The Primary Ensuite bedroom, located in the main level, epitomizes luxury with a private covered deck space, two walk-in closets, a soaking tub, shower, and dual sinks—an opulent retreat within. The second bedroom, located on the second floor, features a queen bed and full bathroom right around the corner int he hallway. The third bedroom features a Twin over Queen bunk bed. The loft area provides the perfect space to enjoy a game of Foosball or have a dedicated office space with a desk with Fiber Optic internet connectivity. The loft also feature a Twin over Queen bunk bed. Next to the garage a one-bedroom Ensuite in-law quarters with a Queen bed, kitchenette and full bathroom with walk-in shower provides a perfect separate sleeping space for up to two guests.

PROPERTY DISCLOSURES:
The owners of the home have one vehicle parked in the garage and guests are welcome to park up to one regular-sized vehicle in the other bay of the garage. The garage entry provides a great staging area for outdoor gear, especially those returning from snowy adventures. Additional informal parking is available along the side of the road just past the home at the "T" in the road.

No trailers or RV parking allowed. Vehicles will be towed.

As with most properties in the area, this home does not have air conditioning.

ABOUT THE AREA
Nestled in the San Juan Gateway mountain range, Ouray offers year-round outdoor activities. In the spring, summer and fall months visitors enjoy riding UTV's, hiking, biking, rock climbing, horseback riding excursions and fishing. The free summer music series in Ouray's Fellin Park every Thursday evening in June and Hartwell Park in Ridgway every Thursday evening in July are not to be missed!

In the winter months bring your snowshoes, ice climbing gear, downhill or Nordic skis and enjoy skiing in Telluride, a scenic 60-minute drive from Ouray! Ice climbing at the world-famous Ouray Ice Park boasts more than 150 named ice and mixed climbs, spanning almost 2 miles of the Uncompahgre Gorge. After a day of adventure enjoy a variety of great local restaurants, breweries, distilleries, live entertainment venues, and the ever-popular Ouray Hot Springs.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.
