months. Expense is not included in the reservation. We require a $500/mo deposit in advance of your stay. After checkout, if electric bill is lower than the $500 deposit amount, the difference will be refunded to you. We recommend never setting the AC below 73°, as any lower could cause the system to freeze over and stop working.

INSURANCE FEE for Vrbo, Booking.com, & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block

We had such an enjoyable stay! The kitchen was full of all the utensils we needed for our meal prep, the appliances were all new. Both beds were great, showers hot. Everything seemed very new and well kept. Check in was a breeze. The pools were very warm and the hot tub perfect. We played a lot of tennis right outside our door. The condo was very quiet. Thank you for sharing this treasure!
