Bedroom 3: Two cozy twin beds, perfect for kids or additional guests.



Bedroom 4: One fun and functional bunk bed for added sleeping space.

This home is ideal for families, friends, or anyone looking for a fun-filled and comfortable stay in Davenport. From the private pool to the game room, every detail is designed to make your stay unforgettable.



Guest Access:

1. Enter your 4-digit code 4968 on the keypad.

2. When the Schlage button turns green, rotate the thumbturn toward the hinges to unlock.

3. Red light = incorrect code.

4. No light = possibly too many incorrect attempts.



Guests will have full access to the entire home, including the private pool with a safety fence, the Mario-themed game room with a pool table and Nintendo, the spacious living room with a 75-inch Smart TV, and the fully equipped kitchen. Each of the four bedrooms is accessible, including the master suite with a king bed and ensuite bathroom, the queen room with a full bath, the twin bedroom, and the bunk bed room. The poolside dining area with an entertainment TV is also available for use. Additionally, guests can utilize the private driveway with space for two cars, and street parking is available for one car.

You'll find yourself within easy reach of world-class attractions, delicious dining, and convenient shopping. Just a short drive away, you can immerse yourselves in the magic of Walt Disney World (approximately 15-20 minutes). For those seeking thrills, Universal Orlando Resort is about a 30-minute drive. Dining options abound, with a variety of restaurants catering to all tastes, from casual family-friendly eateries to upscale dining experiences, all within a 5-10 minute drive. Grocery stores and shopping centers are also conveniently located nearby, making it easy to stock up on essentials or enjoy some retail therapy. The neighborhood itself is a peaceful residential area, perfect for relaxing after a day of adventure. You'll find a blend of well-maintained homes and friendly neighbors, creating a welcoming atmosphere. Explore the local parks for some outdoor fun or simply enjoy a leisurely stroll around the area. Experience the best of both worlds – a tranquil retreat with easy access to all the excitement Orlando has to offer.



Getting Around:

Getting around from our Mario Kingdom Getaway is easy! While a car is recommended to explore the Orlando area, we've got you covered with parking. You'll find space for two cars in the private driveway, and there's also street parking available for one car directly in front of the house. For those arriving by air, Orlando International Airport (MCO) is approximately a 35-40 minute drive away. Public transportation options are limited in this area, so ride-sharing services like Uber and Lyft are readily available for convenient travel to nearby attractions, dining, and shopping destinations.



Other Things to Note:

Please take note of the following to ensure a smooth and enjoyable stay at our Mario Kingdom Getaway. Check-in time is at 4:00 PM, and check-out time is at 10:00 AM. Early check-in or late check-out may be possible, but it's subject to availability and must be arranged in advance. A valid government-issued ID is required upon check-in. Please be aware that this is a non-smoking property. Smoking is strictly prohibited inside the house. If you smoke outside, please dispose of your cigarette butts responsibly. We are a family-friendly home, and we kindly ask that you keep noise levels down, especially between 10:00 PM and 9:00 AM, to respect our neighbors. The private pool is for the exclusive use of our guests; please supervise children at all times. For parking, we have space for two cars in the driveway and one car on the street directly in front of the house. We do not allow pets. Any damages to the property will be the responsibility of the guest. Please leave the house in a reasonably tidy condition upon departure. Additional cleaning fees may apply if the house requires excessive cleaning. We hope you have a fantastic time!



Optional Add-Ons for Your Enjoyment

- BBQ Rental: $115 including cleaning and propane for the duration of your stay.



Pool Heater:

Pool heat is available for $45 per night plus tax and must be added for the entire stay.

Please note, we turn the heat on one day prior to arrival, as it takes up to 24 hours to reach the maximum temperature.



🌡️ Pool & Spa Heating – Important Information (Winter Months)

Our homes use electric heat pumps to warm the pool water. Heat pumps work by pulling warmth from the outside air, so their performance depends heavily on outdoor temperatures.



How This Affects You:

✅ Best Performance: Heat pumps operate most efficiently when outdoor temperatures are above 60°F–70°F.

⚠️ Reduced Efficiency (Below 50°F–55°F): As temperatures drop, the heater runs longer and may spend more time in defrost mode instead of actively heating the water.



❄️ Cold Weather Limits:

Standard heat pumps may automatically shut off around 50°F.

Low-ambient models may continue operating down to approximately 37°F–40°F, but heating performance will be significantly reduced.

Because we do not control the outside weather, we cannot guarantee a specific water temperature during cold fronts or unusually chilly periods.



💧 Pool Heat Policy

Pool heat is optional and must be added prior to arrival.

Pool heat fees are non-refundable, even if outdoor temperatures prevent the water from reaching typical comfort levels.

During colder months, please understand that the water may feel warm compared to the air but may not reach summer-like temperatures.



🛁 Spa Heating (Shared System Homes)

For homes where the spa shares water with the pool:

The spa will only heat if pool heat has been purchased.

If pool heat is not added, the spa will not heat separately.

The spa is designed to heat temporarily while in use and then return to pool temperature.

We want to be fully transparent so you can make the best decision for your stay. If you are visiting during winter and expect very hot water regardless of weather conditions, a heat pump system may not perform like a gas heater would.

Propane BBQ Grill:

A propane BBQ grill is available for $115, which includes the propane tank.
