Villa Letizia with private pool - 10 min drive to Orvieto old town

The property is composed of two distinct units: the main house, offering spacious and comfortable living areas, and a small, charming guest house located adjacent to the primary residence.

The main house (sleeps 4 guests) is laid out over one floor and consists of a spacious lounge, comfortably and traditionally furnished with typical Umbrian furniture and a working open fireplace. From here you can access one of the two covered loggias (covered terraces) facing the pool. The house consists of:

- well equipped kitchen
- living room with fireplace
- two double bedrooms (bed 1,60x2)
- bathroom with shower
- WC

The small guest house (sleeps extra 4 guests) offers a private and independent space, with thoughtfully designed yet smaller-sized rooms, ideal for additional guests seeking privacy while remaining close to the main villa and their friends/family. Between the two units, there is a dedicated outdoor dining area, complete with an external fireplace and barbecue, perfect for al fresco meals and entertaining. The guest house consists of:

- one double bedroom (bed 1,40x2)
- one bedroom with sofa bed (sofa bed 1,40x1,90)
- bathroom with shower and washing machine

To the annex guests have always access to the washing machine.

The villa is a fantastic solution for a family or friends offering both privacy and space with this layout of accommodation. The villa, the swimming pool, and the garden are always for the exclusive use of the guests staying at the property.

The swimming pool is open June 1 - September 30.

- Please be advised that the road to get to the villa is an asphalted country road and therefore we advise you to arrive with a car that is not too low to avoid damaging it.

- The cost of heating in winter is extra and costs 4.80 euros per cubic meter
