Nestled on 8 acres in a serene area (with 4 acres directly in front of the north view), our home offers unparalleled access to the Turkey Springs Trail System and is just minutes away from Hatcher Lake, perfect for year-round fishing. Completely remodeled with exquisite decor, Pagosa Blue welcomes you with open arms.

Step into the great room, where the living, dining, and kitchen areas seamlessly blend together, offering a warm and inviting atmosphere. The spacious living area is ideal for relaxation, whether you're watching TV, enjoying the warmth of the fire, or simply admiring the scenery. The fully equipped kitchen invites culinary adventures, and the covered deck is perfect for savoring your morning coffee or evening drinks. We have a fire pit that is available during warmer months with additional outdoor furniture. 

On the main level, you'll find one of the two master suites, complete with a private fireplace, large bathroom, walk-in closet, and separate entrance. The laundry, powder room, and access to the 2-car garage are conveniently located down the hall. Upstairs, two beautifully decorated queen bedrooms share a full bathroom and a cozy sitting area. 

Descend to the lower level to discover the second master suite, boasting an extra-large bathroom with walk in closet. Adjacent to this suite is a spacious walk-out game and TV room, perfect for family fun- challenge your group to a friendly game of pool. Step outside to unwind in the brand new hot tub, offering privacy and stunning views. 

This property also offers plenty of space for outdoor play, and guests can enjoy the new playground area across the street. With abundant space, breathtaking views, and luxurious amenities, Pagosa Blue promises an unforgettable mountain getaway for up to 9 guests.

** MY FAVORITE THINGS TO DO NEARBY **
There is so much to do both in town and nearby here in Pagosa Springs! Wolf Creek ski area gets the most snow in Colorado, is a favorite during winter months, and is 30 min away. There is fishing, camping, canoeing, and hiking in the summer months. Hot Springs are open year-round. Hot Air Balloons will take you up for an amazing adventure year-round and they touch down on a lake. Speaking of lakes – there are 7 in the area! We also have tons of biking trails. The downtown area is full of restaurants as well.

The weather can be unpredictable in the mountains! Be prepared for the season you are traveling in.
Our home has steps between all three levels.
All trailers, RV's, campers, or other recreation vehicles must be approved prior to arrival to be allowed on premises.
Outdoor cameras are installed on the driveway, front porch, and outside deck facing outward. Additionally, there is a Ring camera doorbell and one downstairs facing the walkway.
This home does not allow pets and is non-smoking.

The home is 100% yours just like a hotel with a professional cleaning crew that comes in right before your visit. The whole check-in/check-out process is keyless so you can drive up at any hour, press a combination on the door lock and you're in.
Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,750. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
Please note the check-in and check-out times. We can typically accommodate requests for early check-ins / late check-outs, but we can only confirm such requests 48 hours before the date requested. The reason is we potentially have other guests coming in or leaving the same day, and cleaners typically need around 5 hours.
