Guests will have full access to the entire home, including the garage, yard, and direct access to the river. When enjoying the river, please exercise caution, especially during periods of high water flow, as it can become dangerous. For safety reasons, guests are advised not to enter the river when water levels are elevated. Additionally, please ensure children are closely supervised at all times while near the river.

The main level boasts two expansive guest suites, a full-size guest bathroom, and a convenient laundry area. Upstairs, you'll find an additional bedroom, a cozy loft space, and a second full-size bathroom.

Designed for both relaxation and entertainment, the home’s back porch is a true highlight—featuring a Hot tub, dining table and chairs overlooking the river, a grill for outdoor cooking, and comfortable seating for lounging or dining al fresco while soaking in the serene surroundings.

Quick note—this home DOES NOT have air conditioning, which is common for many properties in Pagosa due to the cooler mountain climate. To keep the home comfortable, we recommend opening the windows in the evening to let the fresh mountain air in, and then closing them in the morning to help retain the cool air throughout the day.

Located in the garage is a Level 2 EV Charger. Default connector type is J1772.

This home is situated just outside of town, making it necessary to have a vehicle for your stay. We recommend a 4x4 or all-wheel drive (AWD) vehicle during the winter months for optimal accessibility. While you can enjoy leisurely walks around the neighborhood, a vehicle is required to reach downtown Pagosa Springs and its various attractions.

This newly bought home features all-new beds, new ping pong table, patio furniture, Hot Tub and a fresh look.

Fishing Permits are required if planning to use the river to fish. They can be acquired from Walmart.

Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.

One small-med size dog is allowed with an additional pet fee of $50.
Please clean up after your pets following their outdoor activities. We kindly ask that pets are not allowed on furniture or beds. Thank you for supervising your furry friends and helping us maintain a clean and comfortable space for everyone. Please note that excessive pet hair or messes found after checkout may result in additional cleaning charges.

Should guests be visiting during winter months expect snow! Please ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather.

Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
